As the previous reviewer stated, AVOID THESE APARTMENTS AND THE LEASING COMPANY AT ALL COSTS!! I moved to these apartments from out of state during the winter. Unbeknownst to me, there was a RECURRING WASP PROBLEM in my assigned apartment. Within TWO WEEKS of move-in, I notified the leasing office of this issue. They responded by sending maintenance to “rectify” the issue, but to no avail. They even sent out a professional animal/insect removal expert, but I wasn’t allowed to view the findings/report. The expert did mention that if there is an opening that half a lengthwise pencil can fit into, a wasp can fit i to it. Corporate said I was able to terminate my lease, but would have to pay $3300 to do so, which is what I did, because the wasp problem never went away. Again, AVOID, AVOID, AVOID these apartments at ALL costs, and if you do move here, consider yourself warned. They DO NOT care about tenants or their well-being; only your money. Much nicer places in Alvin, Webster, Bay Town, or League City. PS: Management - Save the canned responses of fake concern, as it is little more than gilded rhetoric and damage control. How I was treated during my unfortunate stay speaks volumes.

Untruthful management. Make sure you document every little thing during you stay here, especially moving in and moving out. TAKE PICTURES OF EVERYTHING. They will try to get any sort of extra money out of you when moving out and lie about the conditions of the apartment.

The staff is very professional. They always greet you with a smile. The ladies at the office are very helpful and go above and beyond to help their residents. I have never had any major issues. They always take care of my maintenance requests in a timely manner. They are also very pet friendly. I love taking my dog out for walks around the lake! I like that they have 24 hour maintenance and courtesy cops, making me feel really safe. I also love the 3 pools and can’t wait to try the new outdoor gym! I highly recommend this place! They make you feel like family!

I love these apartments. What I love most about them is the staff. They make living here feel like a getaway. Seriously every night I feel as if I'm staying in a 5 star hotel it is that amazing. Everyone is friendly including the maintenance men and grounds keepers. I don't ever want to move from here. My 7 month old baby (who doesn't go to anyone but a handful of people) always jumps out of my arms to get to the members of the staff. Living here you're part of a huge family. The apartments are renovated and up-to-date on style. There are renovations going on around the complex to ensure that all the apartments are safe and wonderful to live in. Whenever there is anything wrong the office is quick to notify you and fix it.

My husband and I have lived at Lakeside at Campeche since June of 2015. When we initially moved it, we were satisfied with the unit we were in (1B/1B, plan 1B). Decent amount of space, parking isn't too bad in the FRONT of the complex, and the pool area was nice. The grounds are kept up to the level I'd expect for a low-to-mid-range apartment complex. Things went downhill, VERY fast. The office staff has changed multiple times. The first two sets were incredibly rude and incompetent. The current staff is friendly, however, they blow you off anytime there is an issue. They claim that they "can't find" any record of my past maintenance requests, the pet addendum we filled out, the vehicle information form that I gave them (twice), or the incident report from when our vehicle was broken into. When we resigned our lease the same employee told us that, although we should have a new lease written, due to my name change, she "didn't want to do anymore paperwork". Some of the issues that we have are: 1. DUST. An excessive amount of dust layering every surface within an hour of dusting with a damp cloth. It is SO bad, that we are having horrible headaches and sinus congestion within minutes of entering the unit. The new office staff came to our apartment and basically said that it is a common issue in this region, and something we just have to get used to. We have lived in the area for years, at other complexes, and have never had this issue. It was a problem well before we had any pets. 2. There is water coming through the ceiling (we are 2nd floor), creating large water damage spots. We reported it MONTHS ago, and nothing has been done. The water marks have grown in size since then. 3. The wall by the window has water coming through whenever it rains- it looks like the the wall is about to fall through. We also reported that months ago, they had someone come look at it, including a contractor (who agreed it needed to be repaired), and still didn't do anything. 4. All of the caulking and surface paint in the bathtub is coming up 5. If you do not run your dishwasher every day (even empty), water and other things back up into the bottom, creating a TERRIBLE smell. It also happens whenever the disposable is used. I would not recommend that ANYONE moved to lakeside at Campeche unless you want constant allergy attacks and headaches inside your own home, your car broken into, the staff to ignore you, and water leaking inside every singe time it rains.

The exterior repairs of your apartment building have been repaired. We only wish you would allow us to make the much needed repairs to the interior of the apartment instead of waiting until you vacate. Please contact us if you are still interested in our previously proposed offer of transferring you to another apartment, or if you decide to allow us to enter and make the needed repairs.
I have been living here for about 6 months now and I have to say I LOVE living here! It's in a great location! Yeah they are a bit older but they are taken care of. Its obvious that the management is updating inside and out. Its quiet here - the only thing I hear are squawking birds and air planes over head. Maintenance is pretty quick when I give them a service request. The people in the office are really nice and personable - actually has gotten since that old leasing agent that acted like you were bother her left. I am definitely resigning my contract!
Lakeside at Campeche Apartments are not Aweful,but there are some much needed improvements that need to be done. The upkeep around here leaves a LOT to be desired.The paint on the outside of the buildings is bubbling up and peeling off,and the paint that's left has several places covered in mold. We are between the Gulf,and a bayou,so I know moisture is difficult to stay ahead of,but I've been here for 5 years,and have seen them do almost NOTHING to combat it.They DID repaint the railings about a year ago,but that's about it. The inside of the apartments are almost as bad...instead of replacing sinks and bathtubs when needed,they paint them instead which of course ends up bubbling up,and peeling off just like the outside paint. If you're lucky enough to have an appliance break beyond repair,you MIGHT get a new one as a replacement IF they don't have another old one in a vacant apartment. The worst part of this place however,is the lack of adequate parking.I'm not sure if when these apartments were designed,they made enough spaces for each apartment to have ONE space EACH,or what,but there are clearly not enough TODAY. There are NATURALLY apartments with more than one driver living in them,AND there are also vehicles parked in prime (close) spots,who NEVER move their vehicles.Also,within the last year,there have been a growing number of recreational vehicles parked in the lot as well.I'm all for having toys such as boats,motorcycles,and personal watercraft...I just don't think their owners should be able to park them in our lot when we don't have ample room for the residents to park their cars.
GOOD LOCATION TO BEACH AND SHOPPING. HAS SOME UPGRADES. I WAS TOLD I WOULD HAVE ALL UPGRADES, THAT HAS NOT HAPPENED, THOUGH I REQUESTED UPON MOVE-IN.
I am moving from FL. after the 1st of the year & have been looking. I am from the Houston/Galveston area, just been gone for 15 years. This office staff has been great. I have talked to them a couple of times, the lady I've been talking to is super. She has been a great help to me. Seems to be a real nice place to live. Not living there I cannot give them a fair rating other than my experience with the office staff & what I know of the area.
