While Farmington is only about eight miles southwest of Downtown Hartford, it feels more like a wooded resort town. The Farmington River meanders through the heart of Farmington, lined with picturesque parks. Narrow roads wind along hills, through the forested countryside and past the roadside stands of local farmers. But Farmington has another side -- a thriving business side, with major companies like Cisco Systems, United Technologies Corporation, Beazley USA, and iTech Solutions located in the city.
Farmington is the oldest settlement west of the Connecticut River. English colonists arrived here in 1640, attracted by the rich soil along the river. The town and river were named in 1645. Main Street features several colonial estates dating back to the 17th century, and George Washington referred to the settlement as the "village of pretty houses.

Property Ratings at Lakeview Apartments
This company has been increasing rents like crazy over the past few years and the amenities and quality have definitely not followed. Appliances, kitchens and bathrooms are old and the windows leak/have a lot of mold. The staff are pretty rude and wouldn't help at all when our vehicle was stolen, the wouldn't look at security cameras or install them even though they also send out emails about theft in the area. The 'value' is still decent for the area but that is changing as they increase rent and don't improve anything...
Highly unsafe place to live, car theft, stolen mail, stolen personal items on the porch. Extremely rude management, poor maintenance If you value your and your family safety this is not the place you want to rent
Have lived around two years in this community. This is a very old community with poor management and maintenance. If you move in you have to take care of all the window treatments which will cost you more. The manager on this property is very rude and not friendly with tenants. He won't listen at all. We booked the unit virtually, But this guys handover the unit without proper cleaning and maintenance. This property only keens on tenants' money, won't bother about service at all. Please make sure when you move-out, they wanted to charge you as much possible. They put an additional 500$ charge for kitchen counter damage, even though there is no damage. They were unable to prove the damage. Overall, the worst community to live in, Poor-management, Poor-maintenance, Not a good place to live with family.
Lakeview Properties offers easy access to Farmington's exceptional schools, a safe neighborhood with Winding Trails and Big Sky Fitness next door, and competitive rents. I have lived here 16 years and recently had my unit modernized. The owners and staff are exceptionally friendly and accommodating.
Listen, if you're single or just only one couple, rent 1 bedroom here, if possible, 2nd floor. One bedroom of lakeview has a much larger size than other apartments, cuz they use wooden floor, 2nd floor is much better if you hate noise. Heat is included in rent!
I lived in Lakeview Apartments for four years. The complex is beautiful and very clean. Parking, trash, water, and heat included which is a great price for the area. I never had any issues, neighbors and management were always helpful and friendly. I also really enjoy the maintenance crew who respond timely. There are a lot of families who live in the complex and a bus stop right out front.
The lakes are a big selling point, but they get so dirty in summer that you won't want to swim there.
Lakeview is beautiful! Grounds are well-kept, lakes are home to many different types of wildlife, including: the Blue Heron (rare), ducks, geese, turtles, frogs, fish, and birds of all types. Water grows algae, has NO odor. Currently living in the 2-bedroom townhouse. It’s 2-stories with wood flooring throughout. The floors get re-done after each tenant, so they look nice when you move in. Offers an abundance of space for each room and lots of storage. Two bedrooms, one and a half bathrooms, spacious kitchen, separate dining room, and living room that has sliding glass doors that open onto a small deck. Grills are allowed on the decks. Rooms are painted off-white to allow plenty of natural light to come in. Water and heat are included in the rent. Storage: the larger bedroom has a huge walk-in closet, the second bedroom has 2 closets, linen closet in the full bathroom, miscellaneous closet with shelving in hallway. Downstairs the kitchen has a decent amount of cabinet space and a pantry with deep shelves. The stove/range is glass-topped and in pretty decent condition. Maintenance clears the snow a little later in the morning, around about 8 A.M. Never had a problem parking in winter. Sidewalks were usually cleared pretty well, also. They salt the staircases to the apartments and such also. The parking spaces have just been re-marked and easy to read now. Ample parking. One parking space per unit, enough extra spots that if you need more, there are options. Cons: The walls are thin, as with many apartments. Therefore, you do hear your neighbors now and then. The only other thing that can be annoying is the pavement ants. Little black ants come up from the ground in early Spring. If you buy a bag of Diatomaceous Earth and carefully (with a mask on since that stuff is crazy fine dust) ease it into the cracks you see the ants coming from, it stops the problem pretty quickly. Close to the Rails-To-Trails; Literally, right around the corner. Tons of shopping close by (Bristol, Unionville, and Avon). Close to I-84, but that area gets EXTREMELY congested all week, especially during rush hour. Maintenance addresses issues and complaints based on safety and emergency status. For example, if you have a leaky faucet that's just a little drippy and someone else's heat is not working in the dead of winter, your leaky faucet is going to have to wait a few days or a week until the more severe problems get taken are of first. That is fair and that makes sense.
