Property Ratings at Landing at Tates Creek
I've lived here for 3yrs now and before property management was a joke as well as maintenance. Since Eden has bought this place out it's been SO much better. Deb in front office is amazing and Tim with maintenance is great! They stay on top of things. Are constantly trying to make this a safer and better place to live and are FINALLY getting maintenance in here to fix all the problems the old company did not seem to care about! Thank you ALL for being so great!
Went to do a walk thru and the lady gave us a key an apartment that someone just moved out of still had trash and food around it was extremely filthy everything about it was, I Do not recommend this apartment building to anybody
My apartment building is nice and quiet. I feel very safe here. Management is fantastic and will go above and beyond!

It's a fantastic starting apartment. The community is wonderful, and as far as I can tell full of friendly people. I feel safe in the community. However, I would not recommend living here for longer than 1-2 years. My last apartment the maintenance came for any problem big or small within the same day, here it can take 4 days for small issues even before covid (probably short staffed). Little to no communication from office staff. Any attempts to call the office usually leaves you with a phone call to an out sourced office who probably don't even live in Kentucky. The emergency maintenance line is also a joke, they will only submit a work order on your behalf, thankfully I have not had an extreme issue such as flooding but I am legitimately worried about how long it would take for it to be addressed.

I’m a current resident here and and it’s laughable that it’s four stars. My wife and I moved here in December and we are going to leave as soon as our lease is up maybe sooner. Spend the extra money and go somewhere else. There are a lot of tiny issue with the apartment and request to get them fixed are very slow or never answered. It’s almost impossible to get in contact with the staff. We went five days without water and all that they gave us was a little discount on rent and a gallon of water. It’s also impossible to get in and out of the complex during rush hour which isn’t there fault at all but still is a reason to avoid this place. Also the pet fees are outrageous.

I'm sorry that you're unhappy with some things here at Tates Creek. We did unfortunately have a water pipe burst and need replaced. It was a long process because we needed to coordinate the repair with multiple contractors and utility companies. As a concession we gave the affected homes five days credit of rent and they were excused from paying their utilities for the month of February. Again, I apologize that this happened. I would like to speak with you about the other maintenance concerns you're having. Please call the office or stop by so we can go over your maintenance requests and see how we can do better. Thank you.

I love the location of the complex. Takes no time to get anywhere. Krogers, resteraunts, close by. The complex is kept up pretty well. The complex is older and like so much older apts. there are things that need to be worked on. I would like to get better appliances..hopefully new ones in the near future. The management has been helpful and professional. At times its hard to get ahold of them, but for the most part they are available. It is a quiet complex, which I like, safe and neighbors are great. I feel very safe here. Only real complaints, need new stove, dishwasher and the air conditioner tends to leak ..but maintaince has addressed the issues. I would like to see a once a year rug cleaning thrown in with the rent/lease. I know most places expect the resident to pay for a cleaning, but I think it would be a nice jester and make a big difference in the upkeep and appearance of the apartment. I've been here, 3 yrs..don't plan on leaving any time soon. I am going to check out the townhouses..I heard they are very nice. Reasonably priced as compared..Work out room could be a bit larger..and I heard that washer/dryer hookups are coming..right now, I take my laundry to the Laundry Mat...nice view of the street..Check it out LD Burton
You get less than you pay for. The apartments were built in the 1960s and have appliances from the early 2000's with carpet to match. Insulation is a joke and the A/C will leak continually on your head while you use the toilet. Utilities typically run about $100-$150 for gas, water, sewer, and pest control and then another $75-125 for electricity. Maintenance is over worked but super amazing. He came in to fix a door and realized there was another issue and fixed it too! The gym sucks and they will remove equipment and replace it with non-functional ones without any notice or chance to voice your complaint. You have to walk to the other creeks to use functional equipment. But at least you get to see naked drunk people in the hot tub when you do walk there or you can have your wife be harassed by drunk college kids when she is there at night. Speaking of the gym, they just recently fixed the A/C in one room of it so you wont pass out if you are using weights. Cardio athletes should bring plenty of water. Fortunately there are always cop cars at the Creeks on Kirklevington circling the lot. There are no street lights at the Creeks on Tates Creek so if you are a vagabond and want a place to sleep right outside the front door of any building is good. There used to be a community safety officer here but that has long sense disappeared. The sewer, water, pest control, and gas bill are all bundled together and divided amongst all the residents based on sq. footage and number or occupants so it seems higher than anywhere else. The new management is still trying to get their feet under them and maintenance is overworked so you'll have to wait a few days to get anything fixed. That isn't the techs fault though and he really cares about all the residents. He's just overworked and under valued. I like it enough but don't plan to live here forever. Also, if you submit too many maintenance request online they just disable your account. I cannot wait to move.
Horrible and absolutely disgusting. Management is a joke. They will try to get as much money out of you as they possible can. They refunded me my entire security deposit when I moved out, then over NINE MONTHS LATER sent me a letter saying I'm being sent to collections for damages to my apartment? Does that make sense to you? I had an infestation with cockroaches after a neighbor moved in underneath me, and even with many complaints NOTHING was done. My water was shut off almost daily while they "repaired" water pipes. I also had 3 bars get into my apartment with absolutely no windows open? I know that seems far fetched, but I have seen others who left reviews of this complex state the same things. I had to call animal control al three times. Parking is a nightmare, you WILL have to park far away from your apartment if you come home after 7PM. The left turn out of the complex onto Yates creek mine as well be impossible during rush hour. This apartment is truly horrible. Don't ignore the reviews like I did. Because now I'm paying for it.
Like many other apartments, there are many things wrong with it. However, with all the negative comes the positives. While something goes wrong, there is always someone there to attempt to fix it. And if unable to be fixed by maintenance, they are always quick to call someone that can. Great neighborhood. Great people. Great location.
