Property Ratings at Landing at Round Rock
First off the gates are for show. They do not ever close. Anyone can get into the amenities. Maintenance is horrible. The first night here the upstairs AC didnt work and I had to call emergency maintenance. The downstairs AC has had a funny smell since moving in. I have made 7 maintenance requests for it and it still has not been fixed. The dryer took 6 maintenance tickets before it finally worked right and it still barely works. Upon moving in I found broken blinds, window screens and a railing that broken off from the wall and then the crack was painted over. The only way I have been able to get ahold of the front office is to take off of work and physically go into the office. They do not answer the phone and ignore my emails. The buildings are old and did not age well. Maintenance closes tickets without even entering the apartment. There were rodent holes in the garage that took 2+ months to fix. Found a dead rat full of maggots in the garage. Listen to the other reviews and do not move here. Its been nothing but a nightmare.

I am a current resident. The office before move in promised amenities would be open 24hrs 7 days a week for indoor pool and gym in at 7720 across the street at landing at round rock. However, they only have it open during business hours and not in The Weekends. I have lived here for 4/5 months and have never been able to use them. We are given a keyless entry app. We should be able to enter when we want or at least every day until 10pm. I am a resident they can come find me if anything is wrong. This place promises amenities they don’t give.

Current resident here. Sadly I should have taken these reviews into account before signing our lease, hopefully YOU do though! We moved in 08/02/24 and had to submit a service request for a leaking master bath/shower that damaged the ceiling to the room below on 08/16/24. Since then I've followed up with the complex several times (phone & email) asking for an eta on repairs and have even asked for a meeting with Lisa, the Property Manager that have all been ignored. I've never received a call back or response to my email or service requests, they leave it to me to follow up. It's now 10/15, tomorrow makes 60 DAYS that the repair order has been open and 60 DAYS that we have yet to be able to use our unit as intended. We don't have the luxury of using our own bath and instead have to travel downstairs to use a different bathroom. We also had to move our eldest son upstairs due to the leak that hasn't been repaired in his INTENDED ROOM (sharing a room w/a toddler, fun). We're paying over $2k a month for an apartment we can't fully use! The complex itself is nice and has great amenities to reel you in and nice office staff, but that's about it. As someone who works from home, my home is SUPPOSED to be my sanctuary however it's not. As the many reviews before me stated maintenance couldn't care any less about your service requests and when you try to get Admin/Office involved they drop the ball too. Don't waste your time or money, look elsewhere before you end up like the rest of us, frustrated by non-communication and paying for a sub-par unit. We were planning on staying here for several years but we've changed our minds after 60 days...Lisa or the complex will likely send an Automated response to this review instead of actually calling to see how they can remedy the issue in a timely manner.

I have lived at the Landing for six months and experienced nothing short of incompetence. Whenever you submit a work order for your unit, you should expect maintenance to mark your work orders as complete but never resolve them. You are either highly favored or have caused a massive scene if they come to the door to assist you. After not having A/C for a month after move-in, they finally came after I wrote my work order in all CAPS. This past weekend, my AC stopped working, and after calling the emergency maintenance line on a 95+ degree day, they did not show up until today around 3 pm. I also submitted a work order for mold last week (the 19th - now the 25th). I'm an asthmatic, so I took a mold sample from the vent and mailed it to the lab for analysis. Please do not make the same mistake my boyfriend and I made...BEWARE! YOU HAVE BEEN WARNED!!!!!!!!

We've lived at the Landing for 16 months. The units are well constructed and in a great location. But it's ruined by poor management and property owners unwilling to properly maintain it. The pool and hot tub in phase 2 are usually not chlorinated and become unusable every month or so. Our windows have lost their seal and are painted shut.

