I would reconsider renting from this property. They don't know which units are 'renovated', with hodgepodge pricing. Management is nice but incompetent. Have taken WEEKS to fulfill simple work orders. I've been gaslit about maintenance issues, and how their online payment/financial ledger is inaccurate. Was told 'that's just how it is'. They are undergoing major construction, so even when things reopen, they won't be done. DO NOT rent a bottom/ground floor unit. The upstairs will have hard vinyl flooring, and you will hear stomping from heal-strikers. Pets running across the floor, etc. If you work from home, this is a dealbreaker. No air conditioning. During warmer weather, you will have to have a de-humidifier from how swampy it gets. About 4x months out of the year. Again, reconsider renting from here.
After my experience you don't want me spreading the word... I have a physical email from a Greystar staff member that concludes my mold issue is "simply the direction that the apartment faces, making it darker and colder in the winter months which may help it to appear". Also that several other apartments were dealing with the same consistent issues. So no matter what I do the mold keeps winning which is detrimental to my health and my newly discovered mold allergy. For that reason I will not be renewing my lease.
The overall quality of the units is terrible. The management does not tend to your issues in a timely manner. Renovations are sloppy, and insulation is non-existent. Prepare to buy cooling and heating accessories on your dime. Inspect every inch of your unit before getting a lease. Hardware and installation is usually wrong on everything. Fiber runs are all chewed up by vermin and run through many adjacent apartments, so AT&T had to get approvals for access into many apartments to fix and setup my internet. Have photos and lengthy email threads to prove everything.

Our apartment space is okay, but if you need to talk to the office about anything at all, they wont respond and your request and it will never get taken care of. Basic communication does not exist here. Id rather lease a lower quality apartment and have my requests (like basic maintenance requests and basic noise complaint issues) taken care of.

Property managers are not responsive to emails or phone calls. When they do answer calls, they rush to get off the phone. Rent is lower in neighboring apartments that have larger units and more amenities. Most apartments cover water, but Alliance makes renters pay for water.
Great clean property. Close to the 5 freeway. Quite and very pet friendly.

Great staff at the leasing office and a wonderful maintenance team!
The location is not bad (with access to the I-5 and Vons), but the bus stop is far (roughly 7 minutes if you cut through the mud in the park). The in-unit washer and dryer are small, and the dryer requires 3-4 cycles to fully dry one full load from the washer. The apartments are poorly insulated, meaning winter is cold and summer is hot, which is only okay because this is La Jolla. Parking has been okay (one car in our assigned parking space, one in unassigned resident space), though the gate to our garage is frequently broken (stays open). Valet trash pickup is a little too early for a college student's schedule. Upstairs neighbors walk around between 2am and 8am pretty continuously, while humming or speaking quite loudly. Walls are thin. Hardwood floors are nice but would prefer carpet in the bedroom. Stovetops could use upgrading. Shower / tub setup is bad, with a really low showerhead/really high tub. Plumbing is also badly done - if you are in the shower while someone (in your apartment or a neighbor's) is using either hot or cold water, your shower water temperature will fall or rise respectively.

I have now lived in four apartment complexes throughout La Jolla and this was by far the worst. Walls are thin, water came up through the floorboards in the kitchen and my neighbor was completely flooded, poor ventilation throughout the apartment, and we had a horrible mold problem. Our window sills, bathroom ceilings, clothing, shoes, furniture, and even pillows were covered with it. Management came to inspect but mentioned that it was simply mildew- despite my increasingly alarming respiratory problems that led me to visit a doctor. Linda was defensive and unhelpful when I continued to voice my concerns. Instead of helping resolve the problem, she told us to open our windows and get safety bars on them (we were on the first floor and it was 50 degrees at night!), and clean the apartment in a week or we would be threatened with fees and would have to leave after our year lease was up. We were a young group of college students and I do not think our concerns were taken as seriously as they should have been. I was extremely disappointed in the care we received. I see now that other residents had the same problem and would HIGHLY consider better options in the area.

