Nestled in the heart of Utah’s Dixie, Washington has a rich history in the cotton industry, which thrived because of a mill known as the Cotton Factory. Today, Washington is among southern Utah’s rapidly growing cities. Washington maintains its small-town feel by fostering a sense of community through events such as the Cotton Days Celebration, Veterans Day Celebration, and Christmas in Dixie.
The Community Center also brings people together in Washington, hosting a variety of programs and events in addition to an aquatic center and a fitness center. Recreational opportunities are abundant in Washington, with numerous city parks and fields in town as well as quick access to several state parks, the Virgin River, and Zion National Park. Washington residents enjoy activities like hiking, biking, off-roading, stand-up paddleboarding, swimming, fishing, golfing, and more. Getting around from Washington is easy with convenience to I-15.

Property Ratings at La Vida at Sienna Hills
I've never met such friendly and kind front desk staff and maintenance staff. I've never been at such a clean and quiet apartment complex. This place is incredible!!! 10/10 i would highly recommend. Its a fun place to live!
DO NOT RENT FROM HERE. First these people changed the terms of the lease half way through our year so they could charge us more for the common area utilities. They gave us one assigned parking space for two of us and it was down the street from our apartment, so if one of us was in it the other couldn't get parking after 5pm. then upon move out, refused to let me observe the move out inspection saying they didn't have time to go through with every tenant, while every other apartment complex I ever lived at considers this to be a necessary part of your job. I knew they would lie about the charges. I spent a whole day cleaning the place spotless and they still charged me $165 for cleaning and a $15 "move out fee". greedy cooperate owned property that will nickel and dime you for everything you have. save yourself the hassle.
I’ve recently moved in the cottonwood suite, I have cockroaches and bugs all over. I’ve reported the issue and has been a month and nothing has happened. The appliances weren’t working and fixed them myself. Some of the people who work in the office are nice but not all, don’t expect to have anything done around your place.
We have been understanding as the complex is under construction however things are piling up. The parking situation is horrible. There are not enough spots for all the tenets and I’m sure there never will be even when more buildings open. They towed five cars last night from just inside the construction zone, which is supposed to be fenced off but it’s not. The acoustics of the building are bad so you can hear everything above you. The pool looks great however according to management it probably won’t be open for use until May, it’s 85 and sunny today. Our move in date ended up getting pushed three weeks so they said get a hotel we will reimburse you. Well they reimbursed a mere $200. Overall the apartments are nice and it’s in a great location.
My girlfriend and I got this apartment with a great deal. It’s brand new and of course will have some set backs. It’s life, completely out of the property manager’s control. Even with set backs, the property manager handled everything and kept us updated. The WiFi has been fixed and works pretty fast for us. There’s always a parking spot for me (my girlfriend uses our assigned parking). My neighbors have all been extremely kind to us along with the construction workers. We don’t hear anything majority of the time. I get up for work at 5:30 AM and don’t hear anything from construction though they are out there. Our property manager is a professional to its definition. I can’t imagine moving to Utah and being anywhere else. We love here! Come check it out!
Recently moved to the area from Las Vegas, NV after apartment hunting for a few days and visiting, what I believe to be, every apartment complex in this town, me and my girlfriend accidentally stumbled upon this brand new still under construction complex La Vida at Sienna Hills! The Management here has been nothing but absolutely awesome to us, and more than willingly to help and accommodate us with any of our needs! I’ve have wonderful neighbors and a beautiful new apartment with an amazing view. Now there is obvious issues, such as half the place is still under construction, so dealing with the congestion of all the workers and tenants in and out of the same place can be a little much and annoying but over all isn’t to hug of an issues and usually cleared out almost immediately once off. I would recommend they work on possible more parking spots, but other than that I love this complex and the fee of being in a brand new building with beautiful flooring and a view! If interested, definitely ask for Kristen, who is part of the management team here, and she is extremely in touch with all of her tenants and in constant communication, she absolutely rocks and I’ve never had anyone part of management make me feel as tho we are all family here in La Vida!
Got in on a great deal and the apartment's appearance is very nice, that's why we chose this place. Unfortunately, it is turning out to be a regrettable decision. Internet is garbage because they haven't set up fiber optic yet and we have to use the internet from a different complex. It's garbage. There is very little parking. It will always be a struggle to find parking, even when everything is finished, in my opinion. This place probably won't be totally finished for quite a while. They gave us a move in date originally and had to push it back and switch our apartment because it wasn't ready. The clubhouse with the pool and fitness center was supposed to be done 2 weeks ago and is still unfinished. It's a construction zone, so mornings are quite loud, there is equipment and materials all over the parking lot. The AC is so loud, you can't watch tv in the living area. The breaker to our 2 bedrooms keeps flipping and I don't feel like we have anywhere close to enough power consumption on that breaker for it to flip. Our neighbors downstairs complain because we walk too loudly and it's because of the building acoustics, not our walking. Then today, the property manager sent us a text saying that we were playing music way too loud this morning and that it was rattling the apartment beneath us... we have played no music, watched no tv, we've been working and studying and really haven't made a sound. The frustrations just seem to be piling up and I wish we had gone somewhere else.
