Property Ratings at Lake in the Pines
I’ve never had such a truly unpleasant experience at an apartment before. From day one, it was clear that the place was ROACH infested, which was not disclosed before moving in and we were denied a walk through. The staff here seems completely incompetent and incapable of effective communication with each other, which only made matters worse. To top it off, they kept my security deposit, despite my efforts to clearly convey just how bad the apartment (especially the carpet) was. I would strongly advise against renting here.
I wish I could give 0 stars. This place is horrible. When my husband moved in the place was a WRECK. They claimed they cleaned but they didn’t. Stuff was left over from the tenants before us. Bugs everywhere. The people that live here don’t care and steal your stuff. They file false complaints about you. My packages have been stolen so many times. People DO NOT pick up after their pets. Parking sucks, they won’t paint the lines. Black mold EVERYWHERE. You hear gunshots every night. Police are here all the time. In general it is NOT A SAFE PLACE. Laundry rooms are unkept and nasty. The dryers take 3+ times to dry for a small load. Wifi is horrible, it’s $60 a month for the worst Wi-Fi. The only thing okay about this place is the office staff. That’s it. I cannot wait to move. I wish my lease was shorter to move to a safer cleaner place.

Thank you for connecting to share your concerns. While we are glad to hear you think so highly of our team, we want your entire experience to be just as great. When you have a moment, will you please contact us at feedback@edwardrose.com so we may discuss your feedback regarding upkeep, Wi-Fi, and your peace of mind? We hope to hear from you soon.
Once my wife and I moved in we noticed the apartment was filthy, infested with roaches and had mold. 3 outlets in the living room didn’t work had maintenance come by 6 times and each time they said they were fine, but in fact weren’t. Plumping is horrible, it would’ve been nice to shower in the morning then at night not have to stand in water from your morning shower. The wifi is horrendous, paid $50 for 100mgps did a speed test and got around 5mgps and the wifi would go out probably 10 times a week at the minimum. Laundry rooms are DISGUSTING, you have to wait hours for people to get their clothes, and 2-3 machines would always be out of order and you have to pay to use them and you have to use the dryer 2-3 times before your clothes even got dry. The mountainous speed bumps going into the complex are aggravating. About once a week in the middle of the night you hear people screaming and fighting then see Fayettevilles Finest flashing lights in the windows. Gunshots every night. Carpet cleaners every night INSISTING on trying to come into your apartment to try and sell you a vacuum. Not upkept at all, the Leasing Office is really nice but the apartments are the total opposite. People park however they want. CONSTRUCTION ALL THE TIME lived there for 7 months and there was construction the ENTIRE time. Do not move here for the sake of your sanity.
The pictures will fool you, like they did me- my husband and I rented for a year while we waited for housing on Fort Bragg, and it was the worst apartment I’ve ever lived in. I thought it would be a quiet, peaceful, and beautiful neighborhood but I was dead wrong upon moving in. The appliances in the 2bd1bt we rented are from the 90’s and barely work; the insulation on the doors and windows were barely there so bugs and roaches slipped under the cracks VERY often; the toilet was filled with black mold inside the septic tank which we were instructed to just bleach but why were they even given to us in that condition?; the closet doors fell off every time you opened them; the washers in dryers are so crappy that they don’t even dry your clothes, and you still have to pay at minimum $1.50 for each load. Mind you, there are four washers and four dryers for 3 apartment buildings, with 17 apartments in each building, so most of the time they are all in use and you have to wait hours for people to collect and move their laundry. The worst part was definitely the management. Because we rented during COVID, I was lenient because I knew this was a tough time we all were trying to get through, but after a certain point enough was enough. My calls to the front office were always ignored at least two times before someone snapped at me and asked what it was I wanted, and it seemed like they tried their hardest to never do their jobs and barely be there for their residents. During my time at Lake in the Pines, I became friends with one of the maintenance men who lived near my apartment, and even he had a rough time dealing with management. All this to say, save your money, your hair falling out, and your time and DO NOT RENT HERE.

Please allow us to address your specific concerns by contacting us at feedback@edwardrose.com at your earliest convenience. Thank you for reaching out.
Take this from a current resident, move somewhere else. The pros of this apartment complex is the location, maintenance staff, office staff, and the utilities included. The cons is the Internet is horrible, walls are thin, dated units, and high light bills because the windows need to updated and the venting isn’t great for the hvac system. I can go on and on, the new rate for these units are not worth and I will not be renewing my lease.

