Peppertree-Royal Oak is a tiny suburban neighborhood in the foothills of the Sandia Mountains. The neighborhood features pueblo-style single-family houses and modern apartments available for rent. Due to its proximity to the mountains, outdoor hobbies like hiking and mountain biking are very popular in Peppertree-Royal Oak. The area is predominately residential, but Tramway Boulevard allows for easy travel to nearby shopping centers and restaurants. Downtown Albuquerque and the University of New Mexico are both about a 25-minute drive away.

Property Ratings at La Ventana
Despite being expensive relative to other apartment complexes, management of common facilities is poor. The key fob and gate was out for several months as other reviewers mentioned. As a result, the pool/gym/bbq area could not be used in the evenings for several months and the car gate was left open at night. As of this writing, the left gate is functioning but the right gate remains open at night. I chose this apartment in part because it was gated at night. I will not be renewing my lease. Security is lax. As a result there have been several car break-in/break-in attempts in recent months.

I wish you would have come into the office to discuss your grievances. We do send out emails including our progress and completion of projects. The gym was under construction for over 2 months as it was being renovated with new equipment, flooring, mirrors, wall art and more. This has been completed for some time now and many residents have been enjoying our new and improved gym. The FOB System has been replaced and is in working order, also for some time - in all FOB-accessed areas. The Gates were operating perfectly until "someone" decided to run into the west gate with their vehicle and it was damaged beyond repair. We are having the Westside gate operators replaced next week. I know it is hard to understand what is happening from the outside looking in, as large renovations and purchases & repairs take time to get bids processed and approved. All of our TEAM at La Ventana take great pride and care of this property. We thank you for your time here and wish you the best with your future home.
Staff here is amazing from day one! Any maintenance issues get done right away and office is nice and helpful!

Hm, where to start. I’m writing this anonymously because this place takes zero accountability and will argue it and I don’t want my name associated. Just want to warn others. I will say the office has amazing communication when they want you to be a resident. They respond really quickly. After you sign, that’s where all communication stops. It’s my fault for not seeing that I signed an 8 month lease when I asked for a 6 month. I take full responsibility of that. However, seemed awfully convenient that they just tack on 2 extra months. All these great reviews? It’s because they email you every few weeks encouraging you to write a positive one. They haven’t moved out yet and had to deal with that BS. The apartment itself. Older. We could hear the guy snoring below us. We considered leaving him a number for an ENT consult. The bath faucets didn’t really turn. Wasn’t too bad but nothing to write home about. They tack on random charges on your rent. What’s a cam charge? Definitely wasn’t discussed initially. Email them? They don’t respond. Call them? Don’t answer. Email again? Don’t respond. They do bi-annual inspection, email a question? They don’t respond. They add huge move out fees. Bring keys when it’s time for the move out date? No confirmation that they received them or anything to sign. How do I know they are going to come after you saying you didn’t return them? Overall, not a great experience once your a resident. Communication is a big part of business and this place lacks it. It did the job for the time being and glad I don’t have to listen to someone snore underneath us and deal with this management company any further.

Our 1.5 year stay at La Ventana and we went through 3 management crews, 6 apartment inspections and our dog was attacked twice by off leash dogs. That's nothing though. We just received our deposit disposition and they are keeping our entire deposit and trying to charge us $1,870 to replace vinyl floors in the kitchen. Probably 100 sqft and the original product was old and the cheapest product I've ever seen. Replacement would be around $500 for an equivalent... including labor. It gets better though...the previous maintenance crew damaged the floor when pulling out the drier to replace it. The rest was normal wear on an aging and very cheap product. Unbelievable!!!

This property was nice when I was living there, however I have been gone for over 5 weeks and I am still missing my 1000$ deposit. I am getting nowhere with the office staff, I left a message for corporate. I'm not sure if I will have to take legal action to get my deposit. I did leave the apartment in great shape and they stated I should receive my 1000$ back. They also have been notified that I am receiving messages with codes to get packages that aren't mine. The woman in the office was told this, but didn't think to write the information down. This has been a struggle, I recommend you steer clear of this property.

Enjoy the neighborhood as you never know what nightmares await you in your La Ventana apartment. Management does not respond to maintenance emergencies. My apartment lost hot water. No response from management. My apartment flooded out due to fouled drainage. No response from management. The water removal team asked to use my towels when their vacuum pump broke. It is understood that in a decrepit project such as La Ventana these things will happen; however management should at least respond and let tenants know that they are aware.
I like living here. The neighborhood is awesome. with lots of conveniences and natural beauty. The apartments and grounds are well kept. The neighbors are polite and friendly. My daughter loves the playground. Maintenance and office staff respond quickly and make an effort to make you feel home. The reason for the four star rating is that the year round pool had maintenance issues for the first month that I lived here, so I haven't been able to try it. It was a big part of why I chose La Ventana. It's finally open so I may revise my rating later.
I'm so glad to see a few honest reviews about this place! They are thieves! We had so many issues with our place and had to follow up over and over to get help. The worst was last summer when we had an issue with the AC unit that caused us to get an electric bill five times the normal monthly amount. Our apartment wasn't cooling down but the unit was running constantly. We kept telling them over and over it needed to be fixed, but they did nothing. When we got the unusually large bill, they still did nothing. We have various friends in the complex and they too have non-stop issues. We finally got out a few months ago when our lease ended.
I don't like to write bad reviews, but these guys are so bad I have to. My boyfriend and I rented from La Ventana and they were extremly dishonest. The morning we arrived to check-in, they didn't have our unit available (they had us booked a month later even though we had clear documentation we had confirmed for that day). Also, they charged us extra at the end because they said we had to give a 30 day notice -- although our lease actually listed a date the lease ended. We contacted lawyers about fighting them, but it would have cost us more than the $600 they ripped us off for. We have both lived in many cities and never worked with people who are so dishonest. I would really warn anyone from renting here.
My wife and I were definitely skeptical of living in an apartment complex. We looked at several different options around the area and had a bad feeling about some of the other complexes in the neighborhood. That was until we found La Ventana. The clerk was super friendly and helpful throughout the whole process, the location is superb, and the apartments are super roomy feeling due to the clever layouts. Having a fitness center, BBQ pit, and swimming pool near by makes us feel like we are living at a resort!
