This is not a stay place to live. Lived here for 4 years. Gates are always open or broken. IT IS DANGEROUS..! (SHOOTINGS AND ROBBERIES)Office staff is always being replaced. Management will lie to your face.They will take their time fixing anything. Rent is always inconsistent.Trash is horrible with Raccoons…I DONT SEE HOW UNITS PASS INSPECTION..! I am incredibly disappointed about my current stay at Landing at Bayou Cane. I am a new resident, residing here for less than a month and I wouldn’t suggest anyone live here. When I moved into my apartment the A/C wasn’t working, it was fixed in about a week, but now it’s not working again. It took two weeks to get a dryer that they already had around. There are no screens on the windows. I was told that as long as it is “habitable” certain things wouldn’t be fixed that are considered cosmetic. On the sides of the counters, there’s glue where the counter siding is supposed to be placed, I supposed that’s not going to be done. None of the doors close properly besides the front door. Rusted vents and sprinkler heads. I’ve called numerous times to the office, to be told okay, it’ll get done, as well as go into the office just to be told the same thing, that it’ll be fixed. It’s not being done, and majority of these things would take no time at all. Please carefully inspect the apartments before you move in, I couldn’t because I had to move relatively quickly. I highly do not recommend anyone living here, especially students.

ABSOLUTELY DO NOT MOVE HERE!!! I wish we would have listened to all the reviews we read! We've had multiple incidents here, ranging from apartment issues to paying monthly rent to management and neighbor issues! In all cases, nothing was done! Our FIRST apartment here, on the first floor, constantly flooded when it rained! To the point we had to get sandbags WHICH, were removed by staff! Ceiling fan blades have flown off & hit us while lying in bed! We were told this was fixed & it happened yet again! We've dealt with insect bites, which ultimately caused us to move to another unit. When moving, we had to basically start over as new tenants with fees. Two months into living in our second apartment here, and paying rent, management told us there was NO RECORD of our transfer and that the previous employee no longer worked here! In which case, we sat after hours to complete this process, which should've already been taken care of. There has been three shootings, all of which residents were NOT notified. Residents’ pets have been mauled by other resident’s animals being off the leash. During the summer, the pool was GREEN! Never sent a letter out to not swim in, or that the pool was closed. Turns out, it was unsafe after being told it was safe to swim in. EVERY MONTH, you receive a monthly statement from the corporate office and when you go to pay the billed amount, staff tells you your rent is more than billed! There was never a valid answer as to WHY but you were expected to pay or else they were charging you a late fee! EVERY MONTH you go to pay rent, there is a NEW STAFF! Never consistent! All instances within SIX MONTHS of living here. We decided to terminate our lease, gave SIXTY DAY WRITTEN NOTICE & agreed to other terms. Fast forward, we moved out and the staff contacted us for our rent, after we moved off the premises where we had to remind them we had moved out. They insisted they had not received our notice which THANKFULLY we had signed by the MANAGER who received it. So, we waited on our "bill" for termination, where we received a bill for THREE THOUSAND dollars! DO NOT BE FOOLED! It’ll be a smooth move in process and HELL TO BREAK THE LEASE! I could go on and on about this place, and it’ll NEVER be anything good!

Unsafe: 2 shootings in the past year.. No dog park: Just animal waste stations and poop on your shoes if you stray off the sidewalks. Cheaply built: You can hear your upstair neighbors walk across the floor and if you are as unlucky as I am, you can hear the dogs howling and jumping like they are inside your own apartment..management pretry much tells you to deal with it. Fee increases: My rent has gone up the last 3 rental bills i have recieved. The biggest increase is 15 dollars for trash..Good luck taking your garbage out and fighting the nasty dumpsters overflowing with trash. Rental agreement changes: They will no longer have cable or internet included in the rent as stated in the amenities...didn't know a landlord could modify a lease agreement without my consent before the lease is up. Gym: The only thing that works inside the gym is the dumbells. Parking: Good luck finding a parking spot near your apartment or parking your car without getting damaged due to inconsiderate tenants that just park any which way they want. DO NOT WASTE YOUR MONEY HERE

I highly recommend NOT renting an apartment at The Landing Apartments on Bayou Cane for many reasons. They are extremely overpriced. Unfortunately my job relocated me to Houma and I wasn't given any time to drive down and do any real apartment hunting. I wish I had the time to find someplace cheaper. (Side note: My current home is cheaper, twice the square footage, and has a fenced yard for my furry friend.) The Landing had a decent online presence. The repeated barrage of online advertising caught my attention; however, from the time I made my initial inquiry to the time I decided to call to check on my application (a few days) the person I had been in contact with had been fired. And that should have been my first hint that things were not as they should be down in the adorable little cottages on Bayou Cane. The staff is entirely incompetent and has an insanely high turnover rate. I lived at the Landing for a few years. The staff in the office turned over several times before my departure. I run a business and have had to fix or rehab ailing locations. If my business had the same turnover as The Landing, I'd be out of work and broke in a heartbeat. The Landing is run by a much larger corporation with holdings countrywide. Thus, they're able to shore up their dilapidated, shoddy locations with money earned elsewhere. The staff WILL lie to you. Do not trust the folks in the office. Their entire reason for being is to scam you out of as much of your money as possible. They will be rude to you, they will condescend, they will make your life miserable... all so they can make their parent company as much money as possible. I don't recommend moving to Houma at all, but if you absolutely must and if your only options are living at The Landing or turning tricks for Big Jerry so you can sleep on the couch underneath the big oak tree in his front yard... I'd choose Big Jerry's outdoor lounge every single time.

