Property Ratings at Lake Shore Apartments
Look carefully at the terms of the contract, there are so many hidden fees and details that were not explained to us at first even though we asked, especially if you will be moving before the contract is up. I'm upset! I do not recommend to anyone!
Lakeshore is great at first. They really seem to care about your happiness and convenience. However, the longer I lived there, the worse it got. Once they have your money, they don’t really care anymore. The girls in the office were always nice, however the actual property manager herself was sometimes rude and unprofessional. For starters, I lived in two different units over my time at Lakeshore and neither of them were ready on my move-in date. Then, Lakeshore took away everyone’s cable to provide “better” internet, which turned out to be slower and less reliable than before. It was especially slow and unreliable when everyone started working from home during COVID. But they didn’t care because it didn’t effect them. One time, it was 90 degrees outside and our AC broke but no one would come fix it because it wasn’t an “emergency,” and Lakeshore was only doing emergency maintenance due to COVID. Tell me how my apartment nearing 100 degrees wasn’t an emergency; I’ll wait. Not to mention the property manager was rude and arrogant when I contacted her about it. Lastly, let’s not forget when construction workers busted through my living room wall and no one ever came to fix it! Lakeshore is a pretty apartment complex at a decent price. Very pet friendly with lots of nice amenities and friendly neighbors. Unfortunately, the management, specifically Kristi the property manager, leave much to be desired.
An excellent Appartments complex that keeps adding for there renters.
If I didn't feel stuck here, I would have left a long time ago. TLC properties are a joke. They have the poorest customer service I have ever experienced while renting. I saw over 20 staff turnovers in the first 3 years I lived here. I still see a new face every time I walk in the office. There appears to be little or no communication between the staff or staff and residents. Maintenance fixes either take forever or just doesn't happen. They give little notice of when they want to come into your apartment and for a complex that is dog-friendly, they could care less about the dogs. I've had to lock my dogs in the bathroom so maintenance can come in because they can't work with me to be here and then they don't show up when they say they will.
I love this place! The office staff is outstanding. Christy (manager) and her team go out of their way to make living here pleasant! They are always friendly and efficiently resolve whatever my concern is. Maintenance is fabulous. They fix whatever is wrong usually the day I put in the request. The only reason I'm moving is I bought a house, however, I have enjoyed it so much a friend is taking over my apartment. If you need to rent, please check it out!
Staff at lake shore apartments were very helpful with making payments, and flexible when extending the lease. Staff always has a smile on their face when I would come into the office looking to help you. The apartment was spacious, clean, and good appliances. The pool was great in the summer for hanging out with friends, and grilling out. I believe lake shore is one of the better apartment complexes in the Springfield area.

Thank you so much for your kind words! We appreciate you!
Since the new management company took over I have been able to get prompt service on any issues I have had in the apartment as well as a friendly and warm welcome when I come in. You can tell that they truly care about their residents and I have even found myself coming in more often just to stop and chat. I have lived here going on two years now and can honestly say there has been a major difference in the community, the whole place has gotten a lot better now that TLC was taken off the property. I would highly recommend living here!

You are amazing! At Affiniti, we work hard to make sure you are appreciated like you deserve and that's how you, "Live Affiniti Style!".
Since new management has taken over we have had nothing but problems. We loved living here under the old management but now I wouldn't recommend this place to anyone. They try to charge you for late fees when you pay your rent on time. You are forced to pay rent online where they charge you fees to do so. We had to put a work order in 4 times over a few weeks before we had someone come to fix our problem. The place is great for dogs but they never have bags to pick up after your dog and then send out several emails about people not picking up after their dogs. So I don't know where the $150 pet fee or $15 a month go but it isn't for up keep of the amenities for pets. The office manager is very rude and allows her employees to treat you poorly. I am very grateful that we are no longer living there and dealing with them. It's sad that a nice complex like this is ruined by the management and office employees.
Location is great. However, since new management has taken over, we have had nothing but problems. They have lost my renters insurance multiple times, lost (misplaced) my packages, charged me extra on my rent...the list goes on and on. I've never felt like any of my complaints or maintenance concerns (such as leaks) have ever been a priority. I would not recommend this place solely due to the management. When TLC managed the apartment complex, they always made us feel like their top priority and would be at my door promptly if I ever needed anything. I have lived here for a couple of years now, but sadly due to the events, I am now looking to move as soon as possible.
I have lived at lakeshore for 2 years, currently moving out. Super nice area to live in. I loved the area, its beautiful. The dog park was also a nice feature for our pups! With that being said, their office management is very lacking. You never know what kind of mood the office personnel will be in, makes for quite the surprise. They have had trouble keeping track of peoples payments, making them switch to online payments ONLY. This wouldn't be a problem, except that they charge you money for something they require you to do. Even with online payments they have trouble with keeping up with payments. I have been charged late fees several times because they claim they didn't get the payment or it didn't go through, contrary to what my bank statements say. They end up waving the fees, which is nice, but the hassle of getting it figured out is quite time consuming and not easy. Mind you this has happened more than once. Ive talked with other residents, and similar things have happened to them as well. we also have pups, the dog park is great, and there is plenty of place to walk your pups too. We pay 15 per dog every month on top of the $150 pet deposit. They want you to pick up after your dog, fair enough. willing to do so, but they never put dog bags out. so what is this 15 a month going to? no idea! Don't worry though, they will send out numerous emails complaining about people not picking up after their dogs, then say it's just a convenience for them to put out dog bags and that they are not required to do so. all in all, the place is lovely, but the management is not up to par.
The Lakeshore Apartments in Springfield, MO., have been here for 25 years, but it could fool anyone. The maintenance staff here and the property managers have done a great job in up-keeping the apartments they look brand new. There are many places you can get to by walking, a few restaurants, and a movie theater. The apartment has a walking track and a gazebo with two swings and for the dog-lovers a dog park. They are also pet friendly and the neighbor-hood is very quiet and peaceful at night. Come and join this awesome community can't wait to see you here.
This is a perfect location, restaurants within walking distance. Nice quite, friendly area. It has some very nice options: 2 pools, hot tub, fitness center, grills, and a lake. The lake is great because it has a walking trail, ducks, geese, and fish. There is a gazebo with swings that you can relax and watch the wildlife on the lake. The staff are very friendly and willing to help. They have monthly fun events for the residents. There is a fenced dog park area which is great to have so you can allow your pet to run. Lots of trees around the apartments, which provides great shade and helps keep some of the sun out of your apartment. Private balcony's and small storage buildings.
Beutiful apartment and well maintaned. There is a lake you can walk around and enjoy the view. There are two swimming pool, laundromat, gym and community room. Apartment is located in a Chesterfiled Village area so we can walk to movie theater, restaurants, other nice retails. Rent is one of the lowest I have seen, though this place is very nice and quiet.
