The property is amazingly well maintained. Roads, tree trimming, buildings constantly maintained and updated. Maintenance requests are usually performed within hours. Office staff are friendly and always responsive. Definitely an outstanding, well managed community.

Grounds always kept clean, Beautiful Lakes Views, friendly staff, attend to work orders quickly, affordable rent prices. Pools are ALWAYS clean and maintained. Beautiful nature, very peaceful and safe to walk around and enjoy the lake views and forests. Pet friendly! Also, in my unite Ive never had any issues with pest control. I must say this is a huge plus! I also used to live at the Carlton Arms on Fletcher, Tampa and Also the same atmospheres. I absolutely LOVE Carlton Arms.

I have lived here for less than two years. In my first year, I took a short trip with mom and let management know I was not around just in case something went wrong. I came home to find an unannounced visit by pest control to my apartment without supervision. I was upset but said to myself strike one. The hike in rent was expected. In the second year, they announced a new package deal from Spectrum. I read on a poster that if we don’t want it then to go tell the management. I opted out and returned the box. I found out later that was a lie too and never opted out. Now I am stuck paying $40 a month for a package that I don’t want or need. That is strike two. I am not waiting for strike three. At end of my lease, I am moving out and don't bother to send lease extension. All management cares about are money, they don’t care about tenants wants or needs are and keep imposing fees and costs that we might not be able to pay.

This place has gone down hill. Steep increase in rent and other fees while we still live with 20-30 year old cabinets, appliances, and shower enclosures. Benefits slowly taken away after COVID. We’re going to be forced to use Spectrum internet/cable or pay an additional fee. They changed the trash service from an amazing vendor to a valet service that increased the debris on the property to the point that some enclaves should have been considered bio hazards ( trash makes it way to the lakes) - likely to save money. They ultimately had to switch to a new valet service recently due to the onslaught of complaints (too soon to tell how the new vendor is doing). They recently added water and sewage that is a shared cost for the residents in your building and a 5 dollar admin fee. Basically, if you’re on vacation for a month, you still have to pay a percentage of water usage even though you’ve used none. They keep turning the water off for repairs, sometimes without notice, and can’t explain why this continues to be necessary. Most recent is a water main break. Residents have no confidence that this will be the end of the disruptions (note, the entire complex is without water again to fix the water main break as I type this- it was off from 2pm to 2am this morning). The office is disorganized, inconsistent and incompetent. When I resigned my lease, the pro-rated amount I needed to pay was different based on the person I was talking to and conflicted based on the hand written document and the online system. If there is a major change for residents, the details provided vary based on the rep you get from the offices.

Been here 8 years through a lot of changes, none for the better (and I have addressed my concerns with the office). What keeps me here is the fantastic response to maintenance requests. It may be a dated property, but you can rest assured everything works.

A nice place to live but new management has made unpleasant. Aggressive annual increases, tenants to pay for water (once was included in the rent), recycle trash bins removed, renewed lease includes paying for spectrum internet even though you another internet provider (frontier), which they introduced to tenants. They wouldn't remove the fee for internet services you don't use. This place is going down hill; typical with new management, all about their profits.

Look at the complex layout map. It's huge but feels like living at a lake in the woods. Very pleasant, responsive staff, and the maintenance and grounds crews are outstanding. LCA is close to a hospital, shopping, great schools, Suncoast Parkway. Highly recommend.
I enjoy living here, my neighbors are nice. If you love water views, ducks, birds and squirrels, this is your place to live. My apartment is somewhat updated. Pest control is offered but I don’t need the service. Basic cable, valet garbage pickup and water is included. If I had a suggestion, I strongly suggest a four way stop be placed at the cross section of the back gate to regulate the speeding.
This is a great place to live. Maintenance and staff are so friendly and any issue I do have it Completed that day. The only issue I do have is the parking I wish that resident should have one assigned parking space to many nonresident parking in our spots and I feel like I can’t leave my apt bc of this.
The apartments are SO outdated and grossly overpriced for what is offered. They say that the apartments receive pest control but there is an awful bug problem. The one bedroom kitchen has ZERO counter space. The windows upstairs dont open. I had accidentally burned dinner and couldn't ventilate my apartment.
The moment you drive into the property you feel at peace. The grounds are beautiful, the amenities are great, you can't beat the pricing with all that's included, and the staff are fast becoming like family - they truly care about their residents! I would HIGHLY recommend this community to anyone that is looking for somewhere they can really call home. You just can't beat it anywhere else.

