Property Ratings at Lake Crossing Apartments
I've lived in Lake Crossing for 2, nearly 3 years now. The unit I'm in now was the first apartment I've ever had. I've found LC to be a really good first apt. Here are my negatives and positives. Negatives: My apt is one of the ones that has been "renovated" to have more up-to-date appliances and features. This is nice at first glance, but when you take a closer look, you notice its faults pretty quickly. The wooden floors are not pushed together properly, so dirt builds in the crevices. The granite they chose for the countertops makes it difficult to see when something is dirty as it will blend into the pattern. I've also noticed that there are tons of small details that just seem poorly finished, such as underneath the floating cabinets or the paint being chipped around the windows. I've consistently had pest issues like ants, roaches, and fruit flies. The roaches are either very alive or very dead and are more so a reminder to me to call the front office to request pest control to come to my unit. The ants and flies, however, are different. The ants keep showing up on my window sills and, at this point, I think the windows may need to be replaced. The flies are persistent. Just when I think they're gone, they're back. I've tried everything; stuff for the drains, fly-catchers, an indoor bug zapper, etc. It's more just fly management at this point than them ever being completely gone. Maintenance time is terrible. It will take weeks for something to be fixed in your apartment if you have an issue. This isn't the fault of the staff themselves, however, because they are understaffed and some things that may need fixing they need to order a part for, which also takes time. This isn't necessarily a negative, but the unit I'm in keeps heat in really well. In the winter I rarely turn the heating on, but in the summer the AC works overtime. Positives: The management team that runs LC are great. Anytime I phone the front desk, they're always pleasant and understanding. I've had no issues with the staff. The location of LC is really nice in my opinion. It's close to the highway, Santa Fe, and Magnolia Park which has loads of restaurants. The noise level isn't very high either. The only time it's an issue is with upstairs neighbors stomping (very rarely/depends on the person), dogs barking, or just someone having a loud vehicle when they leave or return from going out.

I have been living here for 3 years going on 4. From the first day, the staff have been so kind and welcoming. Upon arrival to my apartment they had a care package for me and for my dog. Any maintenance issues I have had they took care of in a timely manner. The front office staff is beyond sweet. Caitlyn always remembers me by name and her and Sydney always have a smile on their faces. The team at Lake Crossing always have treats for you at the front office and do little events every once in a while for their residence. Their amenities are clean and in good condition. The location is a short drive to anywhere in Gainesville and it is a quiet, pet friendly neighborhood. I would and do recommend this Lake Crossing to anyone!

This apartment complex is by far the best place I’ve ever lived! You enter through a beautiful gate and the grounds are clean and properly maintained so thats always nice to come home to. Everyone who works in the office Terri, Kaitlyn, Lauren, and Sydney are always super friendly and above board helpful especially the maintenance team. When my dryer broke Shawn and Nicolai came the next day and assessed the problem. They took the time to explain to me what the issue was, how they were going to fix it, and when I should expect for the issue to be resolved. I appreciate that they made the effort to be thorough and timely in this matter, but more importantly I admire that there was clear and open communication about the issue and that they were honest about the timeline of fixing it. That was a huge problem myself and many other people I know experienced in the area was that unfortunately, most other apartment complexes are just not above board. Lake Crossing is my little sanctuary in Gainesville and I am very happy to call it home!

If you want to live in a nice apartment with tons of natural light and park like setting this is the place for you. I have been living here 2 years and still love it. Quiet and super walkable nice restaurants, shops, doctors offices, hair salons all with in a short walk. Kind staff and nice events for the residents. Apartments are updated and I love the large screened in porch. Close to everything.

I'm moving into my second year here at Lake Crossing, my 6th living in Gainesville. I love my apartment, my community, and our management team. Move-in was super smooth thanks to Kaitlyn, (who has since moved into management!) any maintenance requests I have are completed promptly, and the community is always upkept (thanks Shonda for doing such an amazing job keeping our neighborhood clean!) As a petite female, it's important to me to feel safe when men enter my apartment, and all maintenance work is incredibly professional and gives me the feeling of safety from beginning to completion, and I appreciate Sean (and his team) from maintenance for providing that security and professionalism to me. Communication is excellent between the office and residents and everybody who comes to my apartment is constantly praising how nice it is as well as the community. I feel comfortable, safe, and respected here at Lake Crossing and love that I have a great professional management team ensuring it stays that way. I've been here about a month and regret not having found this place when I initially moved to Gainesville two years ago. Lake Crossing's staff is courteous, professional, and friendly. Lauren and Kaitlyn helped with my move-in process and made it a breeze. The grounds are well-kept and litter free. Maintenance is prompt and professional. I feel safe here and a part of a lil neighborhood. I really enjoy Lake Crossing.

This complex is the quietest that I have lived at in Gainesville. The managers are professional and helpful, and maintenance is excellent- problems are quickly and efficiently addressed.

