I had an extremely disappointing experience living at this apartment complex. The management is consistently unresponsive and unprofessional, making even the smallest issues a nightmare to deal with. Maintenance requests go unanswered for weeks if not months, and communication from the office is practically nonexistent. The building is roach-infested, and despite multiple complaints, management has done little to address the issue. I’ve found roaches in my kitchen, bathroom, and even in my bedroom making it impossible to feel comfortable in my own home that I am paying for, and never later. On top of that, there’s a severe mold problem in the bedroom, THEY claim they fixed the issue coming from upstairs, but the BLACK on the wall comes back. Not only does this create a health hazard, but the smell is unbearable, and it seems to spread no matter how much you clean. The lack of proper care and attention to these issues reflects the poor management of the entire property. I cannot, in good conscience, recommend anyone to live here. If you’re considering this place, I strongly advise you to look elsewhere. The stress and frustration of dealing with such negligent management, combined with the unsanitary living conditions, are simply not worth it. THIS PLACE NEEDS A NEW MANAGEMENT. #4140
This place has a black mold problem that staff ignoreseven after a year of complaining. Roaches everywhere and we are clean tenants. BUYER BEWARE!!
There is no where else to park so i parked in the future resident parking and i wake up to a tow notice at my own apartment complex the management and maintenance was very rude instead of saying sorry or something they just kept repeating themselves saying i have to move the car by 8am even though there is no where else to park
I just moved in and it’s really clean on the inside. The new management team is great cause I put in request and they are done in a reasonable time frame. They are also patient and understanding. So far so good. The only con is people playing loud music and being loud outside 2 & 3 in the morning when people have to work the next morning.
Cons: we have been living here for 5 years and we have had a few different manager. They do not last long and when are in office are difficult to reach. i jave recently left 3 voicemails over this past weekend about my AC leaking water everywhere and have yet to recieve a call back or even a visit to stop the leaking. It is advertised Pest Control is monthly. ive been told by the office staff and manager pest control is not to be ordered every month and is not provided every month consecutively. Well with neighbers all around having critters causes us to have critters causing the building to jave critters and management will not do anything about it. We use to have 4 dumpsters for trash for all 12 buildings and now theyve cut back to only 2 dumpsters for 12 buildings. so there is trash everywhere especially after the ducks and racoons get to it. People continusely break the gate and management never knows who it is even though there are about 3 cameraa pointing at the area. My husband has called to tell them and they told him " they dont have time to stare at the cameras all day"!! And this is with new management here. i do not like leaving bad reviewa but after dealing with this, im up to my neck with thw disgusting conditions here. There is only one good maintance guy here out of all of them and he has been working here for a very long time, the others complain and wont do the work. Repair orders go unanswered unless we catch someone from the office leaving or harrass the maintnance crew. Pros: The apartments are very spacious, they have the den in the 2 and 3 bedrooms. lots of closets. alot of space for kids to play at the basketball area. Just wish management and owners took better care of this place. They wont even order basketball nets. My husband has tried and they wont allow him to put up the nets.

These are great apartments!! The office manager Behani and maintenance are always assuring the community looks up to par and respond to ANY ISSUES I'va had, promptly. I love staying here and will always recommend it to others.
I would give this place a five star because the community is clean. Maintenance is constantly making sure the community is well kept now the property looks even better with the new water fountain that lights up at night time. I just moved in before the Pandemic started and the maintenance is constantly making sure to sanitize and clean all the common areas. Behania the manager always goes above & beyond to help the residents and make us feel like family. She really cares about her community and Her residents. She's always inspecting the community and always making sure that the community looks well kept Behania is very friendly and professional. When we put the maintenance request online maintenance takes care of the problem immediately. I would recommend anybody to live here because they care about their residents and the community.
I am a new tenet I love my apartment the staff and management are very helpful and nice never had an issue manager goes OVER AND BEYOND ... CLEAN QUIET ENVIRONMENT WILL RECOMMEND PROPERTY
I currently live here now and the office staff is rude, they over charge you on everything. I paid for two parking passes since moving in April. I paid for a gate that always broken. And they charge me double on fees. The staff is rude. The pool been closed since April. Rude rude staff. Management find all kinds of ways to overcharge you. Plus the trash always full. Elevator needs to fixed. I moved in with broken closet doors that haven’t been fixed yet. I been living here since April.

