Property Ratings at Lakeshore Apartments
Staff that is considerate and attentive to residents' needs. The maintenance is completed on schedule. The apartments have a pool, gym, and other amenities that contribute to a pleasant and friendly neighborhood.
This property is adorable. Nice neighbors and a peaceful community. Cute blue doors and vinyl wood floors. All of that is a plus but that’s only if you’re willing to deal with no hot water. About every week they send an email saying there is a boiler room issue again and then that it is fixed, so 3 out of every 5 times you need to take a shower, the water will be cold and get to room temp at best. Extremely frustrating to spend as much as I do here and have to shower at my mom’s house.
If I could give zero stars I would. Roaches, no hot water, unresponsive management. Find another place to live.
Pros: Location is good Maintenance is nice Cons: Parking lot is very small, and confusing, it’s separated into several smaller lots with one entry/exit. 8 out of 10 times the water is not hot, either just warm enough to take a quick shower or too cold to even wash your hands. Although there is a dog park and recovery bags provided, there is always large amounts of dog waste left behind and staff will ignore it.
The updated units are nice and the non updated units are satisfactory. I did not even complete the lease process because the management is never at the office. They are sweet but they are never there. I put in an application for a unit and in the process of approval they rented the unit out from under me and tried to sell me on a higher priced unit. They never call you with any information. I had to contact corporate to find the results for my application. I currently live out of town and made the trip to bring in my application with notification to the office I was coming and they were not there. I had to wait for a maintenance worker to let me into the office. They could do much better. The complex is nice and the surrounding area is beautiful and feels super safe.
The managers are SO kind and helpful! I love the dog park and the layout of the apartments in general. Neighbors are friendly and have had literally zero problems since moving in!
Managers try to cover up the mistakes they make with promises of rent reimbursement and fail to make any changes. Renovations have moved at a snail's pace and there is NO towing company so parking impossible to find. The only good thing about this place in the maintenance staff.
Kara the leasing consultant was of great help with our move in.She was quick to respond to our questions and coordinated every information required for our move in very well which helped us to get through the process easier and faster. Lisa and Kara were patient to help us with the processed and was always always making sure everything was in place before we moved in
THIS PLACE ROCKS. Me and my boyfriend are interns and we were looking for something affordable but also nice and I stumbled upon Lakeshore. Within 24 hours of inquiring, Lisa, the property manager sent me an email and was extremely kind and accommodating. Lisa and Kara were delightful and I couldn't be more satisfied with my experience with Lakeshore. I've had really awful landlords/management in the past so they are seriously a breath of fresh air. I highly recommend checking this place out!
I moved into an apartment they claimed was move in ready. I had a few minor issues and then one major issue being the brick on my front window was missing which left a gaping hole. They also left all of the brick piled up on my front patio area. A real eyesore. I complained after a heavy rain, because water was coming in through said hole and beginning to flood my apartment. After hearing about it they simply put up a plastic sheet, and anchored it down with the bricks previously left on my patio. Now I have an embarrassing eyesore on the front of my home, they didn't fix the issue but simply covered it up and every time I ask for it to be fixed I am given the run around about how they are "so concerned" and "looking into it". Don't move here, unless they will allow you to walk through the ACTUAL apartment where you will be living BEFORE you sign. I asked and they told me I couldn't. I wish I wouldn't have taken them at their word. Now I have to go through all these hoops to make them responsible and get in touch with someone about my options.
I DON'T KNOW HOW THIS PLACE IS STILL ABLE TO LEAST OUT THESE INFESTED APARTMENTS AND SCAMMING PEOPLE!!!!!
Property Manager at Lakeshore Apartments, Responded To This Review
Hello, my name is Lisa, I am the Property Manager at Lakeshore. I am sorry that your experience at Lakeshore has been less than positive. I would like to know more about the issues you are having and will work my hardest to resolve them quickly. We do have a pest control service that treats our community once a week. I would love to speak with you further about your concerns. Please contact me via email at Lisav@lakeshoreapartments.us or by calling our Business Office at 281.486.8105.