The managment staff at Avana La Jolla is outstanding it is very easy living here.
I lived here for 9 months. The only reason I’m moving is because the rent went up a lot and I had a shorter lease. I’m truly sad to leave. The grounds are well-kept. The amenities are really nice - community grills and the pool are awesome. Everything is SUPER clean. I feel extremely safe here which is important to me as a single female. The apartments have nice amenities - washer and dryer in most units. Newish appliances. I never had any problems with my apartment during my lease. Nothing broke and everything was in good condition. That being said, I treat things like my own and with care. I’m not sure how the more newly remodeled unit renters had plumbing issues, but I’m going to call that *user* error. I literally never had one problem with tub or toilet in my less updated unit... I literally never heard my neighbor below me. Either the guy was a ghost or the apartments are fairly well sound-proofed. Super quiet, private apartments. The thing I will really miss is the gated UNDERGROUND parking! The staff at Avana La Jolla is the best. The manager, Linda, is awesome. She’s so friendly and helpful. Dalton and Brian are also extremely nice and helpful. They all really helped me settle in and were there to help with questions about the property or just the neighborhood - even though they are always super busy showing apartments and helping tenants. It seems like there are a VERY few *excellent* people doing a lot of work. I think this community would benefit from additional staffing and would really flourish. I will miss the Avana La Jolla staff so much. Thanks for everything!

Its a very nice complex and has good layouts for 2bed/2bath apartments. The location is great, right next to a park. However, parking is really difficult and communication between management and residents can be lacking. Overall its a pretty decent place but definitely has some problems.
The leasing staff is extremely helpful, cooperative, and kind which makes living here worth it. I absolutely love to spaciousness of my floor-plan, and find the community to be extremely friendly. This apartment complex is in a very prime location, which makes it easy and fun to access all my favorite local spots. The apartments that havent gone through renovations are sustainable, however, upgrades are definitely due - hopefully within the next year or two (hardwood flooring throughout, upgraded counter-tops, renovation throughout bathroom area, lighting fixtures). Aside from that, my overall experience and satisfaction has been great! Huge thank you to the leasing staff and business manager for being so tentative and kind! Thats what its all about.

This is a nice place, I'll make it easy to read. Pros - Nice layout, several apartment options (even for 1BR) - Nice amenities (gym, nice pool, hot tub, guest house) - Hardwood floors in kitchen and den area - Nice new appliances - Nice size storage closet - 2 minute walk to dog park (along Charmant Dr) - 10 minute walk to Doyle Dog park - 7 minute walk to grocery store and restaurants - Easy access to bus stop for UCSD Superloop (MTS 201/202) Cons - It does seem pricey to me, but I guess that's La Jolla for you - Some owners don't do a very good job picking up after their dogs. I've spoken with management, and they're trying to fix that (whatever that means) - Some things are a bit cheap (cheap paint on cabinets, cheap garbage disposal, etc) - No A/C...it has been a hot summer (summer of 2015). I'm ready for the CA fall. Again, I couldn't pick a better place to have a dog. I've got a medium sized one (50lb), and we take him up to the park twice per day now, plus there's lots of walking space, and the landscapers do a good job in the apartment community, given that there's been no rain in months. All in all, of the other places within a 2 mile radius that let you have dogs, there's no better place. Just don't sign a lease in August (highest rent)
I enjoyed living at my apartment complex. I have a little dog and he loves living here too. We can walk to the grocery store, or the dog park. I really love the apartment space, and the pool is always really clean. I see myself living here until I buy my 1st house.
The Avana complex sits directly on a large green belt that is well maintained and perfect if you own a dog. There are trails around the park and a quick walk up the hill takes you to a shopping center with a grocery store, nail salon, yoga studio and multiple dining options including Leucadia Pizza. Office and maintenance staff are both always friendly and maintenance requests are responded to quickly. Laundry in unit, lots of storage, patio overlooking the park.
