The Dahlman neighborhood lies about four miles south of Downtown Omaha, along the banks of the Missouri River. The district is one of the oldest in the city, and it includes many historic buildings listed on the National Register of Historic Places. Amtrak’s Omaha station provides access to other cities throughout the country.
Cascio’s Steakhouse is a yummy Italian restaurant in the heart of Dahlman. The Sokol Auditorium is an excellent place to see a live show, and the Lauritzen Gardens has a beautiful reflecting pool and fields of black-eyed Susans. Be sure to stop by and admire the bold colors of the chrysanthemums, and the 20-foot poinsettia tree during their holiday shows.

Property Ratings at L14 Flats
They over charge you for items that you did not get with the property management blaming blaming the tenants. Unethical business practices and I would recommend staying away from this property management team and anything that the manage. Old Market property Managers should not be dealt with.
It’s in a really good area really close to the Old Market. Perfect for city living. Honestly my partner and I’s apartment wasn’t ideal for 2 people living here, it honestly is just that there isn’t enough closet space for 2 people. The shower pressure is awful and the sink just sprays water because there’s no filter. The kitchen is spacious but not enough storage. Living room is really spacious and cant complain about it. Management is slow and the elevator always smelled like pee.
Poor management, the amenities aren’t what were advertised, and roaches. The nice fixtures aren’t worth the headache. I do have wonderful neighbors and the best maitenence man.

I have toured every major apartment building downtown and midtown Omaha. L14 has it all: community space, modern apartments, spacious rooms (I can fit a king bed comfortably in my bedroom), huge walk-in closets, nice bathrooms, modern fixtures, etc. The only complaint I have is that they do not allow dogs (I would like to have one, but it is no deal breaker for me). Other sites I have read reviews on have said that the apartments are noisy, but I do not agree at all. Yes, there is some city noise from time to time but nothing that should wake you up in the night or anything like that. Maybe I am lucky, but I have never heard my neighbors so I think it is great. Also, huge bonus - L14/L15 are the only apartments in Old Market that has free parking surrounding so it is easy to have friends over. I have moved every year for the last 5 years and this is the best apartment I have lived in.
I spent a year and a half in these apartments while working for ConAgra in Downtown Omaha. The proximity to work, Old Market and all of the shops and bars that come along with that made for a great time. Staff was always helpful and polite. I never had an issue with bugs, anything breaking, or really anything at all. My only complaint is that the walls are VERY THIN and you can hear your neighbors. But then again, isn't that every apartment you've ever lived in?
These apartments are fantastic! The staff is friendly and helpful and always quick if you need something. The building is clean and quiet, great downtown location! The outside patio area is easily accessible with lounge chairs, grills, and planter you can reserve for free. The apartments are absolutely gorgeous and the best price for the large space you get. They also have fun free monthly activities for the tenants like a taco truck, easter egg hunt for money off rent, and a gift wrapping station for the month of December. I would definitely recommend these apartments.
