Break ins are happening frequently and management/corporate doesn't not inform us of of break ins. My car has been broken into before. Basically residents are being told....its unfortunate ... Security is provided but only some much a sitting car can do 3 times a week. Not saying that security doesn't walk around..but cameras are not provided or working on this property but they are constantly increasing rent.

We take customer satisfaction seriously at Lakeside and would like to discuss this further. Please contact our office at KimptonMgr@Knightvest.com. We utilize security onsite and crime can happen anywhere. We purchased a new gate system for the property as well and had that installed.
I have been leasing at this complex for about 3 years now and will NOT be renewing nor recommending this “luxury” property to anyone. There has been a continuous issue with tires getting stolen, windows being shattered and theft here. Management is more than well aware and has YET to install any type of cameras in the parking garages. Just this week one of these thefts resulted in gunshots being fired and we have not heard anything from management regarding this incident nor has any communication been provided as to what can be done or how residents can even exercise proper safety precautions. The gates for entry are never consistently operating and residents who have remotes and pay rent constantly have issues accessing the property. The entry for amenities has also been out for some time with no update as to when they will be operating again. Management just simply does not care about residents safety or the quality of their property. Please do not spend your hard earned money here.

For the most part my stay has be pretty fair. On 9/29/2022 a total 30 cars got broken into in one night..No working cameras. Security was not on duty. We are paying for windows on Thursday and Paying rent Friday.

This has been by far the greatest apartment I’ve lived in in Texas. My wife and I moved to Texas 6 years ago and have lived in 5 different places. The scenery of the large pond as you drive into the community, a parking garage and security patrolling during the night which makes us feel safe, and the location is perfect because you can travel 10-15 minute away to be in the mix of the clubs, NRG stadium, etc. and feel comfortable knowing you’re able to travel back to a safe and quite location. The staff does an incredible job of including residents in social activities and events they host. Not to mention they have two 24 hour gym locations. Lakeside has been the greatest decision we have made.

Nightmare of a place! Stay far and clear ! Water stinks, everything is always breaking because it’s a very OLD property, management is extremely ineffective & unprofessional. It’s very LOUD here as well.. lots of dogs barking from 6AM - 10AM. And management does nothing about it. The staff is weak & in result the apartments suffer tremendously. On top of all that bad stuff the apartment office will aggressively TOW you & your visitors vehicles. The negative list go’s on with this poor community.. bugs get in through the doors and windows as well..

My experience with Lakeside was okay until it came time for us to move out. We never complained about anything, and didn't bother them with maintenance issues - even when my car (and many others on my floor) were broken into several times. We received no follow up information about an investigation or anything. The maintenance team would come and half repair the things we needed done - and still we were the ideal tenants. The management does not try to help tenants at all, we can never get through to the office via phone (even though they have caller id), they email you from 1000 different emails so you never know which email to contact them at in case of an emergency. The staff is super nonchalant when you express your needs or concerns to them. There is literally dog poop everywhere. They add random fees to the monthly rent like renters insurance, smart home fees, etc. even though you also have to have your own renters insurance to stay there. Considering how noble I was as a tenant there, I really wish I would have pressed them more when I needed them....because the few times I did require their assistance the outcome has never been in my favor. I would not recommend!

I love living in Lakeside Apartments! Honestly, what's not to love? I lived here for a year and six months and I could continue to live here forever! The maintenance staff is always on time with my requests (I put in a maintenance request at 10am and they knocked on my door to fix it a 1pm the same day). The staff is so friendly and they make sure that the clubhouse/pool is in tip top shape. I love that we have lockers to receive our packages with personalized pin codes. Don't get me started about the state of the art gym. We also have security guards to patrol the apartment complex at night which makes me feel super safe. It's also in a great location super close to EVERYTHING! Also they have super fun free community events!

Absolutely love this apartment complex! This was my first own apartment, and I'm glad it was- they have really set the bar high for me moving forward. The office staff they had when I first moved in was so nice, and so is the new staff they brought in. Maintenance is always on top of everything, and most times I put in a maintenance request, it gets done the same day if it's early enough, or the day after! The community events that are twice a month are so fun, Staci and Ty do a great job with them! My apartment was one of the newly renovated ones with the wood floors, and it's beautiful! My only complaint was that the back of Walmart was right outside my apartment (building 3) and they're were loud noises of alarms, trucks honking, pallets dropping, etc., every night.

Lakeside has impressed me from the beginning of my apartment search. The staff in the leasing office has been so nice and helpful. They went above and beyond to get me approved and into an apartment while I was crunched for time. The complex itself is very well kept, quiet, and a friendly community. They have several events that they have kept safe for everyone during COVID and is a fun way to meet other tenants. I would highly recommend living here!

Lakeside Modern living apartments is a great place to live. I've been here for more than two years. I've loved it since day one; from the main entrance, you can appreciate the beautiful lake with cute ducks. The staff is so friendly and kind, they are reachable and always willing to help. I love the activities they do to pamper all their residents. The neighborhood is quiet and peaceful. There is a big parking lot, no flooding experiences. Willing to continue living here for many more years. I am a very pleased resident!