My partner and I have had so many issues getting our maintenance requests completed since we have moved in. We have had other work orders that have not been fulfilled but because they are not urgent and given these times, I have not made them an issue. Now there are rats in our garage. We have attempted several times to contact the office. We have submitted a couple of work orders but they end up being completed and nothing gets done. I have tried cleaning out my garage twice but there are big gaps between our garage door and there is construction nearby that can be contributing to why we keep getting these rodents. They are starting to chew through the walls, which SHOULD be a concern to management. I can't believe we can't even get a response on this kind of issue. I work in property management and this is definitely not how tenants should be treated. Although the leasing team that answers the phones are very nice, there is only so much they can do. We had tried to move this up to higher management and no response. What we are asking for is not unreasonable. If you plan to live here, just know it will be a gamble on whether you will be one of the lucky ones that receives the attention you deserve as a resident.
It's time for me to write my review about Landing at Round Rock. If I can give 0 start I did it. When we moved into our apartment it wasn't ready and maintenance came to my home a week ago to finish their work. Apartment wasn't cleaned well , so I cleaned it for myself. Windows were so dirty we couldn't see the street through it. Do you think someone from staff said "sorry"? Gates: when we moved here 2 years ago they said; "after one week gates will be work, we work with them right now" , they said the same to my neighbor who moved 6 years ago, and they will say the same to you. When our AC stopped working we waited 3 days for someone to help us, it's in Texas hot weather, we need to call the office every day every 2 hours to remind them about apartment problems, application online they never saw. Inside apartment has a lot of problems, but it's expensive because it was renovated. Renovated? Ha ha, we pasted a sticker on the cabinet door and you can see how beautiful is this renovaishin. Some interesting things start when you move out: you need pay for cleaning, really? So why did I clean myself? They didn't have time to take our keys!!! They are scared Covid-19, but they aren't scared to take your money on this horrible time, when people lose their job. They don't have options to pay online after you move out. Office staff are rude, how the previous and the present. They don't worry about you, you can see in previous comment how they did they treat people who lose their home and staff in building 1. Building was on fire because the sparkling system didn't work, and the manager said to the tenant "it's not our fault" . Interesting, isn't it? They have too many negative reviews, and they don't worry about it. They don't change work policy, they just laugh in your face. They give Amazon cards for a good review, so it isn't true. I don't recommend Landing at Round Rock for living.

So many things wrong with this place. We feel completely disgusted with our home from the moment we moved in and even more now. The only good thing about these apartments it the Elementary School that they feed into, but be prepared to have to deal with ridiculousness. From moving in and having uncleaned carpets, drawers/cabinets, fridge, floors, to the "upgrades" that look like a poor paint job/poor flooring job that you pay so much for, to the little to none insulation, causing the freezing cold air to just poor inside when it is cold outside, to the poor plumbing and electrical job, including a leak from the master bathroom to the downstairs bathroom, bringing a snail into our home (YUCK), the "pest control" you pay for, but have a collection of ants in your house, IT IS NOT WORTH THE MONEY (unless all you care about is the Elementary School).

Do not move here. There are some very serious maintenance issues behind the walls that include serious electrical and fire hazard dangers. Just a couple of weeks ago, building 1 burned and 10 units were destroyed, displacing 22 people. This is an example of their attitude(s):residents without a home were given 5 days to move and forced to sign a Release of Liability form just to get their things. See local news reports. Families were put in apts smaller than their units and were charged more because they had upgrades. Mgmt responded "it's not our fault your apts burned down."Not a single email was sent out to any of us after the fire either. In an attempt to distribute donations collected from our community, I asked mgmt to fwd my email that I would be hosting an event. Now wks later and after many trips to the office, calls, and emails,no one has sent it out.Monica and Kimberlee are incompetent. When our AC went out, they told us to move our family of 4 to the 2nd floor(telling a pregnant mom with a two year old and a three-year-old to move onto one level) as we were "low on the priority list". This happened 3xs. When we warned them the quick fix would not last, we were right. We were also (unfortunately) right that many of these "repairs" were going to cause a fire. We even spent the night in a hotel because of the AC unit. Never heard an apology or offer to reimburse us for that night. More: we could smell smoke from a neighboring apt. Monica didn't believe us. She said we need to ask our neighbor to smoke in his garage to stage the scene and then they could see if we were telling the truth.. asking a pregnant mom with two toddlers to fill the home with cigarette smoke? We also warned them that if we can smell smoke from the floor, and fireplace area, there is a lack of fire caulking/blocking in the walls and that is a serious fire issue. They did absolutely nothing. Watching this build. burn,they need to take these warnings seriously. I've never met a neighbor here who has not experienced a problem w/mgnt. You wouldn't believe the stories...things that have "almost caught on fire" -or did, finding wires taped together, quick fixes on leaks... Now more than ever before, people are moving out asap.Most fear for their safety too. As for our event,this community has done all the work with no help at all from the office. THEY DON'T CARE. It's all profit.They do not honor or uphold contracts, they lie, they hide, and they refuse to respond to people in need.

