Property Ratings at Lake Shore Park Apartments
if you are desperate and need a place then fine but its not worth the price. The place smells, very moldy, the apartmemt is very old, property management never responds. They increased the rent by almost 50% since the new property management arrived. They charge fees for everything. They will charge you for eating if they could.

I have lived at this complex for a few years. Eagle Rock has made the grounds nice but the apartments themselves are old, moldy and yes full of mice. You'll freeze in the winter and boil in the summer since these apts are not insulated well. If you decide to rent make sure you mouse proof your apt before moving in. I don't like how Eagle Rock charges you for water/sewage without meters and signing a lease is like reading a Roman Scroll. Needless to say I like others are leaving this place once my lease is up. I won't pay for a smelly, moldy, mouse infested apt anymore. Eagle Rock sided some apts but most of them are just painted to look cleaner and newer. As a current tenant I would advise you to live somewhere else especially for the money they are asking for rent. I would give this property maybe one star and that's being generous!

I have been a resident of this property for a few years now and it's gone from bad to worse with Eagle Rock taking over. When you sign a new lease there's an amenity fee plus they charge you for water and sewer without any meters so they just guess which adds another $100 bucks on top of your monthly rent. Various emails are sent and whoever writes them has zero people skills. This place is old and yes the other reviews are right the hallways smell horrible and there's mold everywhere. Lake Shore has a huge rodent issue and management fails to do anything about it. You'' find mice droppings all over your apt. The rent is sky high considering what you have to put up and there's trash everywhere. The tenants are responsible for digging out their own common areas when it snows. They somewhat plow the lots but they don't put salt down so the lots become skating rinks. The other reviews are not lying when they state stay away. I wish I could give Lake Shore zero stars!

I lived in a one bedroom for a few years and they are mice infested and full of spiders, bugs. Mold grows in your toilet and on the outside siding, around your windows. You can hear what your neighbors are doing as the walls are paper thin and you'll smell what they are cooking as well. The heating and cooling systems are old and break all the time. They do a lousy job during the winter. My wife slipped several times due to lack of salt and plowing. As another review said and I agree stay away. I heard new management took over but they are corporate so who knows what LSA will be like going forward. I still have friends that live there and they have all said the new management co is all about the rent and nothing else. Keep away!!!

I was a long time resident of this property, 14 years and although the previous management dragged their heels to get stuff fixed they weren't half as bad as Eagle Rock who's taken over now. The rent went way up and ER charges you for everything. If they could charge you for the air you breathe while on the property they would. You cannot get a hold of anyone in the office, there's mold everywhere and the insides of the older apts are a throw back into the 70's time period. The new apts furnishings are nice but you'll still have mold and vermin issues. In the wintertime the parking lots are a mess, very dangerous with ice etc. Save your money and find a better property you'll be happy that you did!

We regret to hear about your experience and appreciate your feedback. We are committed to continuous improvement and value your input. Thank you for bringing this to our attention.
Very old apartments, my apartment had WATER seeping through the ground and through the carpet. Awful mold problem and rodent problem, even upstairs. Garbage litters entire complex outside. No way to reach admin office, only rental office (even then, occasionally). In the summer, my AC was broken for two months with me calling DAILY for updates on when somebody could fix it. Very very poorly run.
1. The apartments are old. The hallways smell musty and dirty. 2. if you call maintenance - they will come and most likely make quick fixes, but will not replace anything. We have folding closet doors that won't stay in the tracks but they refuse to replace them. 3. When we moved it - they told us that the intercom system which allows you to find out who is ringing your bell BEFORE you buzz them in was going to be replaced - 4 years later...it is still broken. 4. Changed the lock on the main door - didn't work with our existing keys so we were locked out. When we complained all they did was take the lock out - now there is nothing stopping people from coming in the building. NOT SAFE.
Terrible place to live in the winter and the summer. The place has a nasty moldy smell to it. Molds grow in the closets. When it rains the ceilings leak. The mosquitoes are uncontrollable in the summer time. Rent couple days late? They will harass you with a lawyer and you have to pay the lawyer they use to harass you
Beautiful to live in during the summer but when the snow falls you'll be stuck in the parking lot and when you call the maintenance emergency line, the operator is very rude. You might be stuck with an ant invasion as well.
