I'm a long-term renter and have appreciated the Concierge service as well as the Front Office and Maintenance services. The location is close to food markets, shopping malls, medical & dental care, Millennium Park, River Walk, Lake Michigan. In-suite laundry is very convenient. Great floorplan. Responsive management.

Management seems to be a mess. The apartments are relatively nice but the management/leasing office appears to mess up almost every step of move in.

I just moved in…. The move in was seamless. The amenities are better than described and not over crowded. The unit is rather spectacular in my opinion. The door staff is super friendly and helpful. Management is very responsive and friendly as well.

Overall it's a really good place! Great location with plenty food and shopping options around plus easy access to train/metro lines to go anywhere. Building is clean and quiet, staff is friendly and amenities are really nice. Having a delivery system with scheduled time also helps a lot. One improvement that I'd suggest is renovating the units to something more modern. Looking forward to, in the future, move to a larger, higher and with an even nicer view unit.

Lake and Wells is a great apartment if you want to be in the middle of everything. You can conscientious walk to river north or west loop/Fulton market from this building. It’s very pet friendly and the door staff are incredible.

We love our apartment at Lake & Wells. We don’t live here full-time but when we are here we feel at home. The building is clean and quiet with plenty of amenities. The front desk staff is friendly and efficient. Maintenance requests are handled immediately. The other tenants are friendly and our dog loves the dog area. The parking is convenient and connected to the building, and there is well-priced storage to rent. We love the easy access to Lower Wacker and the highways, and the El stop across the street. We’ve been renting here for at least 18 months but would happily buy our unit if it was available for sale.

I was excited to renew my lease after my first 12 months with the plan/hope to upgrade to a larger unit. I've enjoyed the amenities, befriending neighbors and having quick access to the city. Instead I was met with an increase of $660 on my current unit. I understand there is an inflation and how the market is affected but this is completely unreasonable. I was offered no considerable options in order to keep me on as a tenant. Very disappointing. Moving out in a few weeks.
I would recommend because of the location and accessibility to everything around but th drawback is there is no grocery store close by.
The front desk staff is very friendly. The building is clean, quiet and I feel safe living there.
I'm a big fan of Lake and Wells. Management makes it easy to live here. The staff is friendly and helpful. The maintenance team is SUPER friendly and fast. My apartment is great. Neighbors are quiet and nice. Staff is responsive to your needs.
This location is perfect if you want to love in downtown and at the same time be a in a quiet neighborhood. The parking connects you to lower wacker in no time, which is perfect to avoid most lights in downtown when going to lakeshore drive. Last but not least, the apartments are very spacious and well planned.
The only issue I've ever had here is a recent development. The renter next to me plays a loud bass all hours of the day and night. I have contacted our Concierge & it's been addressed. So now it only happens occasionally rather than daily.

We love living here. The staff here is just the best! The concierge are so friendly, and the maintenance team are so fast and helpful! The amenities are great, and everything is very clean. Would definitely recommend.
The location is unbeatable. The apartments are nice. The team has made me feel welcomed.
The AC controlled by the building is not a joke, we have to open the window during the winter time or it is too hot. Cant adjust it by ourself.
What you are told that you will receive is exactly what you will get. Everyone that works here are incredibly nice and so helpful!

Mainly it's expensive and things like the fire pit and business center have been pretty neglected for a long time

The convenient location to the downtown and public transportation. The lovely set up. Great front door and maintenance people. The only complaint I would make is sometimes the dogs that have lived next to me have been noisy and disruptive. Sometimes my guests have been a bit surprised when a neighbor's dog comes out barking at them. If someone has an aversion to dogs, this wouldn't be a great place for them. Otherwise, it's a great place to rent.

Stayed here for a one week hotel stay, apartments were clean and well furnished. Neighbors were friendly and area was perfect to enjoy the city life. Front desk was not a good experience, check in was a hassle and we also got yelled at for using the pool during normal hours. While the sign for flooring showed 8am - 4pm, we were still kicked out when we were clearly there at 9pm. Dont ever. Yell at your tenants let alone your guests, was very rude and will never come back.
Location, amenities, etc. are decent. Microwave almost started a fire and dishwasher didn't work but otherwise pretty good. Other tenants aren't great. Smelled cigarette smoke and weed in the unit many times, was awoken on Christmas Eve at midnight as the people across the hall had a family dispute that led to the cops ushering out one of the residents. Staff is awful. Unprofessional, incompetent, and flat-out rude. They don't read their emails and they don't answer their phones. If you have a maintenance request they are speedy but you need to call corporate to get it done. The staff routinely violates the Chicago RLTO and admits that they don't know the law. Live somewhere else if you can find it. If not, this place is better than nothing.
Good: The location is ideal for walking to work in the Loop, West Loop or River North and the apartments are large and updated. Bad: Though the building claims to be no-smoking, the building manager does nothing to enforce the rule. Depending on your floor, you may regularly smell tobacco and weed drifting into your apartment. If you have a dog, expect to find cigarette butts constantly littering the dog run. If you report an issue, nothing is done about it. If you're a smoker, this is great; if you don't like smelling smoke in your living room, don't live here.
The location and building are fantastic but dealing with the leasing agents is not worth your time. I have toured over 25 apartments in the past couple months and I have not seen leasing agents as bad as at oakwood. They are very unorganized and could not get my move-in date correct after several calls. They also do not return your calls so if they don't answer don't waste your time leaving a message. If you get Armando don't listen to a word he says. He said he took a unit off the market for me only to find out he gave it away a week before I was going to sign the lease. Save yourself the headache and try somewhere else.

Oakwood at 200 Squared is a modern and amazing building with every amenity you can imagine, including a dog run and spacious exercise room. My apartment looks brand new, including fresh paint and new carpets. There is so much closet/storage space, from the walk in closet to the nook of shelves behind the bathroom door. Full-size in unit w/d. I live in a studio, but the floorplan was so well designed, each living area feels separate and there is still plenty of space. The staff is very friendly and helpful. I love, love, love my new home.
200 Squared is ideal in location, amenities, and provides quality service. The building is in the loop and convenient to all trains, downtown businesses and the nightlife and activity of River North. The beautiful new River Walk is only a block away. The building has a gym, pool, steam room, sun area, cleaners, dog run, business center etc. Maintenance is quick to respond. The front desk people are friendly and helpful. I'd recommend it for anyone looking to live downtown!
Reached out with several questions through this portal and their own site - never heard back. Reached out again and I got the standard automated responses, then had a different leasing agent answer each email starting from square 1 every time. Painstaking.. not worth it.