I have paid my rent exactly on time for exactly two years. Three days ago they laid a envelope with a note inside that said I was going to be evicted because I had not paid my rent. My rent is supposed to be automatically deducted from my bank account on the first of every month because I gave them the routing number and the account number when I moved here two years ago. Their website Had an expiration date of December 31, 2019 from my Initial contract. They just assumed that I wasn’t going to pay them. She said this is usually the cause for having to send an eviction notice—Their own website has an expiration for how long they can debit a checking account. For eight days in January they could have called me to ask what was wrong. I guess preparing a long letter to tell me that my second and final notice for evection was in two days and I would be evicted from my apartment by then was much easier for them than trying to call me and explain what was wrong. I told her how disappointed I was with their lack of professionalism and excuse making. What was wrong was on their end with their website. I guess it’s too much trouble to buy a stamp for an envelope. So much for the security here. They view white envelopes lying on the sidewalk as a perfectly secure way to get legal notice to residents. An attorney would have a field day with this. They left an envelope with my apartment number lying on the sidewalk in front of my apartment door and I just happened to go out the front door (which I never use because I go through the garage). I thought “What is this?” When I confronted the temporary office manager, she said, “Well, I just wanted you to get it sooner rather than later and I thought laying it on the sidewalk in front of your door would be faster than sending it through the mail. What kind of people are they hiring? I told her it was the most unprofessional behavior I’ve ever seen in a business office. It didn’t even phase her. She looked at me like “What did I do wrong?” Ugh!!! I asked the temporary manager why for two years they’ve been telling me that they’re going to fix the security gate so that it is a “gated community” as they advertise on the website. It’s a joke. They haven’t accomplished anything toward fixing the gate. She told me that is very hard to get gates fixed and so it’s taken two years. I told her that was not true and she knew it. She nodded her head and said that “Yes, she knew it.“

The online payment system from the resident view and set up is not something the onsite staff can access. We do not have resident banking details, only residents with their personal log in can choose to set an end date on the payment system or opt not to set one. If you would like to come into this office and review this process with us we are happy to do so. I moved here about 3 years ago and all the Amenities I first moved in with are no longer here. There is no spa there is no clubhouse there is no media center and there are so many rules at the pool that it is not even Comfortable. Of course we have new management the previous management wasn’t perfect but at least it felt like a community under new management it feels like high school old management used to always throw events and have activities for the community new management does nothing but collect rent. There is no garbage pick up on the weekends the garbage disposal is locked and if you sent more than two bags of garbage outside your door after a holiday they walk around taking pictures of it and bill you for it. New management won’t even change a lightbulb. It is so uncomfortable living here I am considering breaking my lease.

Don’t be fooled by their nice rental office. It is absolutely beautiful and the pool area is nice as well. (Although, the jacuzzi doesn’t work - it doesn’t get hot & not clean.) The problem is the actual apartment. Their version of “rent ready” is missing door knobs, unclean cabinets, filthy bathrooms, clogged tubs, doors that don’t close, stained garage floors, dishwasher off its hinges, etc. I’m displeased that I opted for an “upgraded” apartment, that is not updated. The sinks do not match the upgrade. The refrigerator is the cheapest smallest stainless steel appliance (that doesn’t fit its outline). The only nice feature is the hardwood flooring. Other than that, it’s a cheap upgrade THAT YOU WILL PAY FOR. In addition to the apartment, the maintenance request are backed up so much that it’ll take weeks for it to be taken care of. Overall, my dissatisfaction comes because the amount that you pay for this “luxury apartment,” you should have a luxury unit that appears that it was checked over prior to move-in. Lastly, if you do decide to move-in, MAKE SURE to put everything in writing (via email). Mysteriously conversations that took place will be null and void days after they take place. Happy apartment hunting!

I've been here for well over a year now. Property changed management companies about halfway through my stay, and its the worst office staff I have ever encountered in my life. No courtesy towards current tenants. Not to mention they have changed their payment system multiple times in the last few months. This place is beyond frustrating. Don't waste your time with the overly inflated rent, and horrible staff.
Lived here for over 2 years and had to get out with the new admin company and worsening security. PROS: ? Very close to HEB ? Well planned layouts ? Office building design is grand CONS: ? Rent: Better Condos available in Avery Ranch area for slightly lower rent ? Admin office: Zero customer service minded people in office. Office staff behave like they are doing charity and they are letting us in for free. Run before you sign on the contract ? Rookie office staff: They tried 4 times to get online payment service work right. Had to submit checks for their incompetence. Never even apologized to residents and they never accept that screwed up not once but 4 times. They haven't got their act together. ? Security issue: Many abandoned & wrecked vehicles with expired registrations in parking lots ? Security Issue: Gates are never closed, you can see people doing surveying homes. There was at least 1 burglary in the last one year ? Security Issue: Parking lots are full with non-resident vehicles during day with people taking naps in the cars ? Speed limits: Some residents drive over 50 mph inside ? Illegal Noise: Few residents have their car mufflers cut, they like going to rides at 11.30 pm Illegal noise: A couple of residents leave at 4.00 am in the morning, but would like to warm up the engines from 3.45 am and wake up everyone ? Services you pay for but get poor service levels: Trash not picked regularly, spotty maintenance service, Gym, Zumba and pool ? Dog Poop everywhere in common areas. High probability you might step on it alteast once a week, funny but true

