If you're looking for a seaside home in Middletown, focus your search on the eastern side of town which is less developed and closer to the shore. The western part of Middletown is more developed, and has the greater share of Middletown apartments, condos, and single family homes. The most expensive areas of town include Sachuest and Middletown center, with Lawtons and the Pier Access Road offering less expensive Middletown homes.

Property Ratings at Newport Landings Apartment Community
I am 74, recently retired, and have lived by myself in this second-level, two-bedroom apartment for the past six years. I enjoy bicycling every day on The Landings' and Navstar Community's beautifully-treed sidewalks. I spend many hours on my quiet deck, in the company of outdoor plants, YouTube documentaries, bird and cricket calls and tall pines and maples. Over the years (and with the mild apartment turnover I've witnessed) my neighbors have been unequivocally friendly and pleasant--barring just a couple of (glaring) exceptions. But, given the precarious state of many people in this country and world, I continue to count myself as being among the very lucky ones. Like I said, attitude is latitude! In sum, living here continues to be a GREAT, 4-to-5 Star, experience for me. Any endeavor can turn out to be whatever one wants/wishes it to be...One just has to approach things with enthusiasm, optimism and creativity. I affectionately call this apartment "my ashram of one" because daily living here deeply nourishes all parts of me. There's lots of fresh air, green spaces, quiet, trees...and it's safe, well lighted at night, and easily accessible to the natural beauties throughout Aquidneck Island as well as to such mundane necessities as service entities and shopping centers, Not surprisingly, I sleep well at night here; and during many days, the great Sun nourishes my beloved tropical bedroom plants through east, south AND west-facing, large windows.Being on second-floor, I can safely keep the windows and blinds open most times--and often imagine myself living both inside and outside both night and day. What a deal! Finally, I'd love to remain here indefinitely--and the newly-installed management and maintenance teams are making everything even better and more attractive--BUT! The annual rent increases (8%/year, average, over the last six years--according to my HP 12C calculator) are quickly catching up to my fiscally very cautious nature. Luckily, though, my health continues to be A-1...and I am and have been a resilient survivor/adapter! So, "we'll see, we'll see."
I have been a resident of a two (2) bedroom, one (1) bathroom apartment with the Landings Apartment Community for four (4) years, and I am delivering my experience to help others make an informed decision. The area is absolutely wonderful, especially for those who seek a short commute to work on Aquidneck Island. I’d encourage those seeking limited exposure to Aquidneck Island to express interest with the Landings Apartment Community. The Landings Apartment Community offers degrading service and increasing prices each year, and for that reason I cannot recommend the Landings Apartment Community to any who are seeking an extended stay in Aquidneck Island. The Landings Apartment Community only offers a one (1) year lease. At the conclusion of the year, the Landings Apartment Community will raise your rent well above inflation in exchange for zero (0) additional services or amenities. Below are the price changes I paid for the exact same (two (2) bedroom, one (1) bathroom) apartment at the Landings Apartment Community. % increase 2020 to 2021: 9.71% 2021 to 2022: 12.60% 2022 to 2023: 4.76% 2023 to 2024: 7.95% Existing residents are only offered three renewal options: (1) a one year lease renewal, (2) a month-to-month lease renewal at a heightened rate (approximately a $200 additional fee to the yearly lease rate), and (3) vacate the apartment. Even in the event of error by the Landings Apartment Community which they will readily accept responsibility for, they are unwilling to offer concessions or discounts to the lease value. The Landings Apartment Community is quick to respond to maintenance requests, often responding within the week. However, they are quick to make mistakes. For those who travel frequently for work, I cannot recommend the Landings Apartment Community because of their lack of integrity. You must verify the results of their maintenance yourself because the Landings Apartment Community is willing to leave your residency at risk by not securing your residency when maintenance is complete. The door has been left unlocked and ajar by the maintenance team until secured by the unit resident. This is problematic for people who must travel frequently for work. In addition, the Landings Apartment Community has not cleaned debris from maintenance work, leaving the responsibility of cleaning after their maintenance team to the residents of the unit.

Since 2020, rental rate increases, similar to those you shared, have been experienced universally in the residential rental market due to both market conditions and an overall increase in operational expenses. We can assure you that our rental rates are in line with comparable communities in the surrounding area. Prior to the expiration of all lease agreements, we aim to provide ample notice of any change in the rental amount so that our residents can carefully consider their renewal options and make the decision that works best for their household. Regarding your specific concerns, we sincerely apologize for any oversight and for falling below expectations. We have already addressed this matter with you personally as well as with our team internally and have taken the necessary steps to prevent such oversights from occurring in the future. If you have any further questions or would like to rediscuss this matter in more detail, please don’t hesitate to contact us directly.
Better hope you're only staying for 1 year because they will raise your rent by 15% each year no matter what. Waste of time, go somewhere else.
