Property Ratings at Lake's Edge Apartments
The Office Staff is Professional; and Attentive. We just got a New Pool; and the Landscape is well maintained. The only negative is the neighboring Apts Residents like to cross thru the property to Rinehart Road; as a short-cut; but other than that; I would recommend living here. Thanks
From the office staff to the maintenance team. Excellent job. Going on three years here . Repairs are one within 24 hours . Office staff friendly and happy to help . They have been here a long time which is a good sign .
I wish i could give below 1 rating. You are good as long as you are not in little need of changes in the lease and you don't have to deal with management team in leasing office at the community, they are arrogant and don't care your concern even if you are stuck because of their fault. They really need to learn a customer service. Management team is not at all concerned if you are leaving the community and they treat bad. Their own team communicated wrong information but not ready to accept and telling we misunderstood even though giving logical conversation proof of miscommunication and events. Maintenance team is very good but management team in lakes edge Sanford Fl needs to learn how to accept their own mistakes.

I absolutely love living at Lake’s Edge! The amenities are great and always well kept, the staff is always doing really fun events and creative activities, and I always get compliments on how nice my apartment is when I have guests over. You also can’t beat the location of This complex!

The service is terrible here. Called maintenance multiple times before they finally come for anything. Dog poop everywhere and no parking for yourself or for guests. The management doesn’t know what they’re doing. For the price, there are much better neighborhoods out there
I have lived here for about 3 years. I will say that the staff here is attentive to the complex. The residents themselves are quiet. The roads and the compound are clean and well maintained. Parking is rarely a problem. Prices are very competitive, and you will get more than you expect. The buildings and offices are clean and show that this is a place that the staff cares for. They will treat your issue like it's their issue. The staff also does their best to communicate planned events for the complex, such as yoga or luncheons, as well as maintenance, such as road work, painting the buildings, or the recent addition of the Amazon package pick-up lockers. Time frames are always given and are as specific as possible, so that you are prepared for any inconvenience. The main community area is nice. The pool is clean and welcoming. The gym is decent enough to meet most New Year resolutions. They have a small office area where you get free access to the internet and print things if needed. Also, free coffee in the mornings (or early evenings, if that's your thing). As for the apartments themselves; the appliances are modern and I have never had one break one me. The fridge and pantry are more than a decent enough size. The AC blows snowballs. The washing machine and dryer are high efficient. If it something goes out, they will tell you it will be solved in a day or so, but it has always been handled within a few hours. The carpeting was clean when I moved in, and any stains or anything else is usually handled by the free yearly carpet cleaning. The walls have a solid paint job and there is no cracking, chips, or blemishes. And the closet, oh my the closet, it is much bigger than I could have expected, even for a walk in. I also have a wrap-around balcony, which my wife has claimed as her garden area. It is more than big enough to handle it. If you're out-going like my wife, there is the 417 ramp about a mile one way, and an I-4 ramp about a mile the other. Both can take you somewhere nice that I'm sure you'd like. Downtown Sanford is about fifteen minutes away and has lots of nifty shops and restaurants. If you're a homebody like me, the apartment is clean and cozy, and has plenty of light. I have never heard my neighbors through the walls, and never had a solicitor, which keeps things nice and relaxing. All-in-all, I have enjoyed my time here, and actually enjoy having friends and family over. Also, pets are welcomed. -Jeffrey Daniels
I have been living here for almost a year now, and I can honestly say I wouldn't want to be anywhere else. Of all the apartments I looked at in the area when searching for my new home, this one was by far the best of the best! The amenities are great, the grounds are very well maintained, and the entire complex is just beautiful. You really feel like you're on vacation laying by the pool. The location is perfect with so many restaurants and shopping areas right around the corner as well as having both I4 and 417 just down the road. I have been living here for 1.5 years and have been loving it. The staff is always very friendly.. Events are frequently scheduled at the clubhouse to keep the community involved, which is awesome. The amenities are nice, such as the gym and the pool area, which feels like a little oasis hideaway. All in all I’ve really enjoyed living here. It has really felt like a home. Matthew Spahn

