Management is negligent, maintenance never comes to fix your issues, the units are severely overpriced, there are pests, it’s just an awful experience living here. The water for the units also is inconsistently heated, so you will have the heat set to one particular setting and then the water will oscillate from scalding hot to freezing cold. Management refuses to take accountability or apologize for any issues with the building. They never communicate. Miserable experience.
As of 11/2023, they have turned this place into a dormitory for the IIT students. They are college kids and nasty. They have destroyed the laundry room. This complex has no security. Yes, they hired security, but they spend so much time outside talking loud, having their boyfriends coming to the job trying to fight. They will not update your apartment until you leave. Cars in the parking lot is constantly being broke into. If your are a college student, yes, this is a place for you. However, if you are an adult and take your living space serous, do not move here. My lease is almost up and I can’t wait! Lastly, management is not your friend unless you are a college student.
Do not fall in this.No management and security for the buildings, the cars in parking lot shared between more than 600 units which your paying for kept being damaged or stolen and no security is responsible for that and they do not care. My car and also four of my friend’s car were damaged for Catalytic converter theft and all of us reported that and still they do not put a fixed security car in that parking lot. The prices are so high and is goes much higher for no reason every year.
First off, all the maintenance people are incredible. I have no qualms with them. The units do not come with air conditioning. Every apartment I've lived in that doesn't have central AC have provided their own window unit, except for Lake Meadows. They will also charge you $100 to install your own AC because you're not supposed to do it yourself for whatever reason. Heat starts blasting throughout the whole building the second it hits 50° and doesn't shut off until summer. Even though you can adjust the valve so there's less heat coming in, it never worked well enough and we found that we had to run our AC unit when it was in the single digits in the dead of winter otherwise the apartment would be boiling. Residents who lived there for decades before Draper and Kramer took over moved out because of rent hikes and other issues. They will squeeze every last drop of money out of your wallet. Water and electricity would shut off randomly and without warning. Do not move here.

This place is horrible. They never answer their phone, have so many cockroaches and bed bugs. I never had roaches or bed bugs and since I moved here it’s become a reality and it’s so nasty. They also don’t change the carpet when you move in. Don’t do it.

Management is never available. I have been calling them since March and till this day, i can't get a call back. before moving in, it was not known to me that they didn't have AC. Since i moved in December. I didnt't even pay attention to that. This Place is SUCKSSSSS SUCKSSSS SUCKSSSSSS. Poor management, False expectations, and lying leasing consultant.

Nobody is available to take calls. All one gets are recordings with numerous numerical choices from which to choose. It doesn’t matter which one is chosen, you STILL WON’T reach anybody.!! They’ll call you out of the wahzoo to impose a fine or a bill or to tell you about a decrease in service, but they are never available when you need to speak with them. They used to be so much better than this their service really SUCKS!!!

Horrible management. The least you can do is pick up the phone and when you do pick it up, be helpful to the residents. I’m not renewing. Very unprofessional and rude.
Management is incompetent and the apartments are outdated and old for the price. I can't wait til my lease up.

I was planning to rent an apartment here. I even went to the leasing office to discuss as the prices kept increasing on their website for the studio apartments over a month. I was considering this as one of the cheaper places to rent in Chicago. After visiting the leasing office, It was clear that they are not interested in renting the apartments ( Maybe they are experimenting how long it takes to go bankrupt with the rude attitude despite empty apartments). I met few residents who stay here and was convinced to not consider this option. Below are few points: 1. The corridors smell horrible - There is a rotten Garbage smell everywhere 2. APARTMENTS HAVE NO AIR CONDITIONING: A guy at leasing office told me that IF there is some empty box in the apartment for A/C, you can buy A/C and they will charge you $100 just for installation. If there is no box, then they will charge you much higher than that ( Seems it depends on your luck!) 3. I read on their website that they waive off $400 admin fee for new residents- leasing office guy acted like he had no clue what I was talking about and rudely replied if I was visiting right website. 4. Heard from residents that leasing office rarely answers calls or emails.

Corridors Smell, It gets too hot in summer, there is no air conditioning and they charge you for installation if you buy one. Management is uncooperative - They never answer calls or emails. It may look like a nice cheap option to rent, but it is too overpriced for what you get.