From the first tour in July, we had a great first impression. The leasing manager Edwin was very nice and attentive, and made us feel welcome. We made the decision to move and had everything processed within a a few days and couldn't wait to move to a better complex with nicer management. The premises are well kept and clean, and the apartments are also in great condition. The gym is excellent and all the equipment is well maintained. Overall the complex is quiet which is perfect for working from home, and the neighborhood is very walkable with a small lake that has nice spots for picnics! Management is very responsive to maintenance requests and so far we love our new home!

I’ve lived here for about 6 months. I absolutely love this apartment complex. The apartments are clean, all the people who live in the complex are so nice. The community is great and the property is gorgeous, I love the pool and grill area as well as the gym! The parcel pending service is amazing. The maintenance people are the best. The management is decent, not the best but definitely not a deal-breaker by any means. It’s centrally located and near all major highways and destinations. I have no complaints, 10/10 excellent apartments! Would highly recommend.

I've lived here six months and this is the best apartment complex I've ever lived in. The staff is wonderful, the maintenance people are awesome. It's nice and quiet and I feel safe. you can't go wrong living here

If you have animals, young children, or elderly living with you for the sake of their health and safety please do not move here. My husband and I spent a year trying to get management to fix the water situation. After moving in we noticed a brown/black film on our dishes. I made several attempts to get management to fix the dishwasher even going to the extent to hand wash a clear cup with bottled water and showing them the difference. They told me their was simply nothing they could do. After my husband had a physical/check up for pains in his abdomen, he was informed of signs of stomach ulcers. It was at this time we switched to only filtered store bought water and saw immediate signs of improvement in our health. The water from our shower and bath would also frequently be yellow/brown. After many pleas to management to fix the situation, for our health and well being, we informed them that we would be leaving. If the contaminated water isn't enough to make future tenants weary of living here, please be aware, they have only recently begun construction on restoring the first level of the buildings after hurricane Harvey (yes, more than a full year). The construction crews they've hired leave nails, glass and cigarette butts all around complex for your children and pets to step on. Without notice, they will also often turn off the water for hours.

I've lived here since 2008. It was fine until Knightvest took over. We lost all cameras on property. We have one security officer for this property and Meyer Park across the street. He only works 5 days a week. No one covers when he's off. My truck has been broken into twice in two weeks. In one night a floor in the parking garage had dozens of cars broken in to. I've talked to security and the office staff. The property manager has no answers. She only says they'll send an email to inform people. She'll say she's following protocols, meanwhile she'll allow employees to throw pool parties after hours. Meanwhile her residents are paying deductibles and coming out of pocket for expenses caused by vandalism. Our remotes no longer work for the resident entry gate. The main gate remains open all day and gets stuck at night so anyone can drive in. The walk up gate has been broken for weeks as well. People, do not live here, and do not renew your lease here! Terrible resident treatment, and terrible management.

I have lived in this complex going on 2 years and have lived in 2 different apartments within this complex as well. The first was before Knightvest took over and made the renovations and the second was after. I LOVE what they've done with the apartments. I have granite counter tops, stainless steel appliances, and fans in almost every room. They're SO nice compared to before and the office staff/management are very helpful as well. You're right in the middle of everything and anywhere you need to go. For the location and amenities they offer this place is a perfect place to live!

I'm actually so fed up with this place I am moving out a month and a half before my lease is up and just paying rent at both places. I just want to get out of here as fast as I can at this point. What follows is literally barely even the tip of the iceberg with all the problems I have had here since I moved in. They asked me to move in a month early when I signed my lease to help them meet some kind of monthly quota for move ins. I took off work to move in the day they told me. When I signed the lease and got into my apartment it was FILTHY. It hadn't been cleaned since the last tenant left. When I called the office they knew it hadn't been cleaned. So I had to wait and take another day off to move. When I moved in the carpets hadn't been replaced, just shampooed so to this day there are still bright red stains from the previous tenants. The kitchen counters had deep scratches in them (each several inches), and all the blinds were bent. It took them over a year to replace the blinds. They re-sprayed the kitchen counters and also sprayed over the white marble counter in the bathroom too. Instead of replacing the bathroom counter they just painted white over it so the surface is all uneven. They also gave my assigned parking spot in the garage away to another tenant and moved me without telling me so my car got towed and caused me to miss most of the morning at work. The goes on and on. A new property management company bought this complex, and I was hopeful things would get better from the poor job the other management team did. The lights in my closet went out, so I called the leasing office to have them replaced. It took well over a month. I got off of working the night shift one morning and started to fall asleep and woke up to what sounded like someone trying to hammer through my floor. I called the leasing office a total of 23 times over a period of several hours before I was finally able to get ahold of the guy I had put my light request with. He didn't know there would be construction below my unit or how long it will last and offered no apology because of the disruption, so I got no sleep before going back to work that night. I spoke with the assistant manager and she told me that I should expect periodic disruptions like that because it's an apartment complex. Like I said I am so fed up I'm am moving before my lease is up and paying two rents for a month and a half just so I won't have to deal with all the headaches this place has given me.

