Property Ratings at Tides at Lake Village
Let me start by saying emergency maintenance doesn't even work. They will take weeks or months to fix your problems (flooding, clogs, utilities, you name it) then ignore the fact there is anything wrong. Also rude manager. Don't waste a cent here.

Since my move in it’s been nothing but issues and the issues don’t get resolved till a year later. My flooring at sticky residue since move in, took them a year to change it, mold in my ceiling 2 months & code compliance to fix it, towing but they pick & choose who to tow, has yet been the worst apts I’ve ever lived in
Called almost every 2 weeks to see about the apartment they said they would show us, but somehow it was never ready to see or to move into . They wrote my name down to give me a call back when an apartment would be done getting ready and they never called us. Luckily we found another apartment, this was 2 months ago & still never got that phone call. Super unprofessional and clueless
This apartment used to be brown and brick and now they are update to white and everything look so updated. Most important, manager are nice. They are doing everything to make sure everything is take care of. Office is pretty busy but worth your money!
property looks a little run-down, there's a whole lot of spider webs and bugs all over the place, would actually really disappointed to see that. Seems like that would be the basic care of a complex. The leasing person was very nice. See you informed me that they charge an extra $90 for cable and internet through spectrum, and residents don't have a choice. For clarification, I asked if residents were able to have any control over internet at all, in reference to speed, and I was told no. You've got to be kidding me! That's so ridiculous, I told her it was unacceptable and walked out. honestly, I don't know that this complex is very well kept, you might be better looking someplace else.

I want to start by saying I never write reviews. However I love reading them. So here’s mine: I’ve lived in these apartments for 1 year, I just renewed my lease for a 2nd year. I have had a really great experience so far! I know there are some bad reviews here but they must have changed management because my experience has been nothing like that. Vincent, the assistant manager goes above and beyond to assist me in anyway possible! He is awesome! I have never had a pest problem. I had a issue with the bathtub when I first moved in and they fixed in promptly. It’s a relatively quiet place given a little noise that comes from the nearby highway. The price is what I could afford being a single mom and it really is a nice spacious place for the cost. Hard wood floors, updated appliances, internet/spectrum. I highly recommend this apartment complex to anyone looking in the area!!!

my roof leaks every time it rains as well as the unit above my shower. imagine ice cold water dripping on you while you’re showering!! i put 5 different requests to get it fix and it never did. this place is the worst seriously!

When I lived here, there was a REALLY BAD roach problem. Every day, all day I was killing them, I kid you not, with no exaggeration. They were everywhere. The kitchen, the living room, bathroom, bedroom, closet. After regular sprays didn’t solve the problem, I had to buy some boric acid and that started killing them. But I shouldn’t have had to be my own exterminator. Wouldn’t live here again
Property Manager at Tides at Lake Village, Responded To This Review
We appreciate you taking the time to leave a review of your experience. I apologize that your issue was not taken care of to your satisfaction. Our residents are very important to us. We have implemented several changes that have definitely improved our processes and use a licensed pest control company for any future needs. We hope we have the pleasure of exceeding your expectations in the future. Sincerely, Myranda, Manager
I lived on the 3rd floor; leaks every time it rained. My front door had to be adjusted multiple times due to settling. I lived there 4 years (old carpet when I moved in) and when we moved my couch that was in front of the windows we found massive water damage on the walls around the windows and the carpet (plus an outlet!), not to mention the floor seemed to give way when we stepped in that area. I immediately went to the office to let them know about the carpet/floor issues, and they said no worries; because it was so old to begin with they'd have to replace for new tenant anyway. Unfortunately I did not get this in writing, and received a bill for the cost to replace carpet. They had new tenants scheduled to move in 2 weeks after my move out - no walk through with any office staff - I can't imagine in that amount of time they were able to make the type of repairs the apartment truly needed.
We live on the first floor and every time it rains we get water in our patio door. The front office continues to say they will do something about our porch and yet nothing is done. This place has continued to make promises it can't keep. Along with water in master bedroom no problems get solved just the run around.
I'm sorry to say that this is not a good place to live. The buildings are not in good shape. There are foundation issues, pest issues, poor maintenance, uncaring office staff, crumbling brick on the patios, poorly repaired gates, moldy smells, etc... I'm sure this was a nice place to live 15-20 yrs ago but now it needs a lot of TLC and new office personnel. They were sold 3/15/18 but the new staff is the same and Myranda is still there from the old staff. Jan was good but she is gone. We were there for 2 yrs trying to tough it out hoping things would get better but they didn't. Luckily we are gone now.
The apartments will scam you any chance they get...the apartments are run down and they will screw you over when you move out by expecting you to pay for everything you didn't do...pretty much you need a lawyer every time you correspond with these people...i would stay away at all cost. I've lived all over the world while being in the military and have never been screwed like I was by these people.
This apartment is my very first one. Compared to most people's first apartment I think I did pretty good. I love where it's at and the office staff is absolutely amazing. I love where I live. I would recommend it to anyone.
