Property Ratings at Laguna Park
Comfort, Clean, Quiet and Cozy has been my experience for the past seven plus years that I have been a tenant of Laguna Park Apartments. The apartment manager, maintenance workers and staff have been very helpful and accompanying to my needs. I have never had to wait more than a day for any maintenance work or repairs to be completed in my apartment. The maintenance workers are very professional whenever they have entered my home to make any repairs, and has never given me any reason to feel uncomfortable with them entering my residence when I am not home. However, it is always wise to never leave any valuables in your car or leave your car doors unlocked, as one should never do anyway. But, if you are looking for a clean, quiet, drug free apartments, where neighbor's are very friendly, respectable, honest workers, Laguna Park Apartments is top notch in the San Joaquin Valley! I love it here!
management staff is constantly putting you off if you have an issue. my first night in the apartment, raw sewage from the upstairs apartment came up from my bathtub drain, and it took three days for the maintenance people to come. by then, had used drano to fix it myself, and then they told me that i shouldn't have done that. a leaking ceiling took them six months to completely repair. there have been multiple mailbox break-ins, apartment break-ins, car break-ins, and the "security" company they have is completely unresponsive. the place was built in the '70s, and it really shows. the pool and "spa" area are riddled with cracks. many of the machines in the "fitness center" don't even work. in between tenants, all they do is slap a coat of paint over everything, and call it "updated". all the appliances are at least a dozen years old, and none of them match. the hot water heaters are constantly breaking down, and on at least 3 occasions in the past 18 months, buildings have been left without hot water for two or more days, and once without water *at all* for a full 36 hours. the only reason i lived in Laguna Park so long is that my son went to school around the corner.
The Laguna Park Apartments complex is on the older side (built in the 70s I believe). The owners are currently going through the complex over the past 3 years installing energy efficient windows and sliders. It looks like a paint job will be following after. Overall management and maintenance are responsive usually within a day sometimes two regarding any issues that are reported. They also have an after hours answering service which will send out one of the on site employees for any maintenance emergencies. The apartments are bordered by a greenbelt that runs the length of the property. The greenbelt is a great place for the kids to get out and stretch their legs. Barbecue grills are in stalled at various locations through out the property, which makes for a family gathering spot on the weekends. Mable Barron Elementary school is located bordering the property, so getting the children to school is a short walk (and possibly quicker than driving during drop off/pickup time). The two pools are located on opposite ends of the complex. The pool and hot tub by the office are available year round, while the 2nd pool is available during the summer season. Each apartment comes with one assigned parking spot, most of which are covered by a car port. The remaining spots are on a first come basis. Since the complex runs mainly parallel to the street, additional street parking is not that far away. Another way to gauge the apartment complex is the turnover of its residents and staff. Having lived here for almost 10 years (changed apartments as my needs/family changed), I have seen many familiar neighbors and staff members. The complex keeps a high occupancy rate (including 100% for a while) and you do not see moving trucks very often.
Close to Elementary school shopping centers are very convenient also. Resturants fittinesd centers gas stations too. Everything is right there at your fingertips.