We are deeply sorry to hear about your experience at our community. Our community does require that you pay to register your vehicles so that all of our tenants may have a parking spot when they get here and that there is not any non-residents parking in the lot. Also, this helps us create a safer, efficient environment. The gate is generally always closed, however, in the unfortunate circumstances where the directory isn’t working we always try to get the company to come immediately to get the panel up and running for our tenants. We are working on creating a new and improved community where our residents feel safe and welcomed. Regarding the pool, maintenance does go every day to clean the area, however, due to COVID, the pool is temporarily closed so that our tenants are not risking the health of our staff and other residents. Once we either find proper guidelines for pool usage or the pandemic eases more, the pool will reopen, but until then we will not like to put our residents and staff at risk of disease. In reference to the garbage, we have trucks come weekly and have two containers, one on either side of the community and are implementing new community rules so that we can properly schedule more pick-ups. All three elevators do work and receive next day service if they do not work, the only instance where they are closed for a longer period of time is if they are unsafe for our tenants to be in; and in those circumstances we do have other elevators. Lastly, all residents are required to put in maintenance requests through RentCafe.com which will come directly to the leasing office and maintenance staff, after the work order is submitted we will be more than happy to service you within 72 hours for non-emergencies. For emergencies, we provide an emergency number to residents to use to get in contact with maintenance after office hours. Once again, we are sorry to hear about your experience and hopefully would hear from you so that we can make your stay as pleasant as possible!
In the interest of being fair I've given them 2 stars because the actual units themselves are fine and maintenance is friendly, though they don't all speak English. Firstly, forget about peace and quiet as the walls are pretty much paper thin and you WILL hear your neighbors. On any given day you will hear loud music, dogs barking at all times, kids running around and playing by the doors and windows and people speaking very loudly outside. Secondly, you can pretty much forget about the "amenities ". The pool has been closed for months way before the pandemic and though it is convenient that they have on-site laundry only 4/8 of the dryers work. Lastly, the new management is non-existent. I've been calling for an entire week to speak to them but no one ever answers the phone ALTHOUGH someone is inside the office. This is making it difficult to move out as they will not answer the phone to discuss getting my security deposit back or to answer calls from other rental agencies. On top of that, expect to have to buy a new parking pass every time new management comes around. Not to mention that the "security gate" is broken literally once a week so you'll either have a hard time getting in or it will just remain open so anyone can drive in. Overall, not a good place to live. Hopefully this helps whomever is reading this to stay away! Pros: 1. Nice Units, spacious. 2. Reserved parking spot 3. Friendly Maintenance 4. Has an elevator ( jerks and stutterers a lot though ) That's pretty much it. Cons: 1. Loud environment due to dogs, kids playing, people yelling, blasted music. 2. Not enough guest parking. 3. Pool been closed for months before pandemic. 4. Only 4/8 of the dryers actually work. 5. No monthly bug spraying service although it's advertised. 6. Can't order packages to your home because someone WILL take it. 7. Work orders won't be fulfilled for at least a week or two. 8. AT&T internet doesn't work well here. ( Not property's fault though ) 9. Impossible to get in contact with management. 10. "Security gate" is always broken 11. Trash bins are overflowing, which they've received violations for and you can see that online since it's public record. 12. Massive construction projects going on right outside the complex ( also not there fault but it's worth mentioning )