I would gladly give up the perks of the location for even half-decent management. Knightvest Management has only been managing this property since November 2016, and I already have encountered multiple examples of their incompetence. Knightvest Management has taken more than 3 months to bill residents for water. They notified residents shortly after they took over, in November, they would be changing the company that bills for water. It’s now the end of February and I have not received a water bill. Who knows when they’ll get around to sending it. Knightvest Management doesn’t understand a "reasonable expectation of privacy.” Their maintenance manager walked into our apartment on January 28th WITHOUT KNOCKING, just opened the door and started to walk in. When I complained to management all I got was “honest mistake…sorry.” I understand mistakes happen, but this was beyond comprehension and could have easily been avoided by simply looking at numbers posted by every door, or at least knocking before entering. Knightvest Management has shown an unimaginable lack of competency by failing to provide adequate information on how large-scale construction will affect residents. Residents received notice Friday 2/17/17 that they were starting exterior renovations on Monday for an indefinite amount of time. I’m sure they knew some sort of timeline for these renovations before the work ever started. Yet, somehow are incapable of communicating to residents when, for how long, and what kind of disturbances they should expect. Knightvest Management sent one other notice that they would be replacing the roof "on 2/21/17." The notice they sent said nothing about hammering on the roof from 7AM - 7PM continuing past 2/21/17. But, the stomping and hammering started at 7:30AM on 2/22/17. This morning, I could see they had started roofing work on 4 buildings. Wouldn’t it be far more considerate to replace the roof of one building as quickly as possible before starting others, that way they could significantly reduce the amount of time each resident is disturbed? And to top it all off, the construction company they hired, Capitol Painting & Construction, is treating the place where a many people have to live like a vacant construction site. Nails, old roofing, dropped food, and soda cans left all over. People still live here! The former management company, Greystar, wasn’t perfect, but they were leaps and bounds above Knightvest.

My first year here was great. In the last week they remodeled the apartment above me removing the carpet. I understand being on the first floor some noises well people move around above. Now I hear every step the new people above me take, as they walk across there new apartment the cabinets in my kitchen shake causing my dishes to rattle. I sent an email to the complex with my complaint. They replied back quickly and said that they have sent a noise violation to the people above and asked if I would like to transfer apartments. First off, the people above are just walking thats not there fault they shouldn't have a violation. When I went to the office they said that I can not transfer for 6 months because I just signed a new lease the week before the people above moved in.

Nice units but the professionalism is at a zero. Staff never return calls, no online maintenance system and no automatic rent payments as of a few weeks ago. If u want level 1 service, then try it. If you want more attention to detail and the convenience of not having to constantly chase people to do their job, then look elsewhere. I also do not suggest a lower unit, floors are thin and you will not have peace and quiet unless u are on the top floor. Staff doesn't care if u can't have a good night sleep, they only want your money.

The location is great. The property has a beautiful lake on the property as soon as you drive in which is great to look at. The location is literally 10-15 minutes from any major destination such as Midtown, Downtown, ChinaTown, Museum District, etc. It's also very convenient in terms of groceries and shopping centers such as Krogers, Walmart, and Sam's Club. Also a lot of great BBQ spots and restaurants around the area. In terms of what it looks like inside the apartment I currently live in a 1BR 1 BA 851sqft apartment. The carpet is beige, standard yet has a comfortable feel to it. My view is horrible, unfortunately I'm facing the highway on 610 South. However, I've never heard the sound of cars or traffic so it's not that bad. The living room has a fireplace and ceiling fan. The kitchen has wooden floors and cabinets with faux granite counter tops and steel sink. The appliances are white. Bathroom is really nice, has huge mirror and nice spacious sink counter. The shower is big. The bedroom is big as well. Comes with walk in closet and ceiling fan. Also shelves are built into the wall, great for putting candles and stuff up on them. Even more important, I'm glad the apartment has in house washer and dryer. I currently pay 1125$ for this apartment. I was new to city and didn't know there were cheaper properties but given the location and amenities its kinda worth it. The Pool area is nice. The gym is a bit outdated and could use some new machines. Also if you want to have a pet, save up 500$ for the pet deposit. It's really not that bad of a spot if you're new to the city and don't really want to be in the fray of downtown Houston.

The apartment is in great condition, plenty of space and built in shelving. It includes a washing/dryer in the apartment, and was still affordable. The parking is reserved and well policed. When I moved in they didn't have any spaces available near my apartment, but you can ask about availability when you look at apartments. (I park in guest parking for now.) They maintain the pool and gym, so I have always found them available and usable (and clean). There is only one elevator, and it is in building 17. Most of the apartments connect to the parking garage, so this is unimportant. However my building and a couple others are not connected, so a higher floor means stairs only access.