I can't say enough positive things about this community-from the front office staff to the maintenance to the grounds crew! They are extremely responsive to any needs or concerns and you can tell there is plenty of TLC for the property. All the ladies in the front office are very friendly and helpful but I especially want to give a shout out to Tammy and Debbie! I would highly recommend Lake Carlton Arms!
My sense of security has been violated several times while living in lake carlton arms. I have asked the office several times to notify me if someone is to come into my apartment. I was told by one of the office ladies that maintenance cannot contact me because they dont have a phone. Im waiting because in 2018 who doesnt have a phone. I am available to come whenever someone needs to come into my apartment and would like notification. That should not be a problem. I have had things missing and also have had things moved when im not home to find out later oh maintenance was in your apartment. I think the office believes I need to put full faith in the contractors that they have to come and do work that they are honest people. Im sorry but im not that trusting and for peace of mind to give a phone call when someone is entering the property does not seem unreasonable. I had to go to the property manager and she stated that people shouldnt enter unless a fire or flood without my knowledge well I have had none of those things and people still are coming in. I dont have bugs and I met the exterminator guy and I for one would not want him in my home while im not there. I guess this place has had some infestation before reading previous posts. My neighbor has a sign on her door do not disturb my question is why? is this place a hotel? Obviously she has been violated also. Well it is just disheartening to encounter something as simple as call me when someone enters the residence and i will come to watch so they are not snooping in my belongings. Just feel violated!
I feel violated every time I leave my apartment. Maintenace and exterminators in and out of your apartment uanannounced. I’ve requested several times to be notified when intruders are entering my apartment. They refuse to notify when people come on property said that isn’t there policy to notify residents. I am very meticulous and have noticed things been moved or removed or left in my apartment. Feels violated when you come home and know someone has been in your home. Also asked to pay extra to hang a television and they say you cannot hang 10 pound tv.

I know you guys NEED this. *****Esp if you're moving from out of state & looking at 75 apartments per day like I did***** My partner & I are relocating from out of state for better quality of life. Trust me when I said, I DID MY RESEARCH FOR YOU! I have called literally every pet friendly apartment/condo/private home rental possible from Tampa to Clearwater. In total, probably have made 200 calls. Lake Carlton is IT. First of all, if you have dogs or cats - you ARE looking at a *NON REFUNDABLE PET DEPOSIT* - the lowest price i got was $250 per dog, highest being $600. Tampa is strict with this. LAKE CARLTON IS THE ONLY place without this. Not even kidding. ONLY PLACE. Second, they pre-lease ALOT in Tampa. This means that you put down a deposit and sign a lease WITHOUT seeing the apt. Scary right? Yeah, I could've passed out from the anxiety. UNTIL I flew in to visit..... Oh. My. GOD. I cannot begin to tell you how worth it this place is. And it's obvious why this place fills up so quickly. Their waiting list is NO JOKE. Get on it! If you're single, a young family, a small family, this place is for YOU. The units are spacious, the prices are the bets in the area, the views are SICK. It's GORGEOUS, CLEAN, SAFE. You see pink flamingos fly by the lakes, tons of greenery. I mean, it was like a joke, gorgeous. Downsides.... I'm a city girl & saw a gator in one of the lakes. Scary for me. HOWEVER there are signs by the lakes warning you in case you're not from Florida & might cry, like I did. :) FUNNY STORY... Alot of the apartments you'll see on this website, "In The Area" I happened to drive by during the visit... Pretty apartments, ugly neighborhoods. I'll try to be nice about it, but don't bother. Trust these reviews, don't ignore the warnings, TRUST! All in all, this place is incredible. The office made things comfortable and smooth. It was a seamless process. If you qualify for this place & are moving from out of state for a fresh start, DO IT.
Been here for a year, already got a notice that rent and pet fee will be increased estimated $50 more,washers are always full it's hard to find a good time to get laundry done, water/machines stained clothes, careful what you wash, appliances are out dated,parking spaces limited sometime theirs no parking available at night due to outside visitors, gym is big enough for 3 people only has 3 different machines to choose from Perks are the nice size in patios and how close we are to grocery stores/shopping
I live in a "gorgeous" serene gated community! Excellent maintenance and the staff are helpful & friendly! The grounds are well maintained and beautiful. Plenty of swimming pools, laundry facilities, side walks, lakes, and wildlife. I really enjoy the different birds! We also have wonderful neighbors. I have lived here for only a year, but could easily stay here the rest of my life!
Outdated appliances, laundry rooms tend to be very busy and the upkeep of the washer and dryers is not that great. A select few of the women in the leasing office are very polite and good to be around. Others are not even approachable. The maintenance guys here are great. If you have an issue they are out there day of to fix the issue. Overall this place is good for older couples and younger people getting a start on things. The cable package they offer is ridiculous. More then half the channels you get for free, are Spanish speaking channels.
I have lived here for 9 years now and I have moved a lot in my life, and lived in several apts before, however this is the nicest, cleanest, friendliest place I have ever lived. It is affordable and we have 24 hour security and 24 hour maintenance. The entire staff is always very courteous and helpful. We are on 500 acres and it is kept up so beautifully and clean. I recommend this to everyone I know. We have 4 Clubhouses, 4 pools, 2 fitness centers and close to everything. We have a touch of country with the wildlife and lakes on the property with the convenience of hospitals, grocery stores and malls close by.
I lived at Lake Carlton for about 2 years and I loved it. Maintenance is fast and friendly. The complex is always clean. The only issue I had is that I broke my lease early and they are trying to charge me for 2months rents instead of the one month agreed.
I breathe a sigh of relief every time I enter my apartment. It is home. It is comfortable. I have a one bedroom apartment with large rooms which accommodate all of my furniture, including a king-size bed. There is plenty of closet/storage space – a walk-in closet and another double closet in the bedroom along with an additional closet and a full-size pantry in the hall. The grounds are well-kept. The office staff is always pleasant and helpful. When I place a call for repairs, it seems like someone is there to fix the problem before I hang up the phone. Almost all of the apartments have a patio facing a lake and each apartment is surrounded by a small area for gardening. The apartment complex is located near two major grocery stores and close to many other retail stores and restaurants. And for all of these accommodations, you can’t beat the rent. I have lived here for eleven years and as long as I remain in Florida, I would not dream of moving.
Great apartment for the people who like lakes and fishing and the quiet life. The office staff is very helpful with any issues. We have four pools and two are heated during the winter. There is shopping close by and the malls are within a few minutes by car. Sandi L Tampa,Florida
Mountain top gated/resort style community overlooking downtown Charleston - only a 5 min drive. The property is lined with gorgeous hiking trails laced with blackberries and other edible treasures, a real nature lovers paradise! Property has two heated pools, hot tub and fitness facility. Individual units come with luxury finishes like granite, tile and wood and come equipped with all the typical amenities one might find in a modern structure. The community is diverse, which is very important to me, and friendly. Staff and maintenance are also very friendly and quick to respond to maintenance requests. Reason for the 4 stars - Had a few issues with the mail system, which I am assuming is a by product of being a brand new community still under construction, and noise levels between units, which seems to be amplified compared to other townhomes I've occupied in other states. I really have no complaints about this community, it's gorgeous, friendly, relaxing, and the positives far outweigh any negative. Come see for yourself! :)

