Property Ratings at Ladera Ranch
This apartment complex is awful. It is infested, and the management doesn't care. It's unfortunate that lower-priced apartments force you to choose between being able to have electricity and food in your fridge and living without an infestation.
The pictures above and listed here will show you the leasing office and the apartment model NOT and nowhere near what you will get. The apartments are old and the people are loud. If you are looking for a nice place looks elsewhere.

I have now been here for almost 17 years. And while this property for the most part is quiet at night outside and we don't have a lot of crime issues that many of the other apartments do in Irving. What I do have is Manager and Asst. Manager issues. I am so tired of being talked to like a piece of crap, have them raise their voice at me, be rude and over talk me and straight up lie to my face as if I am stupid. I live here and spend more time seeing things than they do. I have told her that someone above me moved out and yet for 6 days it sounded like a 3 ring circus with a kid running and jumping day and night. The sub flooring here SUCKS and so it just echos thoughout the apt. My fiance called and spoke with Sandra who said they would come by and check it out. Then about an hour later he called back again to complain about the noise and the mgr Cindy said she would come by and check it out. It wasn't till after I went to the office which was 4 hours after his first call to find out what is going on. She claimed that she called the resident that rents the above apt 2 times and sent an email. But yet while I was there she attempted to call this lady and her phone number was disconnected. Hmm. She said that she couldn't leave the office because it was just her and Sandra. But 10 min after I left her, Sandra and Jerry the Head Maint. guy were at my door. I said I thought that you couldn't leave the office ..and before I could finish she pointed to her chest and said I can do WHATEVER I want to do I AM the manager. Well if that is the case why didn't this happen when she got back from lunch? She then walked into my house to have a conversation about the girl upstairs. Which is not the actual renter. She is a kid. And looked at my fiance and said "what are the both of you just going to sleep all day?" Umm..for one he works over 12 hours a day so if he wants to sleep on his day off he can do so. And then when he was trying to explain the different between normal walking upstairs and this kid running and stomping she just got louder in MY APT with him and over talking him. And she just wasn't winning her conversation so she walked out and didn't fix anything. My apt got flooded by them upstairs when they unhooked the washer machine to move it out and got water everywhere and it come straight down to my cabinets, walls, ceiling and floor. But it will be my fault because I have a different sleeping schedule than the rest of the world.
The nice pictures, nice look stops at the leasing office.. Don’t move here! We’re glad the lease is up next month! They don’t want to show the apt before you move in.. there’s a reason! Actually a few reasons.. they have rats and roaches and YOU have to pay for pest control treatments. In addition to this, management does not put tenant notices on clips outside your door. They let themselves in, doesn’t matter if you’re home or not.. there’s no privacy. Be careful when you give your 60 day notice. If it is not verbatim to verbiage on the lease agreement, they try to keep you there longer. DONT WASTE YOUR TIME OR $$ HERE!
I like the apartments. if the one bedroom apartments were a little cheaper I would get one
I once live in my apt for 7 years. I moved due to my child school and 2 years later I finally was able to come back. I had a chance to purchase a home, but choose to move back to my apartments because one the area, the staff, and the community is so diverse. They really work with me when things got rocky on my job so I really appreciate that. I feel if I were anywhere else I would have been put out. Even though times are hard for me I'm glad I made the decision to move back home.
Its a comfy apartment with a bedroom, walk-in-closet,a bathroom,living space, kitchen, patio and a storage. Its perfect for a person to feel like home.Im a student amd a part time worker. When i come from college and work after a long tiring day this house makes me feel like im out for vacation in Hawaai by its soothing smell and cold air condition. When i go onto bathtub to take hot shower it gives me a pleasure of spa in jacuzzi,it literally feels like someone is giving a Japanese massage. So after shower my whole body becomes relaxed and gets off from all odds of the day. Then the living space gives me a feeling of Switzerland. When i lay on my couch with my blanket and cup of tea with fire on in fireplace, the environment actually feels like Switzerland. With a sweet smell all over the apartment and the murmuring sound of water from swimming pool along with chirping of birds i wake up everyday. I can't think my life without my apartment. It gives me the best feelings of the day.
