Property Ratings at La Estancia Apartment Homes
The property is quiet except for the leaf blowers from the landscapers and the garbage trucks. The staff members are more like friends.
I've lived here for 3 years and have never had anything but good experiences, I know it's an older complex, but the staff has always been super accommodating about getting anything fixed or changed. The space you get for the price make it worth it. I love having all the trees and grass that is hard to find in Tempe, a perk of the place being around for a while is that some of the trees are older and huge which I love.
If you are even remotely considering moving in here, please read this review. If you are still considering moving in after reading this review, make sure to do a full inspection of the apartment that you are moving in to, before moving in and check your water temperatures! This place is probably the worst choice for apartments in all of Tempe. When I moved in, the front of the stove was literally melted, the compressor on the fridge was dying, there were little holes and dents in all of the walls, the tubs were both discolored and mold on all of the walls. They told me that they installed new carpet in every apartment, between residents, but the carpet in my apartment was covered in paint near the walls and had a dark spot near the sliding door. It took them 3 days to replace the stove and two weeks to replace the fridge. They didn't bother addressing any other issues, so I had to clean the entire apartment, patch the walls, and use a steam cleaner to get all the paint and dark spot out of the carpet. During my stay, water started leaking from the roof in the shower. It took them over 4 hours to respond to the emergency service call and over 2 months, before they patched the hole that was made, during their repairs. They didn't want to finish the repairs, unless I was at the house, so I had to take 2 days off from work, just to get them to finish the repairs. The second day was because the one repair man who was scheduled to make the repairs called in sick (yet, I saw him riding around in a golf cart, so he apparently was not sick). The biggest issue was that I never had hot water in my kitchen, the entire time that I lived there. This was due to the gaskets on the hot and cold water knobs, under the sink, were so degraded that if you turned the knobs even slightly, they would spray water everywhere. The repair men refused to fix the issue, even though I reported it 4 times. At the end of my lease, I decided to move out. A month later, they decided to make me regret my stay there an even bigger disappointment, by sending me an invoice for almost $1000, for them to replace the carpets (that they had told me they replace between every resident) and $25 for for a slight dust ring on the roof, above the fan in the living room. After fighting with them for a couple weeks, I just paid them the money, to close off all ties with them.
I contacted the office today because I found something hanging off my ceiling. The office quickly determined that it was a termite's nest. They stated that they will get someone to come out Tuesday and it is currently Friday. There was no sense of urgency nor did they make any accommodations. The way it is being handled is very unprofessional and I suggest that all current residents and future residents check the ceilings. It's a huge liability especially because I live on the lower level. I don't know the severity of the damage and the office isn't willing to work with me. I've asked for the number for corporate and they refused to provide the information. I will be escalating this matter.
The apartments were spacious. But water kept getting leaks so our water was turned off couple times a yesr. Staff was nice in the beginning but became rude. I was there over 2 years. They do take 3 pets most places only take 2.
It is astoundingly difficult to find an affordable apartment in a large city. You mostly see ghetto renters saying what a wonderful opportunity the community has to grow. This place is the most lavish of affordable "ghettos" I have found. Everyone is fast to help and often happy to. There may be some downsides and bad reviews but the management often sees this as a good critic, a chance to grow. So kudos to all involved at La Estancia for giving us this wonderful slice of make believe.
I live in a 2 bedroom unit, and it's pretty spacious. The one complaint I have is one cabinet door has fallen off in the kitchen about a month after we moved in (on my head too!) It was easily fixed, but still annoying. We have the upgraded unit, so all of our appliances are brand new and matching. The neighborhood is very quiet and there is a ton of trees to keep it shaded. There is also a lot of available parking, which was not the case in my last apartment where it was impossible for guests to park.
I've been here for about 14 months. The staff has been mostly friendly and helpful. The units are very nice and pretty big. Even the one bedroom is pretty spacious. The neighborhood is fantastic. It's very quiet here and I don't worry about vandalism. I've got a very nice car and no one has ever messed with it. Just two small complaints... The appliances in the model they showed me were way nicer than the ones in the actual unit. And it seems that at some point in the past (before I moved in) my parking space was exchanged with another units due to the past occupant that no longer lives here being disabled. This pushed my covered parking much farther away than it should be. When a neighbor moved out I asked that they have them switched back. The answer was absolutely not. Slightly annoying. Other than that it's been great. I like it well enough that (after much searching around) I've decided to stay here now that I need a larger apartment and was relieved by the fact that I couldn't find a better deal somewhere else.
