Property Ratings at Lakes at Lemmon Valley
Management put a violation on our car for being in our assigned parking spot that we pay for. The car is newer, in good shape, clean, and no dents or flat tires. They started to scrape off the sticker realizing they made a mistake and left it half scraped off. Now my window won’t open and they refuse to admit it was a mistake, or help in any way possible to remove the sticker. The office was so insanely rude when I asked for help fixing their mistake and to help me take the sticker off. When I asked to speak to a manager about the situation the lady said “no, the manager will not speak to you about this.” Worst customer service I’ve ever experienced.
Paper thin walls you can hear everything upstairs and watch out for dog poo
The Lakes of Lemmon Valley, in my opinion, is the best place to live in Reno, NV. Management here is highly responsive and the ground keepers are always out working to make this an excellent place to live. I love the clubhouse with the pools and workout facility with sauna. My apartment is great, love the stainless steel appliances and the layout in perfect. Another positive about this place is the covered and assigned parking spots, which keeps the elements off my vehicle. The towing policy is fantastic because people abide by the rules and won’t park in your spot. Overall, very happy about living here!
Renters, please beware that The Lakes at Lemmon Valley has terrible parking policies for their tenants. I’m so sad and disappointed with the owner/management here, they are truly cold hearted and evil for towing my car at 2:00 AM, that costed my family $330. In these very difficult times where inflation is through the roof, my family got robbed on money that could’ve gone for groceries, gas, medical bills, this is what makes me sick and sad. So, we arrived a day earlier from a trip at 11:30 PM from being out of town and the office was closed, there was no way of getting a visitor pass, my husband was going to get one early in the morning when the office opened up, but when he went down to go get the parking pass, discovered our car had been towed away. We had our Resident sticker on our car, it’s not like the tow driver didn’t know we live there. We have always paid our rent 2-3 days in advance and I feel like this wasn’t fair. Why not just put a warning sticker instead?? As a curtesy for living here. There’s so many visitor parking spaces open. It’s just not fair, I didn’t park in someone else space, we didn’t park in a fire hydrant or handicap space, we are not random people parking here that don’t live here, WE ARE PAYING TENANTS! This is not right for people who pay to live here, we should not have our cars towed away if we live here, we are paying, giving our hard earned money to give YOU business and this is how you pay us? Really really bad what The Lakes at Lemmon Valley did to us. No other apartment complex do this, I’ve lived in a handful of apartments and I’ve never encountered this, where you can’t park in the visitor or extra parking spaces that apartments always provide to their tenants. I cannot be more disappointed to be be living here. At 2:00!!! I got towed?!?! Disgusting from your part Lemmon Lakes, I really hope this doesn’t happen to anyone living here because its really unfair to us paying rent.

What?? A GOOD apartment management team? Unbelievable! These people were so kind, accommodating, and genuinely concerned about my experience. My job situation changed so I suddenly had to move out, and they really made everything so easy. The community events they host are so fun, the maintenance team goes above and beyond, and the grounds are beautiful and clean!! Worth every penny- could not recommend it highly enough!
I've been here for over a month and have enjoyed it for the most part. The management team is friendly and goes out of their way to improve the resident experience by offering resident events like Octoberfest, For sale ads between the residents, puppy plunges in the pool, etc. When I got to my unit it was clean and well maintained. I did notice how thin the walls were though. I can hear my upstairs neighbors relentlessly. Being that the complex is still pretty active with construction, I'll give all the noise a bit of a pass. The parking lot has quite a few narrow bends that make traversing through the parking lot tough with delivery vehicles or a vehicle approaching from the opposing direction passes. Overall, I'd recommend the place. The clubhouse is REALLY nice.
I absolutely LOVE living here @ The Lake at Lemmon Valley!! I could go on for days about why you should live here. First and foremost, the apartments they offer are absolutely beautiful and spacious, and literally right down the road from grocery stores and food places!! I have lived in a Studio (Mini) and the One bed and loved both spaces. All the apartments have their own porch, so it's nice to sit out in the mornings or in the evenings to watch the amazing sunsets (pictured from a downstairs unit). & you'll always have a mountain in your view!!! The Management and workers here are all very friendly and are very helpful with any questions or issues that you may have, responding in a quick and timely manner. They send out emails to all tenants to keep you informed on what's going on, such as events and updates on the construction that is going on. You don't really hear a lot of what is going on from the construction from inside the unit, which is nice with this being an active construction zone as they are building more apartments and installing carports! They are pet friendly so you'll see (and possibly hear) some dogs barking here and there. They also have great amenities that are included when you live here, such as a pool, hot tub, grooming for your pets, and even a gym!!! What is also great is that they car ports where you can park your car under to get it out of this Nevada heat. The Lakes at Lemmon Valley is the best place to live in Reno with it being right down the road from alot of well known stores and restaurants!! You won't get better customer service anywhere else. So I highly HIHGLY recommend living here at the Lakes at Lemmon Valley!