It's absolutely wonderful staying here. The location is just perfect. The society is always very clean and green. The staff is very nice. Maintenance is good. I moved here 5 months back and have enjoyed living here till now. It has valet trash for garbage collection . We have recommended it to few of our friends as well. I’m a single female living alone, so safety is very important to me. This neighborhood is incredibly quiet and I’ve never seen or heard any trouble between neighbors. The staff is extremely friendly, responsive, and attentive, and I’ve always had any request handled immediately. The community center is really nice and I love the pool and the outdoor grill/bar area (it was a great place to host 4th of July last year with my family). The Seminole Towne Center is across the street and there are a lot of great restaurants nearby. The apartment is about half a mile from a lake Mary/Heathrow, but without the Lake Mary rent. I just renewed my lease here and couldn’t have been more lucky to find a safe, quiet neighborhood at a great place in one of the best locations.
I have been a resident for over 5 years and wouldn’t be anywhere else. When I first came to the office I was going through a difficult time in my life and the staff made me feel comfortable and helped me every step of the way. The day I moved in they hung a welcome home sign on the fridge that still hangs there all these years later. It is a great community in a great location and I wouldn’t want to be anywhere else
My wife and I were both approved via application move in date May 10th 2018, set up electric, and renters insurance.. i went to add my retired 92 year old widowed grandmother and retired widowed 62 year old mother, they told me I can not allow my mother or grandmother to sleep in a room I provide for them because they have bad credit, it's their policy, bad background check maybe, but bad credit because both lost their husbands and their benefits are not enough to support them.. I advised them to please cancel, and they kept my $250 deposit and $250 for holding the apartment.. Shame on you is all I can. You should be embarrassed to have such practice's..
They tow your car anytime they feel like it for the most ridiculous rules. Maintenance staff will not fix any problem in the apartment they just do a temporary fix and back to the same problem. They’re always doing construction in the area early in the morning. The snake and ants are extremely overwhelming. I own a cat and the infestation of flees is to much even my cat got sick and if you complain to much about the apartment problems They will fine a way not to renew your lease.
WARNING! PLEASE DO NOT MOVE HERE! I have lived here for a year and i have had the worst experience. I moved into my apartment and on the first day i had to tell the front desk that my lights wouldn't turn on (had to replace the whole fixture), AC vents were not working and the cabinets were in really bad shape. I gave the front desk my complaints and not only did they take over a week to fix the issues but they also said that i was being picky. Whenever anything is broken in your apartment they never replace it with anything new all they do is take whatever they need from another apartment. THINGS WERE STOLEN FROM MY CAR! I went to the front desk to talk to them about the issue to see if they were aware and it comes to find out that they were but they didn't want anyone to know because leases were ending soon and they didn't want anything to stop their leasing renewals.
The office staff are rude and give you incorrect information. I was told by the office staff that I could stay over an additional 2 weeks without penalty. I just got my statement in the mail today and it had a penalty on it. I called and spoke with the office manager, who essentially called me a liar, that I was never told that. Which did make me upset and I told her that her training issues shouldn't be my problem. With which she said if I was going to insult her she's not taking to me anymore and hung up on me. Which is ironic since she called me a liar to start with, um, yeah. I've been here 2 years and I can't wait to get out of here. Every time I have dealings with that office it's always a problem. maintenance, issues around the property, you name it, it's always a problem. I've filed a complain with the BBB against NTS, let's see what that brings.
Located next to the mall and adjacent to newly developed shopping centers including Mellow Mushroom, Buffalo Wild Wings, and Regal Cinemas. The staff at the front are always friendly and go the extra mile to make sure everything is taken care of for you in a timely manner. They work very hard to maintain high morale in the neighborhood with monthly adult bingo nights, ice cream socials, free breakfasts, and kids movies by the pool. This is a great complex for young professionals and families alike.
We have just signed our 3rd lease here at Lake's Edge and I can tell you that it is a awesome apartment to live in. The people that work here are friendly, maintenance gets things done right away. The amenities here are above and beyond with a breakfast once a month, some other activity such as; food trucks, bingo and pool side movie nights. Very friendly safe community with lots of shopping nearby. Come to this resort style apartment!
Lakes Edge is located right off 417 and less than a mile from I4, and basically across the street from the Seminole Mall, super target, etc, making it an ideal location. It is located in Sanford, but we've found ourselves feeling more like we're in Lake Mary in terms of grocery shopping, daycare, etc. We've enjoyed our two and a half years here for the most part. They keep the property looking nice. The work out center and pool is really great (open 24-7), and they do weekly zumba and yoga. We haven't had any problems with safety, in terms of break ins, etc, like other areas of Orlando and even Sanford. My only complaint are the cars zooming around the corner. We worried about it a lot with our 2 year old. This could be fixed with a couple speed bumps. One major issue that needs addressing is parking. If you get home after 9pm ever, you may have to park across the complex. You may want to buy a garage just to ensure you can park. Guest parking? Good luck. At night you'll see cars on curbs. We've had just a few issues with maintenance (had to file 3 complaints on our stove, and one of the burners now basically just stays broken). I think this is more of an appliance issue. The appliances (washer/dryer, dishwasher, stove) are OLD and really need updating. But who wants to add 200?/month just for the upgrades (even though I hear they are beautiful). They recently updated our blinds (2 months ago), but unfortunately they didn't have all of the right sizes for our windows. So half are the new (2 inch) blinds, and the other half are the old skinny blinds. It actually looks terrible, I can't believe they haven't fixed it yet. My only other complaint is the garbage, though this is really an issue at any complex that does not have valet trash. With only 1 dumpster in the whole complex, and everyone taking their own trash, it frequently gets disgusting. They cracked down a few months back and its getting much better. But every once in a while, you'll have to deal with some pile ups. Overall, we've had a pleasant experience at Lakes Edge. All of the neighbors we've met have been very nice- seems like a good community. My favorite part of this place by far is the unit we are in. We overlook the lake and the pool, yet have beautiful green trees all the way around us. We can leave our windows blinds open (2nd floor) and love feeling like we're the only ones here. If they would update the units (new appliances, new cabinets, new floors) I would highly recommend.
Lake's Edge is clean and well maintained. The staff are friendly and very helpful. It is safe and well lit. The only issue is parking can be a pain sometimes.
Great apartment staff, look of the apartments, maintenance and spatious apartments for great prices. Parking sucks the worst though but its a tradeoff I can live with.
