Property Ratings at Lake Lucerne Towers
There's absolutely no excuse for a 9 floor building in downtown Orlando to have all 3 elevators down for multiple days. This is very clear evidence that management is very slow to respond, does not take issues seriously, and very cheap when it comes to maintenance. The property is old, and the management is not cooperating with what needs to be fixed. Elevators are not an amenity. Elevators are not a luxury. they're necessary for access to all residents, including the ones who are in wheelchairs. There's absolutely no excuse for the elevator problem to be prolonged as it has. 911 was called yesterday to extract a resident from the freight elevator that for stuck. That's a horrible and terrible waste of time for the city's emergency services. Management does not care about lake Lucerne Towers image in the Orlando community.
In the last two years the management has declined along with the interior of the property. They recently poured money into fixing the exterior of the building, but neglected to fix the elevators. Instead they wasted money on the landscaping over the residents elevators. People prop open exterior doors letting anyone just walk in, instead of of using the entrance that requires a card. Big security risk and management doesn’t care. I would not recommend this building if you value safety and functioning amenities.
I thought the management team when I moved in was bad but the new team is a joke, especially in times of crisis. I was told that my security deposit ($1800) would be returned within a few days of my moving out, but the new team is not respecting that. I have called three times and sent multiple emails since moving out a week ago and every time I am told that the office manager is “out of the office right now” and to “try again tomorrow”
this is a trashy place with really bad management. Please do not consider staying at this cheap place although it is close to downtown. The manager would spy on you every day and every time.
I would Stay away from this apartment. The management is a total mess and they would try every way to make your daily life hard here. Few things to note before you plan to rent at Lake Lucerne – Remember at first, the people in the office will be nice and act like nice people to you but eventually once you have signed the lease, everything changes right then. The uHaul vehicle we brought for moving our stuff was towed next morning because we parked the vehicle for the night in the parking during our moving in. We had to pay $260 for the tow. You cannot have friends or guests over to your apartment according to the Manager Kate. Your family cannot come to visit and stay with you here for few days. There is trash everywhere in the parking lot and living floors. The swimming pool is really dirty, and the gym machines are never lubricated. They always make noise or either require repair. I signed my lease in June 2019 and cannot wait for May 2020 to come sooner. The apartment is under repairs for the next six months so there are construction workers everywhere and you must be cautioned while walking around anywhere outside. This place gives me the worst vibes ever to stay. Even after all this if you plan on staying here, please read the lease agreement and I am sure you will change your mind.
When we first moved in, we loved it, but now, we can't wait to get out. They started construction in the lot next to as well as behind and it is Monday through Saturday 7am-5pm or so. They are building apartments and a spot for a grocery store/cafe/small shops which will be really nice but they will not be ready for at least another two years. The building has also decided to do some much needed maintenance. However, you have no idea when or what they are doing so there is banging occurring at odd times or other random noises and/or disturbances. It is a great location but it is not worth the current price due to the current conditions.
The view from Lake Lucerne Towers is simply the best in the city. The gorgeous Orlando skyline which shines at night across Lake Lucerne is alone worth the rent. Management, staff, and maintenance are also extremely kind, personable, and helpful. Management knows its residents by first name and regularly ask how you're doing and what they can do for you. Recently, I had a minor issue with ceiling tile in my bathroom which was repaired in a day. When finished, my whole bathroom was sparkling clean (better than before). In fairness, the downside to the apartments is obviously the kitchens. They're older apartments, and thus so are the kitchens in the units. While not ideal, the spaciousness of the unit, amenities (including pool and gym), staff, and definitely view, make up for it. Overall, I highly recommend the apartments to anyone who dreams of living downtown in a city. I've lived in D.C. and Pittsburgh, and the property here in downtown Orlando for its price and accompanied by an amazing staff makes this a complete steal. -Tanner
The apartments are acceptable and the location is very good for us. Management is horrid. Even though there's a major shortage on rentals in Orlando, they can't keep the apartments filled. The worst is they make you pay a penalty equal to two months' rent if you need to get out of a lease. That's even if you give the required 60 days' notice. For a one-bedroom, that's over $2,000. No exceptions, even for sickness, relocation, death. When we moved in (2006), they said they had started to paint the outside of the building. And sure enough, you could see on one side that the new color had been painted on about a quarter of the building. Know what? IT'S STILL LIKE THAT 11 YEARS LATER! Embarrassing! There have to be dozens of better places to rent in this city. Read the lease before you sign!!