Might be a little too soon for me to write a review of this place since I moved in a little over a week ago, but I can't stop raving about it . For such a large community, it's kept in really good shape. It's like living in a nature preserve with all the wonderful waterfront views and diverse wildlife. They have everything from studio apartments to two level townhouses. I live in one of the townhouses and am very pleased with the condition it's in. The buildings are on the older side but are very well maintained. My shower had an issue working properly when I first moved in, but maintenance fixed it very quickly, which was greatly appreciated. There's nothing worse than putting in a maintenance request at an apartment complex and waiting days for someone to fix the problem. Fortunately , the maintenance staff here responds very quickly . Rents are very affordable here which is probably why the complex is so popular. I've never felt unsafe walking the dog at night either which is a big plus. Still have yet to take advantage of the 4 pools and 2 gyms the community offers but it's nice to know there are lots of options when I do .
The service is adequate, the apartment is dated but the rent is fairly reasonable. The biggest issue after 4 years of living here is the raising of the rent every year. A modest increase is one ting but a average of $40 a month increase is too much. No tile, no granite, older appliances, little to very little closest space. Tennis and basketball courts need repaved. Gym is only big enough for 4 people at a time. Only real positive is the 4 pools on property.
I LOVE living here! The grounds are beautiful and well maintained. With all the lakes, trees and ponds it is so peaceful and serene - an oasis in the middle of the city. It's very quiet and I feel safe coming home late at night (safety was a big part of my decision to move to this complex). The staff is wonderful and are very quick to respond to any maintenance requests. Trash water and basic cable is included in the rent which makes it a wonderful value. I honestly can't see myself living anywhere else.
I'm a disabled veteran and have a bulldog who is my service dog.there is a 50lb limit and breed restrictions. All the staff were very understanding about my situation and helped me emencly in finding me a place to finally call home! The grounds are very well manicured and constant improvements are the norm. Security is on top of things Wich makes it a safe place to live. Almost every apt is lake front with tons of wildlife to enjoy. You will not find a community so inviting!
The place is massive with beautiful scenery (lakes,wildlife, etc.) My neighbors are very quiet and respectful. Pest control every other month, low deposit, and free trash removal.
I love living in Lake Carlton Arms Apartments. They have everything you could ask for in an apartment from swimming to tennis to Kayaking/Canoeing, nature walks, fitness centers and much more. The staff really makes you feel welcome when you come into the community for the first time. When I arrived at my new apartment, I was amazed at how spotless and clean everything was. There was even 3 bottles of water in the fridge and a welcome bag with a card on the counter welcoming me to my new home. The maintenance crew respond in less than 24 hours to make any repairs if needed. The apartment is about 20 years old but kept amazingly beautiful and clean and much more spacious than the newer apartments in the Tampa Bay area! A beautiful view of the lake with privacy fences that block off your neighbors can make a home more cozy in a apartment/town home community then sometimes an average home. With limited space for women like myself who pack for a week when going away for a day- it can be a little tough, but with extraordinary space saving organizational skills the universe is endless.
I have not moved into as yet, I will be moving in on 6/13, The models that I was shown were very clean and well appointed. The Ladies that I talked with in the office were very well versed in all the amenities. Since I have not moved in as yet , I can not comment on Maintenance Service, Noise, etc.
