Nicknamed the “Emerald of the Desert,” Green Valley South is known as one of the best places to live in Henderson and the Las Vegas area. This residential area blends a desert landscape with suburban staples: multiple parks, excellent schools, walking paths, and plenty of amenities. The Legacy Golf Club is located in the middle of the neighborhood and provides a lush backdrop for several houses and apartments. There are also modern condos and townhomes available for rent. Residents have easy access to an abundance of dining and shopping hubs right outside of Green Valley South like the District at Green Valley Ranch and Galleria at Sunset. Attracting even more renters, Green Valley South is about 10 miles away from Las Vegas via Interstate 215 and just seven miles from McCarran International Airport.

Property Ratings at Ladera Apartment Homes
Poorly Managed, Maintained A/C Undersized for the space cannot keep it cool run 24hrs a day Electric Bills super high
Terrible complex. Everything are broken. Maintenance won’t fix it. So dirty outside because after a garbage truck pick up a trash nobody clean it. A lot of strange people live there, drunk and marijuana smoke. Can’t wait to move out.
They don't even have a property manager, they have assistants doing the work of a licensed property manager. Staff is never on site. Maintenance never shows up on time, due to staff never informing them of the repairs. And when they do show up they come days later and unannounced. Pool area requires a key which is against egress building code. Overall, complete waste of money. Paint is spotty and flat paint so it rubs off when you touch it, building is old, and it shows. Flooring is vinyl, counter tops are fake granite, fixtures are extremely cheap, ac hardly works, front door is only one a top lock, there's an extremely old alarm system that is not activated but the panels are still on the walls, weatherization has not been done any time soon.
Moving here is the worst decision I've made in quite some time. I should have taken the warning signs more seriously during my initial visit. The office staff cannot seem to get anything right. Any promise they make is a promise that will be broken. Everything in our apartment is falling apart despite the claim that the unit is newly renovated. The door was installed incorrectly, the paint is uneven, the socket covers are falling off, the water heater doesn't work, and the laundry room door literally falls to the floor if you open it. Calling maintenance is a futile exercise because they never come. You can call time and time again and they will tell you someone is coming today, yet they never do. If you are one of the lucky few to get maintenance to come to your unit, they will always say they need to get a part. You will never hear from them again. The people in the office simply do not care and act like 16-year-old fast food employees. I understand it can be difficult to care about a job that probably pays very little, but it helps to pretend. If you are reading this, please do not move here. I stand by every day and watch people tour the apartments wishing I had the guts to tell them not to move here. There are many other options in the area that cannot be worse than what I have experienced at Ladera/Legacy Point.
Master bathroom tile and caulking in the shower were not sealed properly upon moving in and appeared to have been applied over existing mold. Our request to fix this was ignored. Shower started leaking in October (we moved in in July), contacted them over the phone and was told they would fix it. They never arrived. Tried the same method again to no avail. Then I went in to the office on a Monday (November) was told by an staff a work order would be put in and that it would be fixed by Wednesday at the latest. A week went by and no one came. I returned to the office and asked when my maintenance request would be attended to. The woman there said there was no work order in the system and asked who I spoke to. The person I spoke to before had no nametag and did not introduce herself. Why this was relevant I have no idea. She was attempting to shift their mistake on to me. They finally arrived a week later. Once they removed the shower tiles (one had already fallen on me in the tub) I peaked into the bathroom and saw that there was black mold covering over half of the wall near the faucet. They quickly shut the door to prevent me from looking in. They locked us out of the bathroom overnight to dry out the wall. Today they came back (while face chatting) and removed the fan. The all went into the bathroom (preventing us from looking inside again) talked a bunch, locked the bathroom door again, and left saying they'd be back later today. It's almost 6pm now and they've yet to return. Why we can't enter the bathroom to use the sink or toilet is beyond me since they've removed the fan. I assume it's to prevent us from photographing the black mold everywhere.
I wouldn't recommend moving here. You will have constant maintenance issues, patch up repairs if any! They will charm you and tell you good things about this place, but once you're in, don't expect to get good service, especially when it comes to repairs and air conditioning issues,
Our moving experience has NOT been what we expected. Our place was not ready. We were shocked. And upon move in, we found things that were not done and should have been and have been WAITING for them to do it. Have been told that we're NOT to come to the office to put in a request for work. But, given a number to call instead. So, when you call, they never seem to get around to coming to your place to fix or see what is wrong and to correct it. Only once person in the maintenance office seemed to care and she took care of a problem. But, we're STILL waiting on the major one. Come June 1st, it better be done. Never ever have heard of NOT coming the leasing/maintenance office to put in a work request. Extremely odd.
