Property Ratings at Lakewood Park at Altamonte Springs
Rent here has increased over 30% in the past 5 years while the quality of residents and residences are diminishing. Parking lot and interior roads are dangerous and overly packed. HOA fees recently made headlines for how much they increased/ how high they are. Walls are paper thin and my unit has horrible/no insulation. Leaf blowers are running pretty much daily, with no leaf/debris pick up. Valet trash changes frequently, newest change will put bins INSIDE the resident’s already teeny domicile. Outside patio looks like it’s about to fall off the structure, and the internal adjoining wall is cracked and appears to be separating more every year. Small maintenance requests/unit enhancements have been ignored - paint is chipping in multiple places and leaks to pipes within unit walls, but the rent continues to go up up up and up. New property management firm took over in 2025 - Angela is no longer at the front office, which is actually a loss IMO because it seemed that she had a finger on the pulse of this place and was super reasonable/easy to work with. Be weary. This complex is quickly turning into a really unfavorable place to live (and don’t get me started on the local traffic on 436 is TERRIBLE!! It can take you 10-15 minutes to go the 3 blocks to i4 if you catch all the lights…. It’s not as close as it looks!!)
Even though the complex is kept clean by the Maint crew; if the Office Mgr (Angela) doesn't like you; she'll make trouble for you one way or another. She rarely comes out of her little office; instead she sits there looking for way to "get dirt" on Residents. If you're one of her "favs" you can't do no wrong; even if you walk your dogs w/o a leash (which against the rules). Overall; a nice place to live; but you have to deal with Ms Angela; which is no easy task.
I recently moved in a third floor unit... I can’t say I love it. People can’t park in the “compact car only” spots and end up taking two spots. I can hear my neighbor flush the toilet. Somehow, they also stomp around and make noise every night to give me a headache. Lawn service comes often, pretty early in the morning and blow around the dirt/leaves on to your car. It’s fun to hear people walk up the stairs, or carry on conversations in the hall outside your doors.... I’ve had multiple issues with my unit with subpar “repairs”. For paying what I do, I am upset that it isn’t what I was sold.... lots of inconsiderate and rude people who enjoy playing their bass at all hours of the evening and tailgating you over the speed bumps. Hurray. Only like 10 more months to go.
We live in one of the best complexes in Altamonte Springs, l The management here is up on all that goes on in our area. She sends out letters when things are happening in the area before you see it on the news. Our unit that we live in is very accommodating for handicap people. We are surrounded by restaurants, the mall, grocery stores. Getting back to our apartments , we have 2 nice pools, a tennis court, and don't forget the exercise room. We are blessed to have everything right at our fingertips!
