Don't rent here at Lago vista everything will break down on you. When Maintenace comes out they barely fix anything and if they do it will most definitely break again. They are overpriced they raise your went up every time you renew your lease if you know what's best for you stay away from Lago vista.

Air conditioners are old, so your utility bills are high. Trash dumpsters are overflowing on a regular basis with trash all around. The pond is green. There are better places for the same amount of money in Saint Charles. Keep looking.

Location, location, location...but that is it. The grounds are not well maintained, this includes the pond, pool area, sidewalks, parking lots, buildings, shrubbery and so on. If you don't look closely you might think 'okay' but the longer I live here the worse it gets. The trash dumpsters are always overflowing. Mattresses and other furniture are consistently stashed in different places. The grass gets too long before it is cut. Additionally, maintenance INSIDE the apartments is slow at best. DON'T pay ANY money until everything is fixed in the apartment. They still haven't fixed several items which were on my move-in sheet. The place isn't cheap either. There is much better out there. I am looking forward to the end of my contract.

Normally you hear the phrase a diamond in the rough. This place is the exact opposite. In a good area, decently visible in the front. However the more you live here the worse it is. Drive to the back back of the apartment complex and you’ll see how bad it can get. Only one of the pools being open (one of the two was closed each summer I lived here). The “newly renovated gym” removing the indoor pool and a AC that doesn’t work in the gym. Or the backlog of work orders ignored because they can overstaff an office group and understaff the maintenance division. They keep asking for referrals and having changed any of their hiring to bring on more people. Pool hours- during office hours. So the people that go to work every day can only enjoy the pool Monday through Saturday 10-6 (edit- after angry replies from residents they changed it to everyday 10-6). Apartment inefficiency. My other apartments in Kansas City, Omaha, Arkansas, Iowa, and Indianapolis weren’t amazing, but I’ve never had an apartments electricity, air leakage, or AC system be such a state of garbage. On average my electric bill has increased by 3-4 times than all the other locations I’ve lived. Do not waste your time or money here. And don’t be surprised with an influx of new good reviews. New company just bought this place and will be offering incentives for people to leave good reviews. Just FYI.
The management did not repair the root cause of problems we reported (master bedroom flooded in August) and now I have mold in my apartment which is affecting my health. When I tried to address this with on-site management, they said they would have to contact corporate. Also the staff here does not wear masks or follow CDC guidelines. Issues: (1) Master bedroom flooded in August 2019. They said the slab was cracked and shampooed the carpet. They did not patch the slab and replace the carpet pad and carpet. They said “don’t worry you won’t be charged to replace the carpet when you leave.” What about the mold? (2) The Ac/furnace unit has mold growing on the heat exchanger and there is no way to clean it as it is behind the common return (where the filter goes). This means that the unit needs to be replaced and the vents should be professionally cleaned. (3) Almost all window seals have busted and have condensation between panes. Mold is growing around the bedroom window. We clean this with diluted bleach, but it comes back as the source of the moisture has not been addressed. A number of windows need to be replaced.
The upstairs neighbor’s water heater broke and flooded my apartment. One month later maintenance still hasn’t fixed all of the damage, or addressed concerns of mold. And this is after three requests. The buildings look run down, and the walls are thin so you can hear everything your neighbors do. Save yourself the trouble and rent somewhere else.

Lived there for 3 years. Paid rent on time, or early, every month. Gave a 3 month notice of moving out instead of 60 days. I moved out 6 weeks before the end of my week, with the understanding that I would have to pay rent through the end of the lease. I had no problem with that. A few weeks before the end of the lease I received a statement to pay what I thought was the final utilities. I took a check in to pay that bill. There were 3 people in the office when I handed the check to one of the employees and stated that it was for the final bill I had received. When I received the final account statement I noticed that the balance I had paid was still showing open. I called and spoke with the accountant and she informed me that they hadn't deposited that check as they pay the utility balance out of the deposit. They informed me that they discarded my check. That their policy is to inform the tenants that they don't need the check and they can return or destroy it. But they must have mistakenly put my check in the pile that was ready to shred and I was not informed. Presumably she was distracted because there were so many people moving out on the same date. That should tell you something there....I didn't feel comfortable leaving a check out there without placing a stop pay on it, and I felt that they should reimburse the fee, as this was their error. In the flurry of emails that I had copied the property manager on, the manager did not respond at all. The accountant said that they day I turned in the check that she couldn't hear me, so I pointed out that she had responded to me so that was clearly not true. Their first mistake was that 2 people that heard me say what the check was for, didn't let me know they didn't need it. The second was not informing me that they were going to destroy the check, which is against company policy. I asked for the contact information for the management company. I was informed that the employees are not allowed to give any contact information for the management company, so if you have a complaint there is nothing you can do about it. I have never written a review in my life, but feel that if this large company feels that it is okay to make mistakes, admit to the mistakes but refuse to fix the error then it is time for me to take this step. Three years ago there was a waiting list. And as the accountant admitted, there are a number of move outs happening now.