Our 24 hour laundry room functions properly and if certain units do not work, we do have the number of the laundry service posted all throughout the facility in the circumstance where you need a refund for any washers or dryers that don’t work properly. We also encourage that our tenants inform us about any out of order units so that we can get them serviced as quickly as possible. If we are not made aware of any issues then we cannot resolve them to improve our facilities. The management office is drawing down on what vehicles are and aren’t registered so that all of our tenants and their guests may have a parking spot when they get here and that there is not any non-residents parking in the lot. Also, this helps us create a safer, efficient environment. The gate is also generally always closed, however, in the unfortunate circumstances where the directory isn’t working we always try to get the company to come immediately to get the panel up and running for our tenants. The pest control company comes the first Wednesday of every month. All three elevators do work and receive next day service if they do not work, the only instance where they are closed for a longer period of time is if they are unsafe for our tenants to be in; and in those circumstances we do have other elevators. In the event that we are not able to answer any calls, we do provide our tenants with email addresses to both the Property Manager and Assistant Property Manager so that once we get back to our desks we can respond back immediately to our tenants or future tenants. We also have a 72 hour work order process and in the circumstance that our tenants have an emergency there is an emergency call number. The surrounding area of the community, as well as our community, is being renovated everyday so that the residents will eventually be able to live in a beyond beautiful community that they will be proud to call their home. We apologize for your experience here at La Estancia and your feedback is greatly appreciated to help improve our community.

The worst thing I ever did was sign a lease here... its roach infected horrible maintenance... call in orders and they don't come for two weeks ... money hungry over charge for everything I have a two bedroom apartment for me and two small kids with no washer or dry and every month my water bill is over $100.00.

I moved to La Estancia May 2017. From the beginning I feel in love with Kavita & Arlene. I feel that this community is well kept and the staff is excellent. You're always informed when it comes to everything. Arlene & Kavita go above and beyond to ensure this. I would recommend this community to anyway whom may be looking. Please come by and visit for yourself because I was sold on their presence and excellent communication provided. Whenever (and I do mean whenever) I've had a issue that required maintenance (they've always been) prompt. If the issues wasn't a one day fix; maintenance has always left a summary of finding and next step.

I have been a good tenant, always paying my dues on time. Following the rules, and conforming to the changes. I love how spacious my apartment is and it is a beauty inside but the building community, maintenance, and office personal is horrible. We have a bad smell in our bathroom every time we take a shower, that lingers for hours. We have a roach infestation and we are clean tenants. They are suppose to conduct routine extermination and haven't done so in the time we have lived here. The pool has been closed for almost a year due to renovations. They towed my car even after complying with the car registration and purchasing the permit sticker, which cost me $150. All they said was sorry and didn't rectify the problem. They only care about making money, not about keeping tenants happy. They've put security gates up and had us pay an access fee and the gates are not in use. The neighbors are noisy and they don't put forth enough action to fix it. The tenants litter a lot and there's not enough garbage cans to control this. They leave notices on our door when we pay our rent on time. They make up new rules and regulations that don't comply with the lease, aren't professional, or certified. I am one unhappy tenant and will be moving soon as my lease is up.
Lived here for a couple years and it only gets worse. The neighbors are noisy litterbugs that leave trash everywhere--that much you'll see for yourself--but they are only a reflection of the property managers who have little respect, if any, for tenants. Your apartment will likely have a few things wrong/broken/missing (as they all do) and it will become a second job constantly chasing staff down to get them repaired. SPOILER ALERT: they never get repaired. We have new managers now but they are only worse; not only do repairs still get ignored, but they are on a towing spree! If your car's backed in, tag expired a week ago, tire flattened overnight, or any number of inconsequential offenses, your car WILL be towed. No warning or sticker. Just gone. And they do this regularly. Living here, you will be in constant fear of you or a visitor being towed. And good luck getting any help from management (or even the property owners) without them literally laughing in your face and mocking you for daring to bring it up.
I have been here for a year and until this day I still have work orders to be filled ie..windows, door and AC. Linda is great but she need reliable employees. ie..Gus is a lying, incompetent, unreliable and lazy person. The apts are filthy on the outside the sidewalks are discusting and trash is everywhere you look. Children everywhere always noisy and never in the play area. The contractors did a horrible job with the reconstruction, very substandard. It is very hot and Im without air now going on day 7. I cant wait to get out.
This complex recently was purchased by a new owner and new management has been put into place. All of the apartments have been or will be completely renovated and the exteriors are being repainted. The new owners are really putting a lot of work into the property and it is a welcomed change. Located in a decent area of west Oakland Park. The new green way trail is right across the street and it's on a bus line. If you need an affordable apartment it would be good to get one now while they are renovating.
