South Madison extends along Highway 18, south of Lake Wingra, to roughly the edge of Lake Monona. It includes several parks and the University of Wisconsin-Madison Arboretum. The neighborhood contains the popular Alliant Energy Center, a premier destination for concerts, sports events, and conventions. This large complex includes the Veterans Memorial Coliseum, Willow Island, and the Exhibition Hall.
If you move to South Madison, you’ll appreciate the variety of shops and restaurants in the neighborhood, especially as you get closer to the Alliant Energy Center. South Madison offers a terrific blend of city life, being less than a mile from Downtown Madison, and a suburban location filled with parks. Residents have plenty to do, from hiking the Capital City Trail to boating and fishing on the nearby lakes. Turville Point Conservation Park, located on Lake Monona, provides an additional three miles of wooded, flower-filled nature trails.

Property Ratings at Lake Point Terrace
Viewed an apartment one day and got a price quote good for a couple days(specfied in writing). Applied the next day and was told the rent had increased by 50$ per month by a different person. I forwarded the email with the quote and was told that they would not honor it and that the other person made a mistake.
My roommate and I spent two and a half years living at Lake Point Terrace. Moving in we noticed that it was clear that the place hadn’t really been cleaned. It wasn’t the end of the world so we didn’t bother saying anything about it. The look of the place is very nice, but a lot of the appeal is cosmetic and not done very well. Whatever they used to “paint” the cabinets white was peeling off, the bathroom floor tiles were constantly coming up. This was just one of the many reoccurring problems we had. The windows froze shut every winter. We’d have ice inside our apartment because the window weren’t properly sealed. We told them about this but in the three winters we were there nothing was ever done to fix this issue. Because of this problem there was water damage on the window sills. The units have central air which was extremely nice, but the main vent had water damage on it that never got fixed. The ceiling actually came down in the second bathroom due to water damage. The wall in the main bathroom had a huge ripple that went down the middle of it due to water damage as well. So the last three months we lived there we had some significant water damage. They fixed the ceiling issue in the half bath but never did anything about the other two issues. In addition to the water damage we had a ton of plumbing issues of our own. The toilets would leak out of the bottom, causing water to pool at the base of the toilet. The sinks and shower all leaked, the shower issue was never fixed and was a problem the entire time we lived there. The real cherry on the top was when we got bed bugs two months before our lease was up. It was an absolute horror. We got rid of almost everything because they kept coming back. We had three treatments – two heat treatments – and everything would be fine for a few days then we’d see them again. They only bothered to treat our own apartment and I don’t believe they ever let the other tenants know that there was a bed bug infestation. The only positive was that they paid for all the treatments. Landlord and staff were all extremely nice, but they are very slow to getting repairs done. They are a very hands off, but they have a ton of random inspections because they are REAC certified so expect them to be in your apartment 4-6 times a year.
There are roaches everywhere. Just don't even think about it.
NEIGHBORHOOD: Great location; close to the Beltline and Downtown/UW Campus. Commute to job near Verona is just 10 minutes. Convenient proximity to shopping centers. Located in diverse neighborhood with easy/quick access to the Lake Loop of the Capital City Trail. The location and neighborhood are perfect for students, young professionals, and small families. COMPLEX: Spacious living area and bedroom, small kitchen, decent-size bathroom. Flooring in my unit was updated. Appliances are long-outdated, but functioning (having to light pilot light in oven is a pain). Cabinets and counter-tops are far overdue for replacement. Laundry Room on each floor is adequate. Parking & Utilities included, except Electric. Entry doors of each unit could use an update with better insulation. Same goes for windows (they appear to be original from the 70s). Overall seems like an OKAY deal for $828/month (1 bdrm) given the location...Be prepared to spend some cash at the nearest home improvement store as soon as you move in. The office assistant and property manager are very friendly, but seemingly tend to blow smoke when it comes to fixing maintenance issues which should've been taken care of prior to my move-in date. In short, this complex is a pig wearing lipstick. Given my concern with the roaches, I will take my own steps to seal the opening under each of the sinks, and also clean the dusty registers to reduce the amount of moisture lingering in my unit. I had to clean the dust on the ceilings and grease in the kitchen to make the unit livable, and bring it up to move-in condition myself. All of this because after calling, emailing, and meeting in person, nothing has been fixed for 3 weeks now. -leaking hose under kitchen sink -mildew odor under kitchen & bathroom sink -dirty kitchen cabinets/wall behind the stove [covered in grease] -mold on the hallway light fixture [since move-in, also found above bedroom window] -bent screen in living room window [unable to open window] -bedroom closet doors uninstalled [missing rollers] -excessive dust in the vents/registers The only item that was remedied was the dust-clogged air filter. Kewl!
Decent place to live. Large two bedroom apartment with great space. Keep in mind the 2 Bed 1 1/2 Bath unit has a small kitchen. Old gas stoves that don't seem to turn off. Make sure you check the unit entirely before signing the lease (my unit didn't even have a toilet seat or working toilet). Old apartments, which unit 1661 is infested with roaches. Maintenance knows about it but does nothing. Anyway, perks is that nice people live around me and its a good price. Don't feel for the new prices as I feel the two bedrooms should be in the 850 - 900 range in the state it is in.
The price is fairly reasonable for what you get. Very spacious living area and it's nice that the staff have regular business hours. I have had some trouble getting maintenance requests filled and we have a minor bug problem in the kitchen as well. The location is alright, about 12 minutes by car to downtown Madison. Close to bike path and bus routes as well.
