I have lived here for several years. In the beginning things we ok. You learn to tune out the sounds of the trains that pass by at all hours of the day and night. We were blantantly lied to about the trains being told that they only passed by maybe twice a day. Try more like twice an hour often and even in the middle of the night. Puttting in a maintenance request is a joke. It takes at least a week to get a response for anything, emergency or not. Snow removal is almost non existent. I fell in December and had to go by ambulance to the hospital. $3000 in medical bills and physical rehab. I thought of suing them or at least asked to be reimbursed but they simply don't care. No onsite management. You rarely see a maintenance person except when they spend your rent money trying to make the place look pretty cor photos to sucker people in. I have photos that show reality. When I asked about snow removal I got a very poor response. Do yourself a favor and save your hard earned money.
This management, both local and at their office headquarters, are awful. We lived on this property for 3 and a half months. Issues listed on our move in check list as broken were never fixed. We filed numerous complaints with evidence about a noisy tenant, including calling the police multiple times, and we were told to either deal with it or leave. I understand there is a certain level of noise to deal with when living in a lower unit, but this was a whole new level. Shouting cuss words and slurs, constantly yelling on the phone both in their unit and outside, continually hosting friends after bar close and continuing the party at home. They would sit in their vehicles after getting home from the bar with their music cranked and lights shining through the windows of our unit. I was unable to sleep most nights. Upon terminating our lease and leaving, we were told we would receive an invoice for a pro-rated amount of rent to cover the time between tenants. We never received the invoice, and were charged late fees on top of it. Upon asking for the late fee back, they said they can't refund it. How was I supposed to pay an invoice I never received? Our online payment portal had listed the full amount of rent, not an adjusted amount, for the entirety of the final month we had to pay part of. I had paid my rent on time every month, despite the conditions we had to live with. We were also charged heavily for cleaning. The itemized list we received seems grossly exaggerated, as we left the place clean. I have asked multiple times to see the photos they are said to have on file, but that request keeps getting ignored. The local manager became increasingly more rude as we continued to complain about the noise issues. Management at the headquarters does not answer their phones, seldom returns phone calls, and will not reply to emails. I'd avoid this management company at all costs. For the price you pay to live here, they couldn't care less about your experience. This place might be nice if you have decent neighbors, but the management "picks and chooses their battles" at the expense of losing good tenants.
I like the quiet setting, just barely out of town. The pricing for the space is good, parking is decent (there's usually a spot open and a you get a separate garage), and the included washer/dryer/dishwasher are definitely a plus. Snow removal is alright, not immediate but very quick, I haven't been snowed in at all. Maintenance is also very quick and dependable. I've only had two issues since moving in (the heat not working the first time I tried it and a leaking garbage disposal), and they were very promptly fixed while I was away at work. The resident portal is very convenient, I messaged them about the disposal on a Saturday and they came on Monday, replaced the whole thing for me, and messaged me back saying the problem had been taken care of. Overall, I would recommend to anyone that they rent here.

I leased with 2 roommates however I am not in touch with either of the original roommates. They will not issue me a check for the remainder of the security deposit because we are all on the lease. I am basically screwed out of the check because I am unable to obtain their signatures. Do not lease here. Shady business pactices.