We've lived here for a few years and of the 3 corporations that have managed the place, the current is by far the worst. First of all, good luck negotiating your lease rates, we've found others paying much more than us and others less. Secondly, the staff is rude and disrespectful. They will gladly explain that your lost package that was delivered to the office is not their responsibility. Third, I hope you don't mind bugs. Management has yet to send an exterminator for our scorpion problem. I can deal with the ants and wasps on the balcony but scorpions... Fourth, management has implemented a $35 fee to pay by check or $56 fee to pay by debit card online. Go ahead and add that, the $30 garbage fee, $70 water fee, and other "administration fees" to your negotiated rate. Lastly, consider taking a DIY class to repair your own apartment. The repairs take very long, if ever attended to. In short, save your money and time and stay away.

Newer management is not like the previous. Rent increased a high amount. Saw a lot of people moving out, including myself. Former property management actually cared and proposed a letter to you to stay by paying a little higher if not the same amount, but not $200 higher like the newer property management. They will also nickel and dime you upon move-out. Comes down to being an apartment, nothing much more. Look elsewhere.
Don't be deceived We have dealt with an infestation of ants and now we are dealing with rats. the management team is not responsive and when maintenance comes out they failed to complete the job accurately and have to return. although they are offering upgrades it is that the tenants expense and some have seen an increase in their rent as much as $200. don't be fooled...
This new property Management company does not answer the phone. We have complained multiple times regarding worms in our apartment, multiple spiders, ants. They do not send out rent information in a timely manner. We HAVE TO CALL EVERY MONTH TO FIND OUT what our rent total is. The old property management company used to send rent amount due to us in the mailbox. It is a nice apartment. Our maintenance sucks and the new front office staff is terrible.
I have been here for about a month or so and couldn't be happier. My girlfriend and I were looking for a place that would feel and be a future home and we found it. There is nothing to dislike about the buildings, the layouts, and the overall feel for the property. Our current place is a 1 bedroom, 1 bath but it feels so much bigger than that. Huge ceilings, tall windows that give out a ton of sunlight. It's our first place that also has a garage so that was a huge bonus for us. The property definitely has a hotel/resort feel to it with the 4 swimming pools, 2 hot tubs, pool table, media room and even a Zumba class on weekends. We love our three floor apartment and we especially love the garden Jacuzzi tub!
We recently moved into The Landing after a long extensive search for a good apartment, and we got way more than that. The apartment complex is amazing, family friendly, and quiet. The apartment itself is a lot of space for not a lot of money, plus having a garage is a big perk. We are absolutely in love and see living here for several years.
I have to say I was really excited about moving out of my parents house into my first apartment and choosing the Landing at round rock honestly could not have been easier. The staff (Mitchell) was amazing at how quickly the got stuff done weather your ac broke or you needed a new garage door opener. The apartments themselves pretty much spoke for them selfs. The pool or should I say POOLS! was probably the best part about living at this gorgeous place. Definitely recommend living here.
This place looks amazing in person and the amenities are to die for, however the staff just isn't helpful. They never answer the phones if you go in person expect to wait at least 15 minutes until someone can help. Avoid Veronica she is just so rude. If you don't care how you are treated move in here.
My apartment has all the facilities we need.I am very happy to select this apartment.
As a long term resident I am so pleased to call The Landing at Round Rock my home! The schools are reason we choose this community in the first place, but the amenities and pricing have kept us here.

I've lived in a few apartment complexes and no other place comes close to making me feel at home like this place does! It has it all, with the playground for my kids and the pool tables for me :) not to mention the great Spa that just opened and HEB being so close (walking distance) Everything is right here at my finger tips and the staff is awesome! Great maintenance and everyone really seems to always have a smile on their face.