There are a ton of apartment options in Fayetteville, but its not easy finding a good deal. These are great bang for your buck apartments and are in a good location. The icing on the cake is that they have an amazing staff that cares about their tenants. I highly recommend Lake in the Pines. Value! Value! Value!

We're so thankful for your review of our community! We're glad to have you as part of the Lake in the Pines community!
If I could give it 0 stars I would! I work as a move out cleaner and these apartments are disgusting! The showers and tubs are constantly covered in mold and always smell like urine! The worst part is they just cover the mold up paint and grout, they don’t even clean it! The carpets are nasty and the hallways are even worse, there’s always nails lying around and the laundry rooms are disgusting as well! The kitchens always have bugs crawling in them and the bedroom window sills always have mold lining them! DO NOT LIVE HERE!
As a single 60 yr old disabled woman I was skeptical of moving here. The staff made the transition so much easier for me. I have never been treated with anything less than a smile and a personal greeting in the office. The know their resident and the staff is tremendously responsive and caring. I am so glad I chose to live here.

first of all the place is in terrible shape. The apartment quality is cheap and it constantly smells like weed. Then there is the constant crime. Our neighbors had the cops called on them 6x in 4 months due to loud music and fighting. They finally went AWOL and I had MP's banging on the door asking about them. Getting matience to check on something would be a miracle. The office staff have high turnover so everytime we had to go to the office we ended up speaking to a whole new leasing agent. Also in February of 2018 during the Superbowl someone was drunk waving their gun around in the parking lot. Just don't do it.

We find these accusations to be not true and wish you would discuss your concerns with management rather than posting this online.
so when I first moved in our internet didn't work because we apparently didn't have the right modem so we had to pay $25 for on of theirs. Also its frustrating not to have a dishwasher in every apartment and a washer dryer hook up even though I asked for one after I filled out the application to come live here. the laundry room is always a mess and there is barley enough washers and dryers. the carpet is cheap and the bathroom is small and the kitchen is small and so is the closet. if you ask for a apartment tour they wont give you one even if you ask multiple times. I cant wait to move out of here and also I do not appreciate the fact that our hallway always smells of weed. the staff are alright and are sometimes helpful.

Each resident has the right to view their apartment before signing the lease. If your apartment did not have the amenities that you were seeking, you had every right to mention it prior to signing your lease. Tours are given to anyone and everyone who asks.
Current resident who has been here for six days. When you move in you have two choices, use their private wifi or get century link. Seeing as century link has never been what I need it to be I went with their private wifi. On move in day I purchased the most expensive internet package they had available and it would not work. I put in a service request and In about three days someone arrived to remedy the situation. The wifi worked when they left but about ten minutes later stopped working and has not worked since. I have put in another maintenance order and was told it would be handled on Monday. It is now monday and I'm being told I will have to wait until tomorrow (which will probably change to another day tomorrow). I have a project due tomorrow that is 25% of my grade and cant do it without wifi. Not only will I more than likely receive a failing grade. I have also been paying for wifi for 6 days and not been able to use it at all.
I looked into this complex and got nothing but a run around from day one. Not very military retired friendly. Not sure what’s available send them money then they called and they wasn’t available. Paid over 92 dollars for their basic dish cable. Does not include local channels I found out by calling dish. 95 percent of time cable has no service just like today 30 minutes before super bowl theirs no signal and of course you have to call the office for problems. Definitely look elsewhere. Washers are broken and waiting on company to fix them. No initiative to make residents satisfied but god help you if you don’t pay on time.

Thank you so much for sharing your feedback. We’re so sorry to hear that your time here at Lake in the Pines hasn’t been positive; that’s not at all what we hope to hear! Our team works hard to try and make sure each resident can happily call Lake in the Pines their home, but is always open to hearing more about how we can improve. If possible, would you be able to stop by the office to discuss with our team in person? Or, perhaps calling our office to directly talk with management? We’d love the opportunity to think through some solutions with you!
I lived in this location for 6 years and never had any issues and always paid my rent on time. I deployed and tried to reapply and they denied me for lack of rental history and credit. Due to the crime and constant complaints of tenants. They should be thankful that people actually want to live there!

