Myself and some of my neighbors share the same concern that the management of our property doesn't prioritize our well-being as residents, but rather seems focused solely on maximizing profits through inflated bills and consistently raising the rent in every lease renewal in a crazy way. It's possible they're incentivized to hike up our expenses or that the company is owned by its employees. Here are some key issues: Numerous residents have reported persistent infestations of roaches and other pests, despite inadequate pest control measures. The property gate remains consistently open, seemingly to facilitate the towing company's frequent visits, potentially for financial gain. Parking is scarce due to the property's practice of renting out spaces, leading to residents' cars being towed if they park in unassigned spots which wasn’t the case with the previous managment. Utility bills for gas and HVAC vary significantly between apartments of the same size, even though all units are connected to shared heating and cooling systems not directly controlled by residents. The litany of issues extends beyond what I can list here. I suspect that any positive reviews may have been artificially generated by the management to bolster the property's reputation and conceal its true condition from potential tenants and higher-ups. We would greatly appreciate it if the Timpton Group's upper management could conduct a thorough customer satisfaction survey to gather genuine feedback on the property, apartments, and management. Urgent action is needed to address these concerns and rectify the aforementioned problems.

My apartment is infested with roaches of all sizes. And I’ve had pest control come out multiple times and it hasn’t helped with anything. I’ve cleaned every part of my apartment and tried every methods possible to get rid of the roaches and they will not leave. Management doesn’t care and the gate is always broken despite being right next to a busy street. Which makes me feel unsafe, and you can hear all the traffic from my apartment. Please don’t lease from this place.

I left this place for many reasons, this property used to be good before but everything changed to the worst with the arrival of the new management Jennifer and Tiffany, the greediest and nonprofessional I ever seen, they are cheating and charging high and random amounts for utilities bills. the apartments are infested with roaches even if they are charging the residents monthly fee for pest control and they started charging monthly for half of the parking lots. even the quality of residents changed as well more and more drugs consumers and smokers in the property. And many other bad things. better stay away.

This quaint little community is a unique and rare find. The whole staff is beyond helpful, nice and welcoming! My 1BR layout is perfect for what I was needing-in a great location AND at an affordable price. Lakeside is nestled within a super convenient neighborhood in the N. Dallas/Richardson area. I am forever grateful I was to find such a good community to be part of. I definitely recommend Lakeside 100%!

Moved in with my wife for our first place together and Julie couldn’t have made it easier for us. We have signed up for a larger space (2bdr) and plan on signing new and longer lease bc of the rising location (between Dallas and Plano) the awesome rent with all bills included, and the Management team behind the building operations.

I have tried to like it here, I have really tried. For the first 5-6 months, it was just fine. The apartment is huge as far as square footage goes, and my neighbors are very quiet. I'm at the back of the complex so road noise is pretty muted, but I can still hear it, so I imagine it might not be so quiet up at the front by the road. But yes, huge apartment, quiet neighbors, no pet rent... and that's where my compliments end. First of all, they will not tell you (never told me) that now your utilities are co-op. Which means that you share a utility charge with the rest of the building. I was never told this, and spent an absolutely MISERABLE winter with no heat trying to save money (I got sick a LOT because of this) only to find out that I actually have no control over my bill, so it doesn't matter if you are miserable all winter, if the guy a few apartments over is cranking up the heat to 80 all day, then you're paying for him. I believe they turned it into a co-op when they switched utility companies, and if I had know this I WOULD NOT have signed another lease. But they didn't tell me! No notification whatsoever. The other major complaint... the bugs! Oh my goodness, the bugs! It doesn't matter how clean you are, I keep my kitchen spotless and all my food tightly closed and I still see them constantly. In the pantry, in the cabinets, on the walls... I've never been put on the list for pest control (if they even do it anymore) despite asking for it. The first thing I do when I flip on the light in the kitchen is look for movement. There's nothing you personally can do about it- you can keep them at bay for a little bit but they live in the walls and so they'll always be there. Minor complaints: the construction on Spring Valley makes trying to leave the complex for work in the morning absolutely miserable. It doesn't matter which direction you're trying to turn, it is next to impossible to get out. I know that's not the complex's fault but it's something you DEFINITELY need to consider before moving in. Also the gate? Barely closed. Ever. It used to be closed every Sunday and after about 7pm but I don't think I've had to use my gate key in over a month. I might not mind the open gate if there was a security patrol, but no. I've had ads on my car, I've had the occasional door-to-door person... the gate might as well not be there.
I really enjoy living here! The location is nice, and the complex is really pretty. My apartment is a pretty good size, with a lot of closet space. My only complaint about the layout of my unit is that the kitchen could be a lot bigger, but my best friend, who lives in a different apartment in this complex, has a different layout and a much larger kitchen. The manager is very friendly, maintenance comes out fairly quickly, and I live off a little courtyard which makes for a great view for my cat. My only major complaint... the bugs! Despite being a relatively clean person (I don't leave food out, clean dishes regularly, and take out my trash) I cannot get rid of the bugs. Roaches of all shapes and sizes, from the tiny little German roaches to big ugly things. My best friend has a problem with them in her apartment as well (although she's lucky and only has the very small German roaches) and she's even cleaner than I am! The building is old enough that I'm pretty sure they live in the walls, and they're driving me up the wall! It's second nature to look for movement every time I turn on the kitchen light, and I get nervous every time I open my pantry.
I have two big problems over there. First one was the BUGS. I hate BUGS:( I got stuck living in apt full of bugs. You will find them in bathroom, in your bedroom and of cours in the kitchen even inside the freg! Second big problem was the Air condition not working between Nov- Feb every year. And you can imagine the hot weather in small apt! Specially if you have small baby like I do. I had very bad days trying to cool down my baby when the weather is too hot. Don’t forget you are NOT allowed to dry your baby’s clothes in the balcony or put extra furniture there. Only good thing they have a lot of parking spots if you care just about your car!
My husband and I were looking into their apartments and they were very courteous and helped us out ommediately. :) Held the apartment for us as long as we needed. Would recommend
I have lived here since mid-year 2014, and love my apartment. It is affordable within my meager income. Quiet. Safe. Friendly neighbors. To me, it is a slice of heaven in the middle of urban city living! Jenn
Have lived in this complex for 1 and half years, seems a bit old outside but really nice and neat inside! The manager is super friendly and helpful, the maintenance guy comes really quick (usually same day or next day),very convenient location(2 min to 75, 5 min to 635), great place to live if you go to school or work nearby! Absolutely recommended!
These are not upscale apartments, however, they are very cute and homey! The only thing I wish they had is washer and dryer in the unit and recycling. This community is very quiet and feels safe. They maintain the property very well. The neighbors are friendly, as well as the apartment staff. I will be staying for a while!
Horrible place to live! I have lived here for 2 years and I wish I would have never moved here! there are roaches, mold, drug addict neighbors, wild parties, etc. Not to mentions the months it takes getting used to the noisy street, and cops sirens every night! The maintenance never shows up to fix things you ask and when they do they end up fixing something that didn't need to be fixed. Office staff is terrible, all they ever say is, "oh well there is nothing I can do about it." they have never updated these apartments, and just keep repainting over everything. AC never works properly since we are on a broiler system, and the prices just keep going up on electric since it is not maintenanced properly. Worst place ever.
Good place to stay. Very friendly staff. Lot of parking space. i didn't have any maintenance issues yet, so no idea on how its done. The apartments are old but big rooms. 100% will recommend.