I've been here a loooong time. I've been up and down a few times on my opinion, but all in all, it's been a good experience. First, the property is a bit older than some of the neighborhood, along with its next-door neighbor, Huntington Lakes. There's no way around that. The age is showing a bit. The thing is, overall, the property is very well maintained. As things go wrong, they're replaced. I currently live in a renovated apartment, and I really love it. I've always had issues with the turnover in the office; Contemporary has a bad track record overall for this. I never know the names of anyone other than the 2 managers, they change so often. However, the management that is here currently, especially the property management Terri, is doing a really good job, and they've actually been here a while. There are activities, there is vastly broadened communication (the website is pretty good now, and maintenance requests are carefully followed up on, and the maintenance staff is good), and I feel like my needs as a resident are met well. It is my plan to continue living here well into retirement for now.

I totally agree with the residents who were complaining. Last year 2019 it was a luxury place to live in starting from the professional staff, quick maintenance, frequent celebration of events, acceptable price and friendly residents. This year all I mentioned went down.

I've lived here for almost six months, and I love it! I am actually surprised to see negative reviews. The apartments are older, but well maintained and care for. The walls are pretty thick, and while we hear noise every once in a while, it's very quiet here. It's actually quieter here than the rural neighborhood we used to live in. I was shocked, given the fact that there are 250 some odd apartment units here. I haven't had any major issues or troubles, and love living here :) I've had to put in a few maintenance requests, and it can take a couple days for them to come out. I can say that when my shower rod broke, they were here first thing in the morning, and in less than 24 hours after I put the request in. So when it matters, they've responded quickly to my needs. We did have a wasp nest outside our door. We ended up taking care of it ourselves, but I was super impressed with the pest control expert because he sat with me for half an hour to explain the difference wasp species and to make sure that I knew how to handle them. That was worth the wait. As far as the staff goes, they all seem friendly and professional. The manager was actually the one that showed up the apartments and property and she has gone out her way to ask how the moving process was. She's available as well, which isn't always the case with management. The assistant manager is also very friendly and goes out of her way greet me if she sees me around. The other staff is nice and they're always professional. I see how they treat one longtime resident that hangs out in the clubhouse, and it makes my heart smile. LC and two other apartment complexes are managed by the same property management company. I think they swap some of the staff if needed to cover the other offices. This community is pet friendly and my dog loves it here! The grounds are very nice considering all the pooches around here. There are poop stations set up all around the property so that you can bag it and toss it away. If I had anything negative to say, it would be that some pet owners are lazy and people on higher levels tell their pets to go potty as they stay in the doorway. So you have an unsupervised pet, an unleashed pet, and poop that does not get cleaned up. This is not LC’s fault though. I would definitely renew my lease :)
If I could give them a zero, I would. The apartments do not look like the model. When we moved into the apartment; the bathtub, toilet, bathroom sink, kitchen sink, and light fixtures were broken. The countertops and floors were stained and the walls were not painted. The apartment was not clean, we had to clean it. It took them three weeks before they even started repairs, even though we had leaking water from the sinks. We had a roach infestation the entire time we were there, most likely due to the lack of upkeep of the apartments. We used Bengal to keep the roaches under control. They have a revolving office staff and unprofessional management. Please note that these were only some of the issues we dealt with. Save your money, time, and sanity and find somewhere else to live. You will not find “luxury” living here.
Lake Crossing is a mixed bag that has trended downwards over the past two years. In terms of positives, the grounds themselves are quite nice and the neighborhood is mostly professionals and families. The apartments also have relatively thick walls, so you rarely hear noise from nearby residents next door or above you. Finally, the community is pet friendly, with bag stations placed throughout the neighborhood. Unfortunately, these positives are increasingly outweighed by the negatives, which have continued to pile up in the past 24 months. First, the office staff experiences frequent turnover. Recent employees who have been hired are typically unprofessional and unfriendly. I usually avoid going into the office unless I absolutely have to, as their demeanor usually makes me feel as though i am not welcome. Put simply, the friendly faces you meet when you sign your lease are not representative of the same office staff you will interact with once you are a resident. Second, the maintenance staff is slow and under-staffed. The typical wait time for requests is usually at least three weeks. This is not an indictment of the maintenance workers who themselves are quite nice and industrious, but instead a fault of the property who need to hire additional staff, especially given these workers are regularly renovating empty units rather than assisting current residents. Put simply, it is disheartening to see new appliances installed in an empty unit next to you while you have already waited two weeks for your own broken appliance to be fixed. Finally, the general value of the complex is relatively below surrounding communities, which in hindsight are better options than the aging units available at Lake Crossing. The roofs across the community are aged, the kitchens are outdated with stark white cabinets and countertops, and the front gate regularly experiences outages. The most up-to-date apartments in the complex now rival the cost of nearby complexes just across the street. If you are looking in that price range, there are better options available to you than LC.