I have so many things I can say about this place but i'll start with management and their lack of support and response to tenants problems. They have a massive extermination issue which they refuse to take care of. They send a company to spray but clearly the solution doesn't work because the issue has not been taken care of (going on 6 months). The hallways smell like trash. Management cares more about putting up pictures in the hallways to make them "look good" than actually dealing with the real issues at hand (roaches, bed bugs etc.) When you put in a request, be prepared to wait a week or two for a response. The only great thing about this location is that it's close to the lake and downtown (Oh I forgot! they also make sure the grass is cut and that the flowers in front of the buildings look nice.) I've contacted draper and Kramer numerous times since they own these properties but they don't care either because it's not one of their "expensive downtown" locations. For the amount of money they charge monthly its not worth the hassle of living with insects, never finding parking, smelly hallways, old equipment in buildings, non ac units, and slow elevators. (Oh, but the grass and flowers do look nice in front of the buildings!)

This building is in need of so many expensive updates that the patch work they put together for the ailing building only serves to remedy one problem before the next one comes up. Their windows don't insulate the heat, so the energy bill must be exorbitant; Lake Meadows solution is to use a cocking gun and "seal" drafts temporarily. There's a massive infestation of bed bugs that's been going on in the building and they've now switched from Orkin to Platinum Pest control which goes to every unit on problem floors and revisits each unit every few weeks because they haven't been able to stop the infestation of bed bugs and roaches. The pest control also told me there's a problem with rodents, unsurprisingly. Their washing machines and dryers are all out of date and they have left their tenants with an out of order laundry room for over 1 month. The management is another issue. They are rude and unprofessional when you bring issues to their attention. Conclusion: old building that needs massive updates but what's worse is the management that seems grossly in over their heads, untrained, unqualified and unprofesional.