Management is always responsive and the apartments are extremely well maintained! Mike and his crew always respond in a professional and timely manner. Highly recommend!
Manager is very rude, didn't help the resident very annoying, apartment is OK but management is worst
This complex is located next to two beautiful man-made lakes among pretty trees and vegetation. The units vary from one and two bedroom flats to townhouse style apartments. My unit is a townhouse style with ample square footage (1350 sq. feet), updated kitchens and baths, beautiful hardwood floors, a spacious living room-dining room combination, 1 1/2 baths, and a dry basement with washer-dryer hook-ups and ample storage space. The units are well-lit and have sliding doors to decks. The master bedroom has a walk-in closet and the 2nd bedroom has two ample sized closets. Parking for 2 cars is directly in front of the unit. There is 24/7 around the clock maintenance for emergency situations, and they are very responsive. The complex is located conveniently near Route 4 and a variety of shopping, gas stations, restaurants, and conveniences. It is in the beautiful town of Farmington with a great library only one mile a way. It is 3 miles from the Interstate, and while traffic is often crowded on Route 4 which connects to the highway, the road is being widened to improve traffic flow. The rent is reasonable and includes heat, hot water and cold water. It is an excellent value for the space, service, and community features. I recommend it to anyone moving to the area who needs a wholesome place to raise a family or start out as a new couple.
The huge balcony door with a nice view is attractive but annoying in the spring /summer time. The sunlight heats up the apartment like a furnace even when drapes are drawn. the thermostat reads sky high temperature. If the aircon is still sealed during this period you willr eturn from work to a furnace. The management isnt friendly and doesnt pay heed to this issue. I checked to see if they can have one of those window exhausts put up but they were not willing to even consider. Their suggestion was to keep the windows open in a ground floor apartment. I had some health issues during this period and it didnt help with the heat. I had to leave early due to my illness and never saw light of the security deposit money. the wooden flooring is very creeky and could hear the first floor apartment guys rearranging furniture or walking around.
unreliable management, noise all the time, washer/dryer always broken, took them weeks to fix something
Complex is very well situated. Library, town Hall, High School, Stop&Shop, couple of gas stations, Dunkin Donuts, and CVS are within 10 minutes of driving distance—Library has a wide and updated collection of movies and books. We lived there for six years and had a really good time. There is an extensive bike trail (trails-on-rails; over 20 miles long) that passes by the complex that we frequented often for walking, jogging and biking--I biked all the way to MA on that trail. Complex has two private lakes with beaches, where you can canoe and fish as well. Overall atmosphere is very family friendly: Large backyards and open spaces where you would find kids playing soccer and parents chatting come— plenty of open space. We rented a townhouse with a basement. We purchased our own washer and dryer since they has laundry hook-up. Regarding Staff, our experience was different from the other reviewer: We found then very helpful and friendly. We knew each other on first name basis, but that may be because we spent so much time there. No garages though!
Aparrtment guys push you to sing lease but take your time as once you sign and dont move in then they will pressurize you to pay for Rent and forfeite your security deposit. They are not firendly and cut you off when you are speaking. very rude people