Simply put, Lakeshore is an older apartment complex that is reasonably priced, didn't flood during Harvey, and has good management! I've been living at Lakeshore for about 2 years (moved in August 1, 2016). I live in a small, 1-bedroom unit near the tennis court. Over the time that I've lived here, management has changed hands somewhere between 4-5 times. However, Lisa and her team of front office and maintenance employees have done very well by me. During this last school year, I had some significant concerns with neighbors. Once management stopped changing and Lisa took charge, the problem was dealt with swiftly, discreetly, and professionally. The units themselves are a few decades old. While the wear certainly shows, they are quite livable. Paying rent is easy now, but was challenging during the year of constant management changes. I used to have trouble with cockroaches, but that issue has since been resolved due to a new pest control company's involvement. I've been fortunate to mostly have quiet neighbors, but it is worth mentioning that the walls are very thin. For several months, I had some tenants living above me who ran a hip-hop production studio out of their unit, leading to loud, thumping bass through my ceiling for hours on end. All-in-all, I would recommend Lakeshore to anyone who is looking for affordably priced apartments with good management and who is willing to put up with moderate noise and other minor issues related to the age of the buildings. I should also mention that, while I am extremely grateful to Lisa for handling the neighbor situation, I am not giving a favorable review to Lakeshore Apartments out of gratitude. I really do believe that Lakeshore Apartments are a good place to live for a reasonable price. If I could, I would rate 4.5 out of 5 stars.

Thank you for your comments and positive review. We do strive to make our residents to feel as comfortable as possible.
German cockroaches, no maintenance, smokers galore, and loud obnoxious neighbors. Dont move here. Once a week they mow the lawn and wake up your whole family at 655 am. This place is the worst!

Please contact me via email at Lisav@lakeshoreapartments.us or by calling our Business Office at 281.486.8105.
I have never experienced such poor management as this place has exhibited. My move in day was set and when the day had arrived my “new” appliances were disgusting and in shambles. There was mold coming out of every outlet in the kitchen and bathroom. Then they had the audacity to say that the cleaning crew couldn’t come because the door was locked. I am beyond outraged and I am more than happy that I canceled the contract. The only good part of this entire experience is that Michael was understanding and helpful to the extent he could help.
The management at Lakeshore is the worst of its kind! I'm a student and leased the apartments at Lakeshore. I'd done everything from my end and paid the security deposit during a limited time offer of $199. About 15 days prior to my move in date, I'd been to the leasing office to see if everything was okay. Then they said that we had to pay an extra $520 for the deposit! When asked why, the only answer they could come up with was we didn't meet the criteria. As to what that criteria was, even they couldn't answer. Still, I paid the full amount to avoid any further hassles. Then they postponed my move-in date from August 26th to August 31st without notice. That was still fine since my lease for the older apartment would end on August 31st, so it was still fine. But then again, they changed our apartment, again without notice. I was so frustrated with them by that time, but still, I chose to remain quiet because I know there might be some problems with the management and it would be wrong to vent out my anger at the front desk staff. Today is September 2nd, and they still do not have my apartment ready. My lease has ended for the apartment I was living in, and right now, I'm homeless. I live in my car, and I told the same to the staff there. The answer I got was, "The manager is currently off, she will be here on Tuesday. Then we'll know when your apartment will be ready". I'm an international student, and I have no relatives here. Despite doing everything from my end, they don't even consider other options or even try to help us. I am very disappointed, but there's nothing I could do since I've already paid about $700, which is a lot of money considering the fact that I'm just a student. I'm pretty sure I won't get any response despite my expression of disappointment, but I would just like to give a heads-up to students out there who might be considering Lakeshore. Find other options if you can! If you have no other options, start the process about 6 months prior to your move-in date. Only then maybe you could get the apartment on the promised date.
Can't wait to move out!!!! Our experience has been more bad than good. Owner keeps removing managers that were actually good and who attempted to make this a better place to reside. Lisa and Victoria wish they never were made to leave!!! Having had more management companies than we can count in the past 3 years is just the tip of the iceberg in issues. These apts are rented to just about anyone. Sadly that includes people with no respect for others people's property. Hope your vehicle is riddled with dents you'll get more and mgmt doesn't care. You're charged by how many ppl live in your apt. for utilities yet that doesn't work when your neighbor is listed as 2 ppl and 6 live there. Or when they yell and party throughout the night and scream running passed your windows and doors or my personal favorite when they hang out in your porch area while yelling on the phone while you try to sleep. Also if you enjoy inhaling illegal drugs or someone else's cooking through your vents then this is the place for you. And maintenance is always taking the easy way out either blaming the lopsided bldg for repairs they can't get correct or simply fixing things with the equivalent of a bandaid. Oh!!! And hope you Don't mind roaches, ants, and bed bugs.