After staying at Lake meadows more than seven months,I can say that its great experience to stay here starting from Leasing apartment process to Management office staff interaction for any issues with apartment service.They are helpful and always available to resolve it quickly.I want to thanks Avi for helping me portal setup issue.
This is the best place to: 1. Freeze in the winter months (single-paned windows) 2. Wake up and go to sleep to the sound of sirens 3. Get your car stolen or broken into and have the apartment complex not give a hoot about it 4. Watch a street fight happen from your window 5. 2/3 elevators never work on any given day 6. Washing machines and dryers that are almost always out of order 7. Put in a service call and wait 6 hours to have your locks changed after being told several times they are coming 8. Pay too much for mediocrity 9. To waste time while management changes the parking rules, housing portal, internet provider, etc 10. To experience the aroma and magnificence of the festering garbage shoot that radiates in each hallway near the end of each week. If you love headaches, love being pushed around by management, and love having to visit the management office every month for all the unnecessary changes that the apartment complex feels like implementing- then Lake Meadows is the place to be!
Okay, the management of a building is very friendly and they respond quickly when you have issues with maintenance and so on. We don't have any complaints about that. "BUT" it is only on the phone!!! we have been telling them that there is a cigarette smell on the corridor and its coming into our apartment. in the result we are having headaches and breathing issues. So, they are simply ignoring it. I understand that someone wants to smoke and obviously don't care about other people LIVING IN THE SAME FLOOR!!!! the management could easily find who is smoking in the apartment.
Be careful, LM bullies you went you move out!! They want us to pay the damages that already exist when we moved in!!! And, they ask for 300 USD for the window blades that fall by itself due to low quality!! They don't even talk to you about it. They just ask a collection company to deal with you. Not to mention the place is already a bad enough. The rent is ridiculous. The employees are rude.
Lake Meadows is a rodent infested apartment complex, everything about Lake meadows is out dated and terrible. Roof leaks, rodents in the convectors, kitchen cabinets and appliances are out dated, the plumbing is old, no ventilation, the carpet is cheap, the heating convectors are dirty and full of debris, the flooring is cheap linoleum, the toilet and sink are small and cheap, the closet are out dated, the laundry room is full of broken washing machine and dryer, and the management staff is the worst of the worst. DK Management doesn't care about their tenants all they care about is collection rents.
The apartments are older, but very well kept. There is a nice community feeling to the property and the staff is always very friendly and helpful. The location is also perfect because you get a neighborhood feel where things slow down a bit, but it's also only a 10 minute drive into the city.
Lake Meadows is a beautiful community of high rise and low rise buildings with excellent transportation, stores in walking distance and balconies with great lake front views.
The apartment is nice,a little small for the price but the location and the view is beautiful(if you stay on one of the top floors).Close to the expressway and downtown. A shopping center is conveniently across the street. 24 hour security and onsite building manager. Onsite laundrymat
These apartments are awesome! I'm currently living in a mid-rise. There's free heating and gas :D The management is awesome and has a quick response time and also as far as the security is concerned, I have seen the safety patrol vehicle do the rounds at most places at least 2-3 times per hour on an average. And mind you, this apartment complex is big, with a full blown gym, shopping center, an electronics shop (RadioShack) and a number of eateries to chill at when you're bored! Also, the rent rates are super-competitive.
I was very excited to move in to my new studio, my first time living in the city, right next door to the lake and an incredible view of the Chicago Sky Line!!!. But my leasing officer lied and said that I would not hear my neighbors that the walls were to thick, but she didn't say anything about the hearing them threw the vents. My neighbor has tourette syndrome, and likes to play video games from 11pm to 6am!!!!!!!!!! When I called security they stated that they could not force him to be quiet. I have to wear my headphones to get some sleep, are you kidding me??!!! I understand that he cannot control his extremely loud outburst, but I work and I need my sleep so I can continue to keep my job to continue paying rent!!!
Lake Meadows blgs are old but well taken care of. Small but comfortable. Near lake front, major expressways, fitness center & grocery store. Complex has security and engineers are great!!! They even have FREE fitness and line dancing classes. It's a mixture of long time residents and college students. In some bldgs you can have a dog. Extermination is done 2 times a year unless you have an issue. I've been here for 13 years with no rodents or issues.?? Heat is wonderful and included in the rent. I hope this helps.
Lake MEADOWS IS AWFUL!!!! With 1,000 plus for rent, THE WINDOWS ARE HORRID!!! No air circulation. Cheap Carpet, CHEAP CLOSETS, You can HEAR ALL NOISES, The tub is coated with paint and chips off very easily, the hallways smell like garbage!!!! The plumbing is awful!!! The stove isn't big enough for FOUR Pots. Omg! The washer and dryers are always down.... Don't do it!!! It feels like a project!! I'm moving
The neighborhood is nice. You have the lake that you can walk to, a shopping center that has what you need (groceries, Walgreens, and LA Fitness), and nice grounds. US Cellular Field and transportation (Red Line and/or highway/Lake Shore Dr) are easily accessible. Running along the lake is my new favorite pastime and there's bike lanes everywhere. People seem to be nice. They will great you and leave you with a farewell, or just be at their peace without interrupting yours. The management is friendly. They try to answer to the best of their abilities and accommodate as much as possible (they have a few buildings). The reason why this gets four stars is because the building is a bit older. Few areas where it's noticeable are nothing to detract one from renting here (maybe I just got lucky with my apartment). Moving in, I can tell they just freshly painted over everything, but cleaned up as well. They charge a little more than I think they should, but not too bad. I would recommend these apartments to college students and young professionals just getting starting out as a location that gives access to anywhere in the city and suburbs. It's easy to get to most nightlife venues and downtown can be reached through the Red Line, so you will not have to worry about parking.
Living here is like a breath of fresh air. Steps from the lake front, steps from groceries stores, coffee shops, food, cleaners, great transportation options everything you need right in your community. It's fantastic. I love...love...love where I live. Fireworks you can see right from your balconies, it doesn't have to be the 4th of July. All I can say is it's beyond fantastic.
Lake meadows in situated in a great neighborhood, close to the beach and Lake Shore Dr with easy access to freeways. Apartments are a little dated but I believe some are. Beautiful views of city and lake.
Great place for newly couples to start learning about the custom of living with a partner. Free cable was a huge plus and created weekly shows for us to enjoy. Great place to live for convenience-Jewels, clothing stores, and great restaurants! Plenty of space for a studio! Great kitchen space and a nice bathroom. Best part of all, walking distance from the beach! Overall, a nice place for a starter couple learning how to live with a partner! :)
The apartment is good enough for single family. Every year they increase the rent, apartment comes with free heat, gas and xfinity tv connection. Sometimes I smell some smoke smell from my neighbor apartment, that bothers me.
LakeMeadows is a good place to stay. Lots of pluses like parking, utility package, free basic cable and conveniently placed. This is an up and coming neighborhood, meaning there is a fine line between safe area and sketch area. More recently my building has been having an issue with insects. I would like to move because of the issue but like I mentioned what they have to offer is definitely worth looking into..just don't live in the building I had.
The Lake Meadows complex is ideally located for someone who wants to be near downtown, the lake and Southside attractions. The apartments offer free parking, car shares, and bike shares. It's also nice that it is extremely close to 31st Beach. Across from Lake Meadows you have LA Fitness and a grocery store. There are plans to develop a Mariano's soon on 38th street. There's a huge amount of space in the one-bedrooms and they have great views of Lake Michigan and the Southside. I thoroughly enjoy the neighbors. They're quiet and overall the staff is congenial. I would recommend it.
I love my apartment and the view I just wish it was a little bigger
This place is nice and the location is convenient, but there are maintenance issues and the rent has gone up every single year! I've only been living here a little over 2 years, but I have had water leakage problems in my bathroom and in my kitchen! Plus, the rent goes up each year and it is becoming very expensive for a small one bedroom apartment. I do not intend to stay another year.
I sip my coffee while watching birds soar in an endless sky, over beautifully landscaped grounds then out across the lake. I have my own private balcony. Here there is onsite free parking, nearby public transportation,tennis court, skateboard park,, a mini mall that includes a fitness club, grocery store, drugstore..so many things making me glad that I live here. oh! pet friendly accessible buildings.. a laundry room in the lower level ,even a valet for packages in the first floor cleaners, and the management staff and service are excellent. The Museum of Science and Industry, DuSable Museum, Local Art galleries.. Chinatown is near.. All only minutes from downtown. This is a wonderful community.. so much to offer. So I finish my coffee.. and go enjoy the walk through the beautiful grounds below my window.. check it out!
Definitely worth the price ! Living close to the lake front and within walking distance is a luxury. Private lot parking and a laundry facility is a plus!