I lived at The Landing almost 3 years. Never was late on rent. I voiced some issues with management about my dryer and maintenance came out about 5 times before they gave me a new one. My vehicle was also towed for one of my tires on the line in guest parking. Sarah has the worst attitude ever. I walked in to speak with her and she had an attitude before I could speak. We ended up moving out and cleaning the apartment 3 weeks before our lease was due. We were just tired of dealing with them. I have had better experiences with non-luxury apartments. These people are money hungry!!!!!
The staff is nice and all, but are completely apathetic in regards to the happiness of their tenants. The upstairs neighbors are horribly loud ALL THE TIME. Kids screaming, adults screaming, thudding at all hours, and the management's attitude is literally, "Call the cops. Not our problem." Even with there being a veteran and someone with PTSD living here. I wouldn't suggest this complex to anyone unless there's a drastic change in management. Too much to pay for a property that only sees you as monthly income and not a human being with needs. I'm moving as soon as I can.
I've lived here for 5 months, and every month is a new issue. Sarah, one of the office workers, is super rude and condescending. She has no people skills. We never feel able to ask questions or go to the club house. Though Sam is amazing. Parking is ridiculous - they suddenly towing guests vehicles who are correctly parked in the guest parking. I have have 4 friends towed and it's always for something different. At one point the cops were called and even they said it was ridiculous. The towing company walks at night, flashing lighlights in all vehicles, rubbing against and wiping the car's windows. This is the worst apartment complex I've ever stayed. Belmere is way better! If you are considering moving here DONT!!
Worst apartment complex to live in. Management and Front Office staffs are extremely rude. They are nice to you in the beginning when you are looking at the place to rent. Once they have you locked in, they don't care about you or your concerns. That customer service with a smile and kindness in the beginning turns into rude attitudes when you are making expressing your concerns. You would basically have to call so many times or go into the office to complain before something is done. They don't do regular suction of their septic tank, they would wait until the septic tank over flows. They have a contract with a towing company called R and R towing that think they own the parking space and would tow your vehicle without giving you a warning. A resident reversed parked their vehicle to unload their groceries and went inside once she was done, wasn't even long maybe an hour or two, and they towed the vehicle. I have seen kids riding their bikes around the complex blasting vulgar music. I would not recommend this place at all. Don't be fooled by that first warm welcome when you walk into the office, because they just want that money from you. Management does not keep up with monthly maintenance, like pest control and changing your ac filter, which used to done every month and they would notify you when it was scheduled to be done. They fuss about one parking spot per resident, and no double parking, but most of the parking spots have faded lines that you can't see so it is hard to tell if you double parked or not. This place has been through so many managers and front office staffs when I first moved in. The manager when I first move was a great manager, this manager on the other hand, could care less about your complaints or concerns. So, I would not even bother to tell any one I know that is looking for a place. I always tell them to find somewhere else because this place is ridiculous.
maintenance is horrible. Staff is only friendly when they want you to sign. You get towed for literally anything. They put 100$ fines on you for everything. They micromanage and cost you a fortune. This has by far been the worst excoerience and most costly experience of my entire adult life.
When you move out they will charge you for everything and will make you replace the carpet that dosnt need to be replaced and they charged me over $1,000 for nonsense the carpet was like brand new when I moved out don't move here I do not recommend
Extremely rude management with even less management skills. Unsafe, sketchy after hours activity in the parking lots. Complained several times about a bad smell coming from the flooring, but nothing was ever done. When we moved in, it was dirty with cob webs. Left it MUCH cleaner and nicer. However, they ripped us out of our full deposit. Seems property manager can make changes outside of the lease contract, or at least he thinks he can; our atty disagreed. Would've taken him/them to small claims court, but would've cost us more $$$ than what was owed to us. You should offer a -5 rating. So...BUYER, BEWARE!!!!!!!!!!
Been here for 3 years. Once was a great quiet place with nice family atmosphere. Management has severely declined. Neighbors are noisey and inconsiderate. Often drunk loud using vulger language regardless if kids are present. Rules are no longer enforced. People always sneaking into the gate. Guest parking areas are not enforced leaving tenants with no where to park. Pool is often becoming over crowded by non tenants again rules aren't enforced. Can't take kids to the pool on weekends or evenings anymore bc of loud drunken individuals vulger language and music. Doesn't feel safe anymore. Glass object was wedged under my tires causing me to have to check under my tires now before leaving. Staff usually ignores all complaints and issues and simply replies "We will look into it". Loud music coming from car radios throughout the night. Not a good safe environment for families at all. Only plus is maintenance guy is pretty prompt however good luck on getting through to the after hours call center.
I have never lived in an apartment,but this is living. I just moved in after looking at many complexes and this as the one that worked for me. The grounds are well kept and quiet and the rooms are spacious the neighbors are quiet. I have a 2 bedroom 2 bath which is enough room for me and more. I am glad i found this place. People friendly and pet friendly.
We have been living here for the past 4 years. The surroundings is beautiful. The neighbors are quiet and neighborly. It is a gated community has a free gym and pool. We have a two bedroom apartment which is spacious for us. The maintenance people come and fix things when needed pretty quick. The manager is cool person. Not very far from everything,grocery shopping, restaurants, anything you want you can get to it from here.
I've been here for two years and wouldn't live anywhere else in Houma. They've had maintenance hiccups along the way but the manager will go out of his way to make things right.
this apartment complex is good if you are looking for a cheap option. When we moved in the hot water heater did not hot water for a week. If that wasn't enough the maintenance staff or property manager are in our apartment at minimum every other day. It is very uncomfortable for us. When we do report issues I do not feel they are taken seriously. Very poor service overall.