Building hallways stink, because they never clean them. Mold in the laundry machines, grounds are not maintained, trash all over parking lot. Kate, the property manager, will make all sorts of grand renovation promises. In order to get you to sign a lease. Nothing has been done to improve the building in the year and a half, that I have lived there. She then will blame her boss and call him a liar. The exercise equipment has been broken for months. Finally, the security gates almost never work along with large holes in the surrounding fence.
I had an appointment and was excited. Nice looking area, but dingy looking bulding when I arrived. Leasing agent was not present for my appointment and nobody was at the concierge desk, so I was stuck outside despite the appointment that I got a few reminders about. Then, filling out the paperwork, and asking questions I get hit with their no lawyers--practicing or non-practicing and no law students. Disappointing they have the policy, didn't warn me before my appointment and didn't explain or defend. Didn't try to get more information about my work, just confirmed I passed the bar and refused to show me an apartment.
awesome location for work downtown, but food desert for grocery. beautiful views across Lake Lucerne. the room is a good size and cozy. the building is old with poor insulation so consider the cost of energy (especially in summer months). property manager is hot/cold people person so pick the right day to talk to her.
The location is great for someone who works in Downtown. Forest Properties Management Inc. needs to consider hiring a different manager. Since I've been here, Kate has hired and fired as least 8 - 10 workers (from office assistants, maintenance workers, or concierge) or they quit altogether because they could not get along with the manager Kate. She uses her title to bully residents and she is quick to take a photo. she has a one way mirror in her office so she can see outside but you can't see her. She will spy on you so she can write you a violation. As far as getting maintenance to fix something... your emergency is not hers, so you have to keep bugging her. The residents are great and friendly but living here would be more enjoyable if you don't have to stress on dealing with the manager.
Downtown Orlando has it all, shopping,movies, music, sports, museums,lakes, a bustling nightlife, great proximity to all of the theme parks, I-4, the turnpike. And if you are NOT living at Lake Lucerne Towers, really high rent. Since my husband was working downtown, we wanted a place that was close to his job, but after looking around at the places downtown we went into sticker shock. Until we stopped in here. Yes, it is an older building. But older buildings are made of cinder block and that means you don't hear your neighbors every whisper unlike a lot of the new buildings that seem to echo everything going on in the building. It also has a pool that goes to 9ft and a courtyard with lounge chairs and tables. The maintenance staff is friendly and quick to show up if anything goes wrong. They allow pets, but it was 3 weeks before I even heard my neighbors dog. Kate , the manager, is also quick to answer any concerns you may have. And the size of the apartments? Awesome. The kitchen is smaller with older appliances, but well maintained. Did I mention the balcony, valet trash pick-up and limited access with an evening door person ? If you are looking for a "party place", it's not for you. But if you want a break from the hustle and bustle of life with a short walk back to the hustle and bustle , this is it.Not only do we get to live in Downtown, but with our savings, we can also afford to enjoy so much that Downtown has to offer.
We're going on our 10th month at Lucerne and we love it! The management isn't awesome, but they're harmless enough. They're increasing our rent but it's still a pretty good price for a place this size so close to downtown. Our apartment is super spacious and bright with lots of natural light. The building is charming with that mid-century vibe. The gated parking lot is stuck open a good portion of the time so don't delude yourself into thinking the building is as secure as they pretend it is, but I'm a 5'5" girl and I've never felt unsafe. Also DON'T GET AN APARTMENT ON THE 9TH FLOOR. It's the top floor so there's nothing insulating your apartment above the ceiling. They offered us $50/month off our rent when we moved in (in the winter) because the utilities would be high but our last energy bill was $300... and it wasn't even comfortable. We were still sweating all month. Our downstairs neighbors (in the same floor plan as us but on a lower floor) are only paying $130. Oh, and as someone starting law school this fall I think it's a little messed up that they specifically don't let lawyers live here (NOT JOKING)... you have to ask yourself what they're afraid of with that.