Dear Resident, I apologize that you are having these issues here at Lakeshore Apartments. We strive on providing outstanding customer service to our residents and when I hear issues like this I want to address them with the resident in person. Is it possible to setup at time and day that I personally could meet with you to address your issues. My name is Staci Garza I am the Regional Manager of Lakeshore Apartments I can meet you any time or day this week. I hope that you will reach out to me I would like to get all your issues resolved promptly and correctly.
I have been staying at Lakeshore Apartments since August 2015 and the Management has changed three times since then. Yes you heard it right.. three times. I as a resident do not care about the change of Management. But, sadly what changes with the Management are the rules (and thats what affect residents the most). Managements since I moved in: 1) -- whatever the name was -- 2) Allen Harrison Company 3) Capstone Real Estate Services, Inc. Following are some of the personal experiences I had: 1) HYGIENE: The apartments are full of Bed Bugs, Flies and Roaches. Even if you get a new cleaned apartment (as they claim), you will start experiencing trouble in a week. And when you complaint about the same to the Leasing office, they provide a free treatment (of three Minutes flat) which is of NO USE. The treatment consists a guy visiting your house and putting few droplets at some corners, which does not solve your problem. And if you need additional treatments, you have to pay for each one of them :( 2) REFERRALS: This one is intersting, they came up with this "referral" thing few months back to get more people (especially the UH-Clear Lake students) to Lakeshore. The rule was "If you refer your friends to get an Apartment at Lakeshore, then you would end up getting a Referral bonus of USD500". Hence, we referred two apartments to Lakeshore. Everything went well until the time we were supposed to recive the first USD500 check. The first name was spelled wrong (as if intentionally). So, the Assistant Manager had to send it back to the Management to get it corrected. Its been three months since then and we still have not received the correct check. When we ask about it, the employees provide lame reasons like the "Management got changed" hence come back next week. This has been happening for over three months now. We end up visiting them every week and getting lame reasons. We are still waiting for the check. To conclude, I am not sure about which are the best apartments in this area (Since, I have not lived in any other). It is better to investigate before moving into one. As per my experiences, please DO NOT choose Lakeshore Apartments (an advice especially for the UH-Clear Lake students). The Employees might lure you with all the benefits (like referrals and stuff), but belive me its all fake. DO NOT trust them. Try to find a better one with good and consistent Management. Thank You. Good Luck!
Since moving in Lakeshore has met my expectations with every need. The manager is very kind and understanding, she read the application process with me and gf every step of the way. What we didn't understand she explained in great detail for our understanding. This is our first apartment and we're loving it. We're living in A3 apartment, though it's not the one we wanted homey feeling. Idk what else to say. ??
Everything is online... If your connected then your probably not going to have problems. The apts likes to do a random or required walk thrus a lot. To check for leaks n necessary repairs they say... But nothing has ever been repaired.
I agree with previous person! Do not move here, not worth it! They are going up on process and they haven't renovated like they say newly renovated. The new office manager seems to not really care about concerns that you speak about. Contractors go in and out of your apt, sometimes without notice first and are not escorted by office personnel. Keys are given to them. Never have I heard of apt personnel not escorting outside companies that need to do work inside of the apt. They now have 25 covered parking spots which will be assigned to you for a fee. There's 232 apts in this apt community! Half of deposit is non-refundable. That's just theirs off top and whatever charges you incur comes out of your refundable part. I moved here because I heard the area is nice, which it is, but these apts are not worth your hard earned money!
Lakeshore (formerly Retreat of Clear Lake) is not worth your time. The location is great but there are many other great apartment options in the area. The biggest concern I have is with this new management company. They do not return phone calls even after promising to return them the next day. They do not listen to their voice mails. I have made 3 complaints about my EXTREMELY loud neighbor and not a single one was documented or shared with that neighbor. The management lies and has terrible attitudes. All "amenities" are through a 3rd party so when they do not work properly the complex does nothing to fix them. I have been here for over 6 months and none of the work out equipment has worked. They are redoing the exterior of the buildings but the interior is disgusting. There are foundation issues and bugs. I would never recommend this complex to anybody.
