If I could give this place zero stars I would. Let me start by saying, I haven't lived here since early 2020. When I did live there, honestly, there weren't really positives but there weren't overwhelming negatives. No one cared as long as they had their money and I preferred that they leave me alone. The only thing they did that drove me a little crazy, and seems they still do based on reviews, is send out messages trolling people anytime something violates the lease (which is a laundry list and absolutely ridiculous). I remember when I lived there I had a cat tree I needed to throw away. I put it on my balcony that night to bring down the next day after work. Before I even got a chance they were calling and sending me messages to remove it. They are picky with how things look on the outside to get residents in but once you are there, they really don't care about you. The leasing process was also a freaking mess. It was honestly a little sketchy. Took forever to get responses. Took forever to even get an apartment. I just remember questioning signing a lease with them. Now to why I am writing a review. Reminder, I moved out in early 2020. Apparently, I had a balance due after I moved out. Here is the problem - The apartment never contacted me. I called them a few months after I moved out because I never got my deposit back. They said I would get something in the mail if I owed and directions on how to pay if I do. Never got anything so I let it go. Today, 4 years later, I called the apartment, 4 times before I got someone to answer, and the guy that answered the phone was very nice and listened to me (very angry I must say). He didn't even work there when I moved out so it wasn't his fault but handled the call well considering how angry I was. He informed me that once tenants move out our accounts get sent to their management company to handle. Either way, strike 1 on Lakes of Carmel. They should have informed me that I had a balance due. Now Strike 2, the management company NEVER called me about the balance either. They also never sent me anything in the mail. Now to the present, 2024 (4 years since I've lived there), and Strike 3! Apparently, they sent me to collections last year - never told me. AND THEN COLLECTIONS NEVER CONTACTED ME! I literally found out a had a balance due and had to track down what through a freaking credit report. So in summary, this place is an absolute wreak from the top down. DO NOT RENT HERE.

Thank you for bringing your concerns to our attention. We understand your frustration regarding the situation with your outstanding balance and the communication issues you've experienced. Upon move out we issue a final statement to the address provided. We sincerely apologize that you haven't received proper communication throughout this process. We change collection companies and it's unacceptable that you weren't informed about the outstanding balance from the first company. Feel free to contact our office and we will work with you to clear up the collection on your credit.
While the leasing office seems nice enough i guess, they just arent that helpful. There is a major bug problem where I live. I've had sprayers come out over 10 times in 4 months. Centipedes are the main problem. But I found slugs, beetles, spiders, and more all over the apartment. Nothing has been done besides sprays. Still a problem There is a major problem with geese. Old Apts. Avoid
Very discourteous and rudy administration. I won't prescribe this flats to anybody. Go for an alternate. Despite the fact that the general population living in are great, the people working in the renting office are particularly cash disapproved of individuals. When you pay sum and sign the rent records, at that point they are going to threaten you in the event that you wanna backout or have any issues when you move in right away. There are numerous great homes at a sensible cost out there in Carmel, go for them.
This is my second apartment I have lived in at Lakes of Carmel. The first a two bedroom, in which I never had any issues with. The second, a one bedroom, in which I have had several issues. Maintenance requests have taken a week or longer to be repaired. Several times it has taken multiple trips by maintenance because the request was not fully completed on the first visit. The management staff is nice but never apologetic of the situation. The apartments themselves are very nice and the best value you will find in the area.
I'm loving my one bedroom apartment!! Moving in was a breeze. I must say, my walk-in closet's the largest closet I've ever had. I couldn't be happier.
Excellent Management and Maintenance crew! Everyone works very hard to make sure that the resident's needs are addressed quickly.
My husband and I have been very satisfied in our time at Lakes of Carmel. The management staff is friendly and always willing to help out when an issue arises. The location is great for a young couple (~20 minute drive from downtown Indy) and within walking distance to bars and restaurants in Carmel.
I have lived at Lakes of Carmel for four years and have every intention to stay for many more. The location is within easy walking distance of Meijer, as well as many restaurants and bars. The grounds are lovely and very well maintained. I have a small front Juliet balcony with just enough room for flowers and a single chair. The back balcony is very roomy and overlooks the most gorgeous lake with a fountain. I can sit outside rain or shine and enjoy the soft sound of the running water. I receive many compliments on my view and often post photos of the ever-changing sky at sunset. I have very little technical issues with plumbing electrical and always receive prompt and efficient service if I do. The rent is very reasonable and I have quite a bit of room for the money. I even have a fireplace which is quite cozy in the winter. The office staff is very friendly and always eager to make sure my apartment is in tip top shape and very much a home.
We have lived at Lakes of Carmel for two years now and have really enjoyed our time here. The office staff has always been courteous and helpful and the maintenance team has always been diligent in fixing issues if we had them. There has always been plenty of parking and we feel very safe in the community. We are saving for a home and love the size of the apartment for the price. Overall, we would definitely recommend this community to anyone looking in Carmel.
The sq feet is larger than most, but the living room in the one bedroom is not conducive to furniture placement and small. Plenty of storage and the little den cute. Overall, nice. Great location.
I live there for 3 yrs and always had issues with the management and staff. They are rude and unprofessional and treat you like a 3rd class citizens.
The biggest drawback, and the reason I would NEVER recommend the complex, is the office staff and “management” company of Lakes of Carmel. Where to start about the “management” company and sales staff. Most of the girls in the office don't have much of a say in how things go, so I'll let them off the hook. They read the manual, and quote what it says. The office "managers" are where the problems that the ridiculous “management” company set come to a head. On other websites there are ample reviews of how terrible they are. I could write PAGES about the incompetence of the "managers" and the company setting the rules, but hopefully this next sentence gets the point across. In making the rules and decisions about how to run the complex, clearly the bottom line is the dollar figures flowing in and making it as EASY as possible for the company- resident happiness is NOT a consideration. Beware of the white slips of paper that will pop in your door. You WILL break a rule- make no mistake about it. And there will be no compromise. HERE'S THE BOTTOM LINE: Don’t move in here. Providence at Meridian is basically in the same parking lot. Penn Circle is right across the street, brand new, and similar in price. There are TONS of places to live closer to downtown Carmel (Carmel Center, Old Town on the Monon, The Residences at Carmel City Center, Alexandria, Sophia Square.) Broad Ripple is okay too and has lots of choices! You have other options. The way these people treat their residents is unfair. It isn't worth moving in.
If you move out you will help them pay for all the remodeling that they are doing. I got a big bill and some of it they had no invoices for and I was told that is just how they do the work. So be very very careful before moving here.