When my husband and I got stationed at fort Bragg we looked around for apartments and saw the good reviews on here so we decided to go with it. They were nice and good at first, till we had a loud crackhead neighbor upstairs who always blasted his music 24/7. In the middle of the night and would fight with the woman he brought home. The apartment wouldn't do anything about it and the police couldn't cause they weren't "loud" enough even though it'd wake us up in the middle of the night. Also when my husband got his orders for deployment we had to terminate our lease and gave them 30 day notice like they said. We gave it to them the 10th of July and we were out before the 10th of August, so we paid part of the rent since the cycle starts the first of every month. We turned in our keys and paid like $185 for those 10 days and they said we were all set to go and if our apartment had no damages we'd get our $400 deposit back. Then just a couple of days ago they mailed me a summary of our payment and said we owed them $25.81. They charged us the whole month instead and because we had no damages they put our security deposit towards that and subracted our $185 that we paid them and had a leftover fee of $25.81. We called and they said "yeah, you're just gonna have to pay that because after the 10th we charge you for the whole month." WELL WHY DIDN'T YOU GUYS TELL US THIS WHEN WE CANE TO CANCEL OUR LEASE AND PAID YOU GUYS THE $185 YOU GUYS TOLD US TO PAY? I know it's just $25 but it just makes me upset because they lied and told us everything was good to go. So no, I do not recommend this place even though it's cheap and affordable. Also there's a lot of these little like millipedes or whatever in the apartments and it's gross. Pay a little more for a better place.

Please feel free to contact the Past Resident Department (248-686-5300) to discuss the move-out charges that you incurred from terminating the lease agreement.
I moved here less than a year ago. It's my first apartment here in fayetteville and when I just moved here I heard so many negative comments but being here I did not find that to be true. It's quiet and safe with a friendly office staff. The maintenance department is also very efficient. Rent is also affordable . My only disappointment is I wish the community had more to offer in terms of recreation because they only have a swimming pool. Other than that it is a great place to live .

Absolutely perfect for those starting off in life. You are perfectly located near Fayetteville, NC and a library for those long nights you may spend studying and gathering information. Including the apartment is walking distance away from a short-stop store! The amenities included are great, and the common place is unlike no other for the price you are paying. The pool, located near the leasing office, is often guarded with a staff who truly cares about the safety of their residents. Furthermore, as I mentioned above, if you are a student who is searching for their first dream apartment or even just someone who is seeking independence for the first time in their life, Lake in the Pines would be the most perfect fit for you!

Thank you so much for your review. We're glad to have you here!
The apartments are modest, and can use a little updating. The rent is inexpensive, and perfect for someone needing a temporary living space.
Inspirational? Not for this place, There is no location within apartments for air filters to be changed every 3 months as done in all prior responsibly run apartments I have resided in and the vents in the air ducts are full of pollen, dust and other contaminants leading to poor, unhealthy air quality that has unfortunately been negatively impacting my health. First night I moved in I had a flashlight in the bedroom which has no light source whatsoever, and when lit it revealed pollen, dust and a large abundance of air pollutants floating in the air. I have become very ill living here and I am seeking to find a new place it is so bad and I will be contacting the Dept of Health about this issue. Also of note, I spoke with the manager here and in a phone conversation she revealed to me many places I go to off site of the apartment residence as though they were following me and what I do, where I go, which I found incredibly disturbing and highly unprofessional. The employees within maintenance clearly spy on tenants here and are also horrendously irresponsible with their work even leaving nails laying all over the ground after working on the decks here and children run and jump in these areas playing and could easily be harmed, let alone adults walking to and fro as well who could step on them and be injured. They do not care for nor respect their tenants. When in the office area around the women who work within it, many of them have openly spoken in front of me about other tenants after they left the office putting them down and being negative. I hold no doubt they do it to all as we each come and go, and though their personal opinions are not of great concern to me, I found it highly unprofessional once again and a clear show that they do not care one bit for their tenants nor the fact that the hard earned money from those who live here pays their salaries and is their source of livelihood for this business. The men who are employed in maintenance hang around the front of the apartments peering inside and thus I no longer keep my sliding glass blinds nor bedroom blinds open to allow in sunlight during day hours. Privacy here is difficult. The fellow tenants are truly good people and many honorable military and honorable veterans live here due to it's affordability, but as much as this place claims to support our veterans and military men and women they do not even allow any of us to hang our nation's flag on the decks/patios. I do not recommend living here
Its definitely worth the money, quiet neighborhood & the apartments are nice & spacious
