Property Ratings at LakePointe Apartments
For new residents, especially given the rent prices listed for new leases, I would recommend finding a different place to call home in the Eastgate area and stay away from properties owned by edward rose and sons. Here are some of my experience over 4 years. Apartments are loud, there is no/very little insulation between units to reduce noise. Also be prepared to have consistent prepare requests because things arent properly fixed, ie, the A.C. will most likely be broken at the beginning of every summer. Maintenance has entered without notice on at least 1 occasion, or let a 3rd party in without notice while no one is home. The internet is extremely unreliable and both parties due nothing to resolve issues while lakepointe decides to charge more for this service. Forced use of their brand new package hub, which is an inconvenience to most residents who have now have to go and carry heavy packages a quarter mile that were previously delivered to their door. This is also concerning due to the fact we are still in a pandemic and its forcing residents to be in close quarters to get mail.

I would have rented here if I was looking in that area. Seems like a great place to live and would have stayed there for a long time. If I ever get the chance I will be renting there for sure.

Never had such traumatic experience with any property management. Moved in to a fairly old apartment just about 7 months back. Created service request for kitchen counter top which is peeling off in a corner. Management is saying it is our fault and ripping us off charging for the whole cost of replacing the counter top. When questioning the reasoning, the management couldn't be any more rude, not even listening to what we have to say. Keeps saying "Whether you agree or not, you have to pay!"

Be prepared to get screwed if you move in here. Staff is rude Service requests are not answered in a timely fashion Rent goes up $50 each year.

This complex definitely has its benefits, like heat and water included, but they are outweighed by the drawbacks. The apartments are built to look nice from the outside and during the showing, but the walls and floors are thin. Living on the middle floor I could hear my upstairs and downstairs neighbors loud and clear. The balconies have zero privacy, although you may get lucky and have the beautiful lake view, which is very nice. The pool is nice. The office staff is nice but they just read the script from the upper office, they can't really do anything to help you. The location is not great. It's between two major roads, 32 and 125. Just getting to the highway or grocery is a pain, but in terms of shopping and food Eastgate Blvd and Mall are convenient. The biggest drawback is the price of rent, which is likely to rise in order to "stay competitive." As mentioned, the apartments are built and maintained to look nice. The walls and roof are frequently touched up or repaired (very annoying to residents). If you have pets, prepare to pay up. A deposit or monthly fee is standard, but LP charges both and it isn't cheap. Apartment inspections are frequent, so good luck sneaking around with pets. In winter months prepare to be annoyed. Ice and snow was NEVER plowed during my time there. They just drop off a bucket of salt outside each building. Lastly, I was amazed at the greed of the final inspection. They will find a way to charge you everything they can then top it off with an "extra cleaning throughout" fee. Their goal is to keep most of your security deposit. I understand real estate is a business, but LP inspired me to buy a home due to how much money I was throwing away each month. If you can afford to live here you can afford a nicer place, or better yet to buy your own house (although I wouldn't recommend Batavia if you don't have to). TL;DR- Pros: heat and water included, washer and dryer included, nice pool, friendly staff, beautiful landscaping. Cons: price, location, no privacy, no snow removal, overall lack of compassion.

Let’s see, starting our 1 year stay at Lakepointe apartments we had a flea infestation that started before we moved in. We were informed that 1 person had lived there before us and did not have any animals. How do they explain all the cat hair in the carpet, the small holes in the screen door, oh and the flea infestation! It took an entire month to remove all the fleas. We had to clean all of our belongings and clothes after 4 treatments all over the carpet. Our apartment was unlivable for an entire month therefore we wrote a letter asking for rent free for a month. Instead we were only offered $200 off which in my opinion does not make up for all we had gone through. On top of all this, our dryer had not been working correctly the whole time. We would run our dryer over and over and our clothes would not get dry. We were informed that there was no outside exhaust installed. We were not reimbursed for all the electricity we had wasted drying our clothes over and over again. When it came summer and we started using our air, the apartment would not cool down. The air would just run and run and run. Again maintenance leaves a note that said “air unit not installed properly.” This problem caused our electricity bill to double, then triple. We were not reimbursed this time either. On another instance, we were getting maintenance done at our apartment while we were gone. At this time we were watching dogs for a friend. Two employees came to the pool area where we were and made it known to the public that we needed to go remove our dogs immediately. I get it, it was our bad that we had dogs in our apartment, but we were unaware of this rule. However…TWO employees did not need to come and publicly yell at us to remove the dogs we were watching. So that was strike 1. Strike 2 was when we temporarily left our trash outside of our front door. I have seen every single neighbor of mine do this, therefore no one knows it is a rule. So, after 3 warnings you get evicted. This was our first apartment and we were almost evicted for things that we had no idea we were doing wrong. Keep in mind we had only lived there for one year. In addition to all of this, we loved leaving our back door open to let air in, but every 10 minutes we had to shut it because the smell would fill our apartment. We did enjoy our apartment, besides all the appliances being installed incorrectly, and it was a beautiful place, we just had a really bad experience.
These are fairly new apartments and have the convenience of a washer and dryer in each unit. However, these apartments were not constructed with ultimum sound barriers. I chose this complex as I had resided in Fort Wayne, Indiana under the same realty company assuming they were affiliated, different districts. You can hear every door open and shut, the people above walk across the floor, and sometimes your neighbor snore, assuming you have a neighbor who snores. Grounds are kept immaculate and the pool and other amenities are nice, but do not make up for the lack of sound barrier.
Exactly as advertised. They keep the area nice, and sidewalks clear in the winter. Couldn't be happier.
LakePointe Apartments are in the perfect location for everything. They are close to shopping, restaurants, and expressways. They come with a washer and dryer in the unit which is very hard to come by, and the rent is reasonable, which is why there is currently a 3 month waiting period to get in. I've been there for 8 years and the staff and maintenance people are great. Any time there is an issue, they are on it right away. Behind a few of the buildings, there are ponds that you can fish in and there are families of ducks and geese that live there. There is also a fairly new clubhouse, pool, and exercise area. It's a great place to live at an affordable price.
Recently I met the man of my dreams. He asked me to move out of my parents and get an apartment with him. When I first walked into Lakepointes third story apartment, I broke down in tears. The first thing I saw was the sun coming through the massive patio window; the vaulted ceilings were absolutely stunning. Nearly a year later, this is still the apartment of my dreams. Its very reasonably pried for a one bedroom apartment. It includes a laundry room, decent sized kitchen for two, and a very large living area; My new kitten loves it too. As each day goes by and I fall more and more in love with my boyfriend, I can appreciate the beauty and history of my very first home.
I have been living at Lake Pointe for 2 years now, and I think it's a great place to live. They do need to be more prompt on their maintenance service. I would have to say that's my only complaint. The area is well maintained and the people at the office are friendly. They have a nice size community pool and work out room. I would recommend this community to others.