i have lived in this apartment for 6 months now. While the rents are in the range of $1.5 psf to $2.0 psf, the building is old and has not been upgraded for a while. It has basic needs such as laundry room, range, fridge and heat. It would have been nice to have air conditioning and dishwasher. It is located south of the south loop, so there is nothing happening around this area after 6:00 pm. Nice connectivity with Bus, Green and Red lines around. If you have budget constraints, I would recommend this place for sure.
My wife and I have been living in Lake Meadows for 1.5 years now and we have had the worst experience ever... Our car has been hit 6 times (parked) in the parking lot and we received a ticket from Lake Meadows Security because our car was parked slightly over the yellow line... we parked that way to stay away from these bad drivers Our apartment - we must have been given the worst apartment because 1. Our bathroom ceiling had to be painted 4 times because of a leak upstairs, 1a. Our bathroom sink had to be fixed twice because of a leak - it leaked so bad that when you stepped on a tile water would rise up, so they had to replace all the tiles in the bathroom and remove all the water (this took 1-2 months before management approved the tile removal) 2a. Our bathtub is still stopped up - we have complained about that but they refuse to snake it... our toilet is still messed up and management has refused to fix or replace it. 2. Our kitchen sink leaked for 3 months before maintenance fixed it. 3. Our living room ceiling leaked for 2 weeks and had to be fixed 4. Our screen windows all had holes in them and they were replaced with old screens with other issues 5. The freezer had a bad door and refused to close but it took management 12 months to replace it 6. Our bathroom light comes on by itself and at times refuses to turn off We have experienced so much and we are paying a high rent amount for convenience but not for a decent living experience.
Lake Meadows is a great location for people just moving out on their own. Everything is conveniently located. Laundry is on site, cleaners on site, restaurants and grocery store (Jewel) is within walking distance, free parking, 24 hour security on the premises (even on bus stops nearby if you work early/late hours), bus stops are extremely close and can get you downtown in about 20 minutes. The negatives: rental amounts are constantly increasing to ridiculous amounts. However, tenant only pays electricity. Free basic cable, free heat, water, and parking. The apartments are not spacious nor are they updated. The views are a nice trade off if your apartment is on a higher floor. It is very easy to outgrow the space. Also, for bikers, there is no bike storage. They advertise a pool but there is no pool. Location also good for seniors due to convenience.
This building is an awesome spot for people looking for affordable rent near downtown Chicago. Secured entry with camera access for residence, so you can see actually who you are letting in. One of the best aspects is the management and employees who keep the building running. Any issues I have are usually resolved in a matter of hours. 24hr/day security is amazing benefit I did not expect, but am truly thankful for.
Lived in this area for long period. Ideal location for transportation(10 min. drive to the Loop). Short walk to a very active lakefront. Wonderful skyline views in many units.
i've lived here for the last two years. Now I'm moving to a larger unit. Lake Meadows is so convenient. Close to public transportation, schools, shopping center, lake and downtown amusement. I've recommended Lake Meadows to friends and family members.
these apartments are over priced and the up keep is not the best for the money you pay it's an over priced project building cold in the winter and hot in the summer needs to be updated for the price you pay here you can live down town with choices of transportation and fine dining old kitchen cabinets, bathroom face bowl if for a bird to wash his face
The apartments are kind ok, but the buildings need a little maintenance and upkeep. The receptionists (I called several times) in the leasing office can be very rude. The second time I called the lady had me on speaker phone and told me they were 99 percent occupied. I think with a little more maintenance/ upkeep and new receptionists or trained receptionists this place may be worth the price. I was turned off by the way I was treated so I chose another rental property. Be forewarned.
