Property Ratings at KRC Reserve
Safety is not their first priority in the community. There has been killings, and car jacking. The managers do not try to work with you on any. Read your contract and ask for a copy right then and there. Trust me it’s nit worth moving here. Gate has been broke since we moved in
Do.Not.Move.Here Let me spell out why. -Shootings, Crime, Theft, Break ins -Drug dealers -They do NOT provide pest control -Massive roach infestation -They do NOT accept packages of any kind -Massive overflowing trash -MOLD and MILDEW in the walls -Horrible poor maintaince -No landscaping -Dirty bug filled pool -Broken gym equipment -Broken front gate for decades -No pressure washing -Complaints ignored -Office equipment stays broken. -Horrible rude management -High rent that increases 10% every year -Unsafe for kids!!!! Pick a better place, not worth your time and money. -Resident for 4 years, moving ASAP! This place makes FAKE accounts to write 5 star reviews. Dont believe them for a second
The staff is nice and helpful until you sign the lease after that they are extremely rude. My ceiling began to fall apart after a few weeks and maintenance never comes. I’ve been waiting a month for repairs and still no one came. DO NOT MOVE HERE!! Late rent is $100 fee and after 12days late they begin the eviction process and charge you another $200 to the late fee to stop that process.
The apartment complex has recently been bought by a company that says it's going to make improvements. The apartments were built in 1987 and are in need of some interior and exterior upgrades. The leasing staff are very friendly until you sign the lease. Then the leasing staff doesn't want to be bothered with maintenance requests or any other issues you may have. If I could do it all over again, I would have chosen a newer complex that is owned by a reputable company.
For the price at these apartments everything should be way more up to date than it is. No ceiling light in any of the rooms, no fans in any of the rooms, Small below standard bathtub in a over sized bathroom, also Return in bathroom doesn't work. There is Foamy white stuff and build up on all the windows cannot bring in natural light into the apartment. It is a 1 bedroom with Den and 1 bathroom (Jack and Jill doors). The price is $859/ monthly and the apartment isn't the worst but can definitely use an update to compare to the price. Good thing it is conveniently located off of Jimmy Carter and close to Perimeter/Dunwoody/Midtown.

My apartment complex truly makes you feel at home. They accommodate you with your needs and quick to reply to maintenance request. Residents received paperwork to see what we liked, disliked and wanted to see more of in our complex. They care about their residence.
This is the 3rd complex on Jimmy Carter Blvd that I've lived on. This is the best for the price range, though rates are going up. The Car Wash complex is non-existent. Someone keeps stealing the hose, not really their fault (not the complex's fault). The pool is closed in August (Why do you even have a pool if not for the HOTTEST month of the year?). The gate in the past two years has worked 7 days total. So... remembering that 1) "Gated Community" is false, 2) the pool isn't open when it should be, and 3) the car wash area is false, other than that it's a good place to live.
This apartment complex isnt the best, it could use a bit more upkeep, and the gates need to be fixed, but its quiet. Not too much activity at night and the families are generally quiet, which is surprising since its in a very hightraffic area. Staff is nice enough, they get the job done quick and painless. The grounds are as clean as they can be, considering the number of people living here and the large dumpster gets taken out regularly. The complex is petfriendly and they really will try to work with you on getting the apartment you want. Three star rating for the gates not working.