Dear Former Resident, I'm very sorry to hear this and I'm certain this has been resolved. We must follow State Laws and Statutes. The security deposit statement and check are mailed within 21 days of the resident moving out per the state statutes. We cannot arbitrarily decide who we issue the check to. If their are 3 people on the lease we must issue the check to the people listed on the lease. If we were to have a written and signed statement by any of the residents releasing their portion to one of their roommates; we can then issue the check differently. I'm sorry for any frustration you may have had in regards to cashing your security deposit check. Unfortunately our hands are tied on this subject unless we had something in writing from your roommates. We have to abide by the rules and laws set in place by the State of WI.
I've lived here for two years now under National Management. The apartments are decent, the prices are great and competitive, but maintenance response time needs help. The apartments have reached an age requiring replacement and repairs of key items but there is only one maintenance guy for seven buildings and all the yard work. I would highly suggest they add a second or third maintenance guy and consider a preventative replacement and repair plan for appliances and windows. Also, temperature controlled AC would be a wonderful addition. The management is also comes off as overbearing. Placing large 4ft. x 2ft. signs in front of each building to tell satellite installers not to install on the roof is a tad overkill. There are lot of good things going for the apartment (hence why I'm staying), but please strive to be competitive and put a priority on tenant satisfaction.
Do not rent from here terrible maintenance staff. don't care about renters
I lived at this apartment complex for just over two years. When we first moved in, everything was great. There was a really nice property manager who would respond to any maintenance problem right away... When he left everything went downhill. Management would straight up ignore phone calls, emails, and messages from their website. Our bank was trying to reach them for proof of payment, and it took them two weeks to respond; although half the time they wouldn't respond to us at all. The property managers and corporate tell two different stories which has ended up making me lose my money. So glad I was able to move out! I also noticed that the company is responding to people on here. Please don't listen to them because they say they are fixing things but it is getting worse. Also, I like how they can respond to people on here but cannot be bothered to respond to their own tenants. (The actual apartments are nice but not worth the terrible management that comes with it).
I am surprised by the negative reviews. The management tends to leave their tenants alone which was something I was looking for when moving. Great location- between Oshkosh and Fond du Lac. Unless your neighbors are obnoxiously loud it is pretty peaceful. The only negative thing I could say was when the buildings were getting new shingles the letter the management sent out was pretty inconsiderate-- recommended if you worked 2nd or 3rd shift to find somewhere else to stay if the noise bothered you (and it was super noisy). It just seemed very rude to me though I wasn't directly affected by it. Management will fix something immediately if it is an emergency and takes a couple days if it isn't. Only reason I am moving is because the increase in monthly rent due. The apartment has more room than my SO and I need with our pet.
They have not had a single manager on our site since we rented. Maintenance took 2 months for them to come to our door. Our payments since we owed our security deposit have been messed up, and they are telling us we owe them money when our rent has never changed. There is always garbage floating around our apartments clearly, no one has been taking care of the place. Our power has gone out and they have told us they couldn't do anything about it. Whenever we give them a call the employees are super rude. I will be moving out as soon as our lease is up!

We apologize for your issue with maintenance this is not acceptable for our company, if all steps were followed to receive maintenance, a written notice is necessary for our company to do the maintenance that is being requested. All of our residents have access to our resident online access that allows our residents to directly request maintenance on a unit, this services sends the request directly to the maintenance technician that will be handling the maintenance. Our resident online access gives our residents access to their balance and charges along with payments received allowing them to see where their money is being applied and any outstanding balances or charges that they may or may not have. This allows them a first hand look into the very strict and monitored system we have in place when handling money here in our corporate office. We apologize for any debris that is around the property and this issue has been addressed with our managers and staff. We are sorry to hear about your issues with the power and wish we could have been of more service. Unfortunately we do not have control of the power due to it being in the residents name and handled from a third party utility company. Yes a recent power outage was reported by the local utility company unfortunately this is out of our control. We have implemented and followed through extensive training for our managers and corporate staff, in customer service. Do not rent from here. Local and corporate management are horrible. Terrible communication and follow through with major maintenance issues. We lived there for just under a year and would have moved out if possible sooner. Do not care about their renters at all.

There is also emergency maintenance number available to all residents 24/7. There are also notices with this information hanging in all mail sheds and common areas in all of our apartment homes. I think the place is nice. The apartment wasn't ready. I don't think it was shampooed. My Sons also wasn't cleaned and electrical outlets weren't in ?
This website was great! Easy to navigate through. Northern lights estates looks like a great place to stay. I love all the pictures. Great place!