So much to say...first off this place is all smoke and mirrors. I have been living here for 3 years. I have had every problem imaginable with my unit. Upon moving in you call the gas company to get service. They come to your apartment, and automatically have to check your water heater ect. I was told the water heater was not up to code. The cannot turn your service on until it is. I notified the leasing office. The maintenance department claimed to have taken a part from another water heater and said it was fixed. No. The gas company comes back and it turns out, not only was it absolutely not up to code but there was a gas leak in our unit, and that we were inhaling dangerous fumes. The A/C units were old and never ever worked properly. They would let you sit in that box apartment with overwhelming summer temperatures because you were put on a waiting list! They do not care even if your child is red in the face from the heat. The dishwasher took a year to be replaced. It never worked properly. They would send a “tech” and they all had different opinions on what was wrong with it, and never resolved anything. They never get back to you when they say. Resident Services is so dysfunctional that they have a different manager almost every other month. I have had water leaks in the roof of the master bedroom, window leaks in the guest bedroom, and wait for it......the water heater flooded my unit. Then my refrigerator wasn’t cooling and again 3 “techs” later it was finally replaced. This place is falling apart. They changed (and split) the name of the complex because of their deplorable reviews. It used to be GREEN VALLEY COUNTRY CLUB APARTMENTS. Dig up those reviews but first grab a glass of wine. It is now called Legacy Pointe and Ladera. Why did I stay for 3 years? Simply because of false promises and my child’s school. They raise the rent every year but have done nothing to justify it. Go on a tour, the first thing they show you is the pool. LOL! It’s their pride and joy. Once you sign that lease, they are done charming you. I am pretty sure the positive reviews were written by the staff. I hope you’re ok with the smell of cannabis, because when you complain about it Kelly from the leasing office, tells you that it’s legal so you have to put up with it stinking your unit, even if you tell them your child is smelling it. So there you have it. Don’t be fooled. This is the worst place to live.
I've been living here for 7 months. Every single month I've been problems. The worst one is the water leak in the second Bathroom tube for 2 months ( is a lot of water leak) . The water bill is going up for everybody who lives in this apartment complex (since everybody pay the water amonth together ). I'm paying a rent for 2 bathroons but I can only use 1. And is impossible sleep in the bedroom by this bathroom because the water leak makes a lot nose. Before I have my car towed from MY park spot, heat and washer problems, the neighborhood leave the dog poop by my home and others one milion problems. In my second month living here the rain leave marks on the ceilin . They are always late to fix the problems. If they don't fix the water leak in one week I will call a lawyer to broke the contract before the time without pay a penalty for breakage. I'm hating live here
I have had an extremely poor experience at Green Valley Country Club Apartments. I was originally attracted to the complex because of the low pricing and beautiful views offered by the golf course, but nearly every other aspect has been disappointing. We moved into an apartment with two doors that didn’t shut properly, both bathroom fans malfunctioning, multiple broken electrical outlets and showers that didn’t heat properly. On top of that, one of our windows ‘blew in’ and shattered all over our couch. ??When involving the maintenance team, we found that they showed up at hours other than promised and left before the job was done without any communication (in one instance our maintenance man said he would “be right back”, and not only did he not come back that day, he didn’t show up the rest of the week). We then went to management and asked if we could get some sort of restitution, discount or compensation for such a poorly prepared apartment…only to receive shoulder shrugs from a management team that clearly holds no authority. The management team would not give us access or some sort of contact number for ‘corporate’, and displayed zero problem solving skills in trying to find a solution (the level of customer service is what you would expect from a teenager who gets their first minimum wage position). Finally, what you see online simply isn’t true - the property is old and run down, most of the apartments have unsightly views, the work-out facilities are of little value (no free weights!), one of the pools is poor, one of the hot tubs always seems to not be working, and the movie theater is only available during work hours. Additionally, we were told at move in that our deposit would be one full month of rent (rather than the $250-500 we were told to expect). Don’t rent from this apartment complex - if it’s a matter of money, there are better options (either cheaper or better bang for buck), and if you’re looking for something nice, look elsewhere.
I have lived here for 4 years and I'm very happy with the complex. Rent is decent and the schools are great! Never had probes with my neighbors or outside people as the community is not gated. Maintenance people are very nice and they help you very fast. It is a bummer thy don't have 3 bedrooms!
Currently, I've been living here for three years, getting ready to sign a lease for a fourth. What they say about location, location, location is very true. Close enough to the Vegas city line to enjoy all the city that never sleeps has to offer while being far enough away to escape to the sleep city that is Henderson. I reside in a one bedroom, which is plenty big for myself. When I first came to view the complex, the front office people were very helpful. I find it very helpful that there is an office dedicated to work with residents, as opposed to the front office staff doing double duty as I've seen at other complexes. All in all, I have no real complaints and would definitely recommend to others.