So, it seems pretty nice. And when you see the demo unit, it looks quality. But once you move in, you realize how easy it is to hear your neighbors. Primarily, the people below or above you. They went the standard route and (I’m assuming) just did two layers of insulation. Which sounds like it would work, but it doesn’t. The sad thing is, if they knew anything about acoustics, they could save money and make it so you can’t hear anything. Instead of extra insulation, you use two layers of drywall, with green glue between the layers. Throw a layer of insulation in there and they’d have way better results. I don’t even think they have any mass loaded vinyl under the floor. I’m rambling, but for me, the standard “well, you can hear them, but you can’t understand what they’re saying, so that’s privacy” does not cut it for me. Luxury apartment means the apartment is my oasis where i truly feel alone. I feel like i have roommates. My recommendation? Don’t move here. Especially if, like me, you work in Reno, but want to get a luxury apartment for a reasonable price. I was ok with the commute, as long as i had solitude and quiet to come home to. I don’t.
Could be a wonderful place… Unfortunately, it so poorly run that it makes living here chaotic. Forget the facts that you can hear every single noise from all of your neighbors, the doors aren’t the right size for the door frames so ice cold air and dust blasted from all around it all winter, the billing is unclear, the finishing is FAR below “luxury” standards, or that the community is marketed as “gated” despite not actually being surrounded by a gate! The administrative staff is the problem. Not only do they make everything a struggle: • No notifications about packages in their receiving room • Parking stickers are LITERAL external stickers. The main issue is the fact that the office regularly and repeatedly mass-emails the residents like an angry relative from an email address without a name and berates you in messages devoid of the most basic formatting (Think of a massive block of anger without a greeting or even a farewell saying who the email is from). I will give some examples of what we have been subjected to in the last several months, all direct from real emails — from threatening towing to threatening to DRILL YOUR LOCKS OUT and barge into your apartment: “Come get your packages” “Check your threshold to ensure there are no nails. If you see nails, please let us know. If you hear from you, we will mark you off the list. If we do not hear from you, we have to enter your home” “We have a resident with [furniture] for sale… Contact the office” “The fire inspection company will be here. They will be coming into every single apartment home for inspections. You CANNOT refuse service, if you have changed your lock… we will drill the lock and charge your account.” (They gave us a three-day window, no time specifications, and then I was violently awoken by screeching alarms in my bedroom at 8am) “If you are caught allowing your dog to [defecate] and not pick it up—you will be fined $200 and you will be given 7 days to get rid of the dog (no exceptions).” This email, in all-caps: “Dear Resident, REMINDER… IF SOMEONE IS PARKED IN YOUR SPACE—DO NOT PARK IN SOMEONE ELSE’S SPACE AS YOU MAY BE TOWED… IF YOU WANT TO BE COURTEOUS AND NOT TWO SOMEONE—GET A PICTURE OF THEIR CAR AND TAG AND GIVE IT TO THE OFFICE… IF YOU ARE TOWED YOU MAY CALL THIS NUMBER AS WELL AND YOU WILL HAVE TO PAY TO YOUR CAR OUT OF IMPOUND Sincerely, Management” Funnily enough, the ONLY mass email I have ever received from them with a greeting and signature.
I was a resident here in these apartments. Management is rude and dismissive of your problems, questions, and maintenance concerns. They have sent out multiple emails stating that dog urine kills the grass and to not allow your pets to pee on the grass. This is fine in most cases. However they installed the grass right before the first snow of this season and only just installed sprinklers last week. Because of this the grass died all on its own. Without the assistance of dog urine. They in the same email threatened to tow cars that have not been used or moved in a while so if you have multiple cars that you use for different seasons, this poses the risk of your car being towed at your expense. Even if your car is in your designated parking space. They also said that “balconies and patios are meant for patio furniture only.” Deeming many current residents patios/balconies an unusable space and threatening a 7 day notice if you have anything other than patio furniture on your patio or balcony. Rent is far too high for what you get. (Poorly built and inspected apartments) with some safety hazards that have not been addressed in stairwells. Such as at least one building has no working lights in the stairwell and some stairs have large chips in them which the pieces are only being held up by masking tape. Maintenance doesn't respond to your requests to fix something, and the office doesn’t really care that they don’t respond either. It took many months for some things to be addressed in my apartment. Management seems very unprofessional and the manager is rarely in the office to my knowledge. Amenities within the office are only open during office hours 9am-6pm and the pool is open from 9am-10pm.
