Property Ratings at Landmark Apartments
I don’t know where to start. Could be upon move in there were bugs in my apartment, my dish washer was melting the plastic making my apartment smell, or the fact the buttons on washer were not working. But good luck trying to get maintenance to do anything. I’m 5 months into my lease and my washer has flooded my apartment and the buttons still not fixed, bugs still are an issue, and now I have MICE IN MY APARTMENT! Not to mention a not safe neighborhood. Cops responding to calls every other day, also DONT WEAR A SMARTWATCH! I was walking my dog and got asked by someone to give me my Apple Watch to him luckily my dog scared him off! Also people don’t clean up after their dog $&@t! It’s gross, poorly managed, and there’s no response to fix anything. After my apartment flooded from my washer malfunctioning they left a note and all it said was “washer checked” this is unbelievable how poorly managed this garabatear dump is! I will be looking to terminate my lease as soon as possible! DONT MOVE HERE!
First of all, be aware that these photos don’t accurately represent the typical apartment here. These photos look great and updated, but the actual apartments still have an outdated look. Also, they advertise a pool for the residents, but be aware that the pool may be closed for over half the summer. It’s July 4th weekend, and the pool is STILL closed, even though we received an email saying it was open. After calling the office, the employee seemed to think the pool was supposed to be open and then proceeded to tell me I wouldn’t get a call back about it for another 3 days. All this after they sent us a celebratory email informing us that their staff are going on a 4 day work week. Not to mention the issues we’ve had with roaches and gnats. If you can afford to, look elsewhere.
I just want to put out there that my move in process was quick and easy very welcoming staff big shout out to Ms Amparo for doingban amazing move on for me very nice and quick with the process also Shou out to Ms India for always taking my calls and explaining to me in detail the process on moving in....Thank You Ladies for a quick move in process...
Yes, a mouse in my bed woke me from my sleep. And we are clean people! My apartment could not be cleaner. You will have mice if you move here.
I moved in 2 Months ago, they give you a hassle of seeing your actual unit before moving, I thought it was going to be a disaster, but it actually was good. Maintenance works fast, I haven't seen any Mice or Rodents in my unit despite bad reviews. AMPARO ,TONY, KEITH are the ones I recommend you do business with. I BELIEVE new management is making improvements from the bad reviews from 2 years ago.
save time and apply elsewhere. i ignored the reviews when applying last year. biggest mistake ever. full of rodents! ppl are so loud and inconsiderate of quiet times. my car was broken into even though there is security onsite. the on-site office ppl are so rude! all of the appliances were used and stained beyond repair (they refused to replace anything). just terrible.
I lived here for a little over a year. The beginning of the the year was decent. When it began to get warmer everything went down hill. The A/C in my unit never worked, my apartment was infested with bees (they never sent anyone to take care of that), the walls are so thin you can hear what the person next door is saying and/ or doing. Then as the summer pasted and it began to get cold, the heat in my apartment went out in early December. I complained daily about how cold my unit was, they did absolutely nothing. They claimed to send out maintenance and they were waiting on parts but it never got resolved and i had to purchase my own space heater to survive the rest of my lease. Also! The staff in the leasing office is EXTREMELY rude. Ms. Tony is the ONLY person in the office that is worth talking to.
Denied because they don’t count commission, overtime, or time and half. Been with my company for 6 years and always made more than income qualifications required for application. Application fee is Non refundable as well. Apartments on the smaller side. Barely enough for a real living/ dining room. Barely enough kitchen space and you would have to hook the washer up to the sink. Neighborhood seemed quiet which is the reason I applied.
I was so excited to move into my first apartment, only did I know what I had signed up for. The FIRST NIGHT I had an entire roach infestation in my kitchen. I packed up a bag and called the leasing office the next day, was told I was getting an exterminator to do the job. I didn’t return to my apartment until 3 days after and what did I return to? ROACHES. I am not okay with these living conditions considering the fact that I never lived under these conditions before. They sold me something totally different than expected. No wonder why I wasn’t shown the apartment until the day of move-in. PLEASE DO NOT IGNORE THE REVIEWS, MOVE AT YOUR OWN RISK!!!

Where do I begin with this trifling complex. First lets talk the vandalism of vehicles and they do nothing. It's no security whatsoever. The cleaning never clean the buildings in the back. Glass is always broken the parking lots from people breaking into cars. No running water because sanitation is working on the pipes. The office didn't put any notices on our door or in the building until the day of. In the master bathroom has mole and the manager Ms. Davis had the nerve to tell me that I should use cleaning products to clean the MOLD, well here's a fun fact, you CAN'T clean MOLD. These idiots painted over the mold and it came back instantly. We've had 6 water leaks and destroyed my ceilings and in my daughter's bathroom and her room. I was cleaning my toilet and the pain literally came off the seat. I had to spend money to her a new one. And lastly the countess mice. The Pest Control here is a freaking joke, there useless. Our family literally killed 5 mice in a week. 5 MICE. We had to plug at least 30 freaking holes in our apartment. That's right you heard me 30. We used this disinfect spray to spray inside of each hole with bleach and peppermint to slow them down. Then we put an old sheet on the carpet so when they come out we would trap them in the sheet, then beat them with a 2 by 4 wood. Yes, I had to buy that as well to kill the mice. I say all this to say...IF NEED A PLACE TO LIVE, DON'T MOVE HERE YOU WILL REGRET WHAT YOU DID.

