I probably complained a lot in this survey, but overall I love living here. The onsite maintenance and housekeeping teams are really dedicated and pleasant to work with. I enjoy the convenience of living downtown while also feeling safe and secure. My neighbors are friendly and polite. Not to mention, the building is beautiful! I love our mini gallery, the view out my window, and always feeling excited to have friends visit me.

We enjoy living in a beautiful, modern high-rise glass tower in the heart of Portland's arts district. Great views, great location, good parking, well-maintained building with some nice amenities, friendly neighbors...we love it here!
ladd tower is a joke. Do not live here. Rent only goes up, management is awful about communicating issues with residents, and they are forcing smart locks on residents. Smart locks are inherently poor security, and realpage is facing lawsuits in several states for price fixing. They do not care about resident concerns. Amenities are not maintained and management does not care to maintain them. I have been lied to several times about things. Do not live here. You will regret it.
I have only been living here a few weeks so it may be too early for me to leave a review at this time. I am happy to in the future!
The staff's been incredibly friendly and the building is in great shape. I'm excited I decided to live here.

It's a failing high rise apartment. Management has taken over residents' community space (lounge) to use as a leasing office. Many of the staff are new and excellent.
I would absolutely not recommend this place. Ever since they replaced the water heater earlier this month you can no longer take a hot shower and it takes minutes for the water to even get to warm. On top of this, the trash chute is regularly blocked and trash/recycling room is always a disaster. It is not uncommon for the entire lobby to smell like garbage when they leave the door to that room open. Not to mention the frequent safety issues (e.g. cars being broken into in the garage, people doing drugs and sleeping in the back entrance, elevators being shut down, etc.) It's gotten so bad the tenants are trying to unionize but management keeps taking down the flyers!
Ladd Tower it's a great place to live with reasonable rent, great amenities, and fantastic staff from maintenance to office staff.
Don't live here. There are so many options, and this is a bad one.
January 2024 was a hard month for downtown Portland and the Ladd--at no fault of the Ladd. The weather affected many downtown buildings, and maintenance and office staff were quick to respond, attentive, kind, and understanding to any issues our unit experienced, and helped us to move in the building to an even more amazing unit. Jonathan, Dawn, Josh, Marybelle, Rodrigo, all deserve our thanks and respect.

Future residents: Stay away at all costs! In my opinion, the current management is the worst we've seen over 8 years. Research existing reviews' common theme: Poor communication and investment from management. FYI, the building legally a condo but apt renters have no HOA votes. Mgmt loves to blame the HOA for inaction, but they have majority of votes and chair it. We are rarely informed anymore when we are (often? usually!) down to only 1 of 3 elevators for the 27-story apartments. It regularly takes us a half-hour (!!) to get out of or into our home. And when we can get into our homes, it's common to find hallways torn up with months-long "upgrades" that never seem to get finished. Constant parking garage storage unit break-ins, and trespassers sneaking in from the open air drug market out front and staying overnight in stairwells. Management refuses to invest in security cameras in garage claiming lack of connectivity, but had had no problem installing data lines for Amazon lockers there. Also, good luck getting guests into the front door - the call box has apparently been broken for months with no updates given despite pleas. They love to make excuses & blame others (constantly-breaking elevators, trash services, appliances) e.g. "waiting for parts", though maintaining inventory is is part of the PM's job description. It's little wonder to me that our long-time maintenance head finally quit after a decade under the latest "management". The current PM keeps the office curtains closed during every day and refuses to let residents with problems communicate in person, pushing us to other staff trained to tell people they don't have any power or authority to answer questions & solve problems, again, despite those being responsibilities in Holland's published job descriptions. They recently tried to trick residents into using an optional VC-backed program to pay rent that's linked with data brokers and seems to be a privacy nightmare. Tenants have been trying to organize a refreshed tenants union in the past weeks. Sadly, despite legal protections, staff keep stealing flyers and notices placed in areas that are commonly used for resident notifications. I think current residents would love if management starts treating paying customers with dignity and respect again. (It must be bad for so many people to have quit in the past year.) Until then, I can't in good faith stand by and let people make the mistake of signing a lease here. You've been warned!