Make sure when it's time to move out you insist on a final walk-through and get copies of the paperwork. Also, insist on being present during your carpet inspection and get a copy of that report too. Do all of this before turning in your keys. Our son had to move out quickly over a weekend and was unable to stay for a final walk through. He was billed for the full cost of replacing his carpet ($541.00) as the inspectors had found "excessive stains and repairs throughout" and "urine contamination".He had been a tenant for only 2 years, traveled frequently for his job and never had a pet. By the time he received notice he had less than one month to pay or his credit would be affected. Despite attempting to contact management and sending pictures to prove the carpet was in satisfactory condition, his claims were ignored and the carpet replaced before he could return to review these issues with management. Know your rights as a tenant and get everything in writing before you leave.
Do not live here management is a joke doesn't know how to run a business gives you no notice of anything going on just re painted the building's very poorly I might add should of used union workers would of gotten done a whole lot better then the illegal s they had do it apartment s haven't been updated since they opened 30 years ago appliances very outdated please learn from my mistake not worth the rent you pay
I had the worst experience here in Sun Valley Lake apartments. I have rented several apartments before but I have never had a problem like I have here. WHEN YOU PAY YOUR LAST MONTH’S RENT, THEY STATE YOUR FULL MONTH RENT ON THE LEDGER REGARDLESS OF WHEN YOUR LEASING ENDS (it doesn’t matter when you leave the apartment), and want you to pay full month rent even though you don’t stayed for full month. If you ask them why they start to talk about some kind of calculation and pretend that they never understand what you are trying to say. And tell you that you have to pay whatever is on the ledger. But they know their program more than anyone, and they also know their program cannot assume by itself that some people are not living until the end of the month and change the rent amount on the ledger unless they do it mechanically on the paper. At least they should have ability to tell their renters even though your rent is stated here like this we calculate it when you move out and give you back what we overcharged you. Instead, they will only require you to pay whatever on their sheet and once you pay all, that would be the end of your conversation. They never tell you, that once you move out, whatever you overpaid will be given back to you until you have a bad argument with them and prove them that you are right. They will just keep telling you have to pay this. They will never hear you, they might pretend but actually they don’t. It takes long time to let them understand what they are trying to do is hustle. Their staffs have really bad attitudes except the young lady with long hair.
We have lived at this apartment for nearly 2 years. Our worst complaint is a big one - the air conditioner breaks constantly. Just this summer it has broken, or stopped working properly, at least 7 times that I can count. We've had to call emergency maintenance multiple times because it gets over 80-85 degrees in our apartment. One maintenance guy told us its because they're using cheap/bad AC fluid in the units - also the units are very old. They sometimes give us a window unit temporarily - but sometimes they are out because SO MANY apartments AC units are broken. That should tell you something. If you choose to live here, I would suggest you demand they reseal your front door (you can see the light from outside in ours - that doesn't help with our air flow in the apt). The closet doors and laundry doors are awful - they came off the tracks 1 month into our lease. And we have multiple friends/neighbors who have had the same issue. We ended up taking our doors off and they're sitting against walls in our apartment looking tacky... Also all of the plug outlets are upside down, which isn't a huge issue unless you like your scent plug-ins, and such, that can't be upside down. Also, trash is no longer included - its now $10/month.
A great, quiet property nestled in the heart of St. Charles. They have many amenities including an indoor pool, spa, two outdoor pools, a weight room, and even a tanning bed! Staff is very friendly and they don't have a weight limit on your pet!!! You are 5 minutes from downtown St. Charles and 20 minutes away from downtown St. Louis. They can be a tad pricey, and the pet deposit is high, but for me its worth it.
The complex is friendly and units are affordible. Management is very nice and helpfull. The kitchen and baths are outdated, but for the price its a good trade off. Easy access to I-70., shopping and dinning. They have short and long term leases. Pet friendly, and all have outside patio or balcony.

It's very unfortunate that the management ruined what could have been a great experience. We liked the complex location and grounds upkeep, and our apartment was not bad, minus the few upgrades it needed. Here's where the bad part comes in. After moving in, we notices some minor things that we wanted fixed. The dishwasher left soap residue and was not cleaning. It took four maintenance requests, six months, and a threat to contact the BBB before we got a working dishwasher. Our hot water was not staying hot in the shower for more than about 6 minutes (I timed it). After 5 maintenance requests and a personal visit to the office, turns out all we needed was a new shower head (the old one was not controlling the hot water being released). The seal was broken on our patio door, and moisture was getting in between the glass panes. While this is not a huge deal, they told me at the office that there was nothing they could do about it. there were countless other incidences with simple fixes that were made very difficult. Then, in the middle of our lease, the management decided to take out the rent dropbox, stating it was a "safety issue", even though the drop box was much like a mail slot that dropped INTO THE OFFICE BUILDING. That was a LARGE reason we signed a lease here. The 24 drop option was crucial to us, since their hours are 8-5 and we both work full time, including some weekends. I also travel for my job, many times being called out in the middle of the night with no clue as to when I'll be home (emergency response), so planning ahead to pay rent is not always an option. We tried to discuss our concerns with the office, but were rudely blown off by several different people. We ALWAYS paid our rent on time, and the few times we were caught traveling for work or working during their office hours, they refused to work with us, even though it was because of THEM that we could not pay our rent on time. I even tried slipping the rent under the office door in a closed envelope, to no avail. They had no problems cashing my check on time, but still charged us a $65 late fee. YUP! over 10% of our total rent. As far as amenities go, don't plan on using the tanning bed, it never works. They change the codes to the fitness center randomly without telling anyone, they just leave a note on the door to visit the office during office hours to get the new code. I guess they forgot that their "convenient" hours of 8-5 doesn't really help people that work full time. The pools are closed constantly, and the pond by the entrance has been torn up for "construction" since we moved in. The best for last. When we moved out, they charged us our entire deposit, plus $102.00 for "carpet replacement" due to animal urine. When I called to explain that we have a cat who urinates in a litter box, and that we shampooed and steam-cleaned the carpets before we left, they would not have it, and pretty much said we were SOL. Let me remind you that we didn't even have a dishwasher that worked when we moved in, and NOTHING in that apartment was new, including the carpets. I tried to explain this to them, and was rudely disregarded. DON'T plan on getting your deposit back, it won't happen. Management ruined our experience, and because of that, I would never recommend this place to anyone,