I've rented and lived at Ladd Tower two different times now and never regret my decision. The building is very solid and I almost never hear neighbors around me. The quality of the building is high for an apartment building, this is because it was originally built for condo's but was later converted to apartments. It's located in a great area which is close to the PSU campus, grocery store, all the public transit lines. It's an easy walk to the waterfront which is a very lively place during spring and summer. Apart from all the secure entryways, they do have on-site security afterhours which is nice to have. For what you get when you live here, I feel the pricing they offer on the units are actually pretty reasonable.

Extremely poor management. Ladd management is hostile to residents, inaccessible. Apartment quality is poor as appliances are outdated and failing and are not updated. Current Ladd management has taken away residents' amenity to the lounge/library. Unsafe environment due to inadequate security. Residents who have not recently moved out are looking for other places to live in the near future.

I like the controlled access of the building and makes me feel safe. The location is great as it is close to the train and bus stops along with Safeway being down the street. Staff here have been helpful and friendly.
Ladd was good place to live in but the last three months were terrible
Because of location and quality, anyone interested in downtown apartment living, should seriously consider Ladd Tower.
My partner and I moved into Ladd 3 months ago and we love it! The lobby looks like a hotel and everything is very well maintained - the hallways, mailrooms, gym, etc. We’re in a corner unit and the view is amazing and either we have very considerate neighbors or it’s well built to eliminate noise. Sometimes maintainer requests can take a few days, but that’s my only real “complaint” and even then, they’re more responsive about any immediate or urgent issues. Living in Ladd has made the city a lot more comfortable and enjoyable and the location is perfect!
Living in the Ladd allows me freedom from maintenance worries and easy access to all of the downtown amenities and services, and I have good neighbors. I have no complaints.

Ideal location for access to all of our needs. Museums, south park blocks, grocery store, Wednesday and Saturday Farmer’s Markets, PSU, and public transportation. Secure building with responsive management. Nice apartments with great city, River, and West Hills views on the upper floors.
Ladd Tower is a comfortable apartment to live in with good management team to address your living needs.
Living in the land is very pleasant. We have access to community events and services, and the staff is very friendly and helpful. Also, there are restaurants and theaters close by.
The Ladd building is a great place to live if you do not have to interact with the leasing staff. They are overworked, misinformed, undertrained, and spread way to thin to give acceptable services to residents and potential residents. They are doing the best they can, but their frustrations about the work environment are often taken out on residents. During our tour, promises about reasonable accommodations being paid for my Ladd were made and upon our formal requests of a wheelchair ramp, we were instructed that our only option to receive this accommodation would be to pay for it in full. This is in alignment with the reasonable accommodation laws of Oregon, however it was solicited as a guaranteed thing LADD would pay for when they were marketing the unit to us. Get everything in writing and stand your ground, as the amount of misinformation they give is unacceptable.
Pretty windows, everything else is falling apart.
Living at the Ladd Tower is enjoyable and comfortable, with easy access to the Portland Art Museum and downtown restaurants and services.
Downtown proximity is an excellent aspect of living here.
The LADD apartments have a lot to offer. The management and staff take great care in the work they do. I think these apartments should be at the top of the list for anyone looking for an apartment.

This is my first time living alone and I would say I love to call the ladd my home. The staff made everything easy from lease signing to move in. I havent had any issues so far. All my questions are quickly answered and the quality is worth the price. Looking forward to amazing years at the ladd.

Although I really liked the unit, what sold me was the leasing staff member Katie. I was in contact with her for weeks before signing and she never seemed bothered by my changing wants and needs. She made the application process simple and stress free. I also really appreciate how safe and secure the building is.