Office staff is rude and doesn’t care about the wants, needs, and safety of their residents. If you need something repaired you have to locate maintenance yourself because office staff will not report it. You have to beg to have your unit treated for bugs and mice. Many break ins to units and cars while in the parking lot. many leaks and plumbing issues.

My family and I have experienced a very inhumane living situation. There has been an ongoing mosquito infestation and now mushrooms are growing inside of my bedroom. When we first notified the leasing office of a mosquito infestation, they tried to convince us that it was not a mosquito issue even after we submitted photos of my family, including my 6-month-old daughter, with mosquito bites all over our bodies! Having such a young child with mosquito bites on her body, during a time where COVID-19 is present, is very unsettling. After constantly emailing back and forth, I had to physically go to the office and insist on a mosquito bombing. Excited to finally have a resolution, I arranged for my family to go out of town for a couple of days so that we could evacuate the building. When we came back to town, there was no evidence or proof that the mosquito bombing was completed. I called the leasing office and learned that nothing was done. The bombing happened but was only a temporary fix. There were fewer mosquitoes, but we were still getting bit DAILY. I continued to investigate on my own and informed the leasing office of my findings. They would come, look at the closet and leave. After threatening to galvanize the community, their maintenance man came in and looked at my shower. As soon as he took off the bathtub faucet, mosquitoes poured out. This was also a temporary fix because again, we were still getting bit daily. Every morning when my family opened the front door there was a swarm of mosquitoes to greet us. I informed the office of this and again they sent out pest control without the mosquito spray. I continued to put in pest control requests. At one point, they said they were coming three weeks straight. No one came. My family and I have had so many mosquito bites (and plenty of photos as evidence). I have spent a lot of money on plants, oils, bug sprays, and created mosquito attracting concoctions but none of this is enough to fix an INFESTATION. Pest control has consistently visited our apartment over the past four weeks but not with mosquito spray. However, they continue to bring spray for roaches and gnats. We have asked for an early lease termination for months. Last month, they finally agreed to end my lease agreement this month because I sent a picture of my baby with six mosquito bites ON HER FACE. Complexes have the responsibility to maintain a safe, clean, and comfortable environment, which is what Landmark is NOT doing.

I am 3 weeks away from the end of my lease at Landmark Apartments and I couldn't be happier! Since moving here I have had nothing but problems! The apartment I was shown during the tours looks nothing like the unit I am living in and the appliances are old and barely functioning. But, even that pales in comparison to the pest control issues that plague this complex. This place is infested with roaches and mice! I have put in numerous requests with management and no matter how many times the unit is treated, I find mouse dropping on my countertops, stove top, and floor. I have even seen mice crawling up from out of the stove top and onto my countertops! I have also had issues with flies and not small flies, but giant maggot carrying flies that manage to enter my apartment despite my best efforts. Earlier in the summer I experienced a massive leak from the apartment above me and it wasn't until I contacted the corporate office that anything was done about the issue. I am counting the days until I leave this miserable place behind. To anyone considering moving to Landmark Apartments, please, PLEASE don't ignore the negative reviews like I did--take your money elsewhere and have peace of mind!

If you plan on living here, KEEP ALL OF YOUR RECEIPTS!!! This is literally the worst place I’ve lived in my entire life. From the very beginning to now, I have never felt more stressed living in a place. 1. They’re impossible to contact. When we had chosen this place, it took us a week and 10+ calls to get them to help us. We liked the place, so we decided to look passed this. Big mistake. 2. We planned to sign the lease and move in on a Saturday. We had the cashiers check for the security deposit and first month’s rent (they insisted it needed to be a cashiers check) for the right amount. Then, once all the banks were closed, they gave us a different amount to make the cashiers check out for. Now, we had to pay $140 less. Once we explained the check was already made out, they told us it was fine, that they would just credit us $140 for the following month. Fine by us. 3. Week two of living there, they tried EVICTING us. They claimed we owed them $140, although it was the other way around. We went to the leasing office multiple times, spoke to god knows how many people. They kept insisting we owed them $140 and that we needed to pay right away. We came out with all the paperwork they gave us: the lease, the two different letters for the cashiers check. We brought everything. Turns out, when we showed all the receipts, they decided we didn’t owe anything. So to end this segment, they tried evicting us even though they owed us $140. 4. Thought they were done trying to evict us? NOPE! About six months into living there, somehow they lost the paperwork for our renters insurance. They decided we didn’t have any, so they threatened to evict us again. I showed them the receipt for the renters insurance (I paid ResidentInsure for the whole year before we moved in) the policy number, and multiple screenshots as proof. They left me alone after that. 5. The upstairs neighbor’s sink broke somehow and leaked into our kitchen cabinets, ruining half out dry goods 6. They always add random fees to your rent with no explanation and hope you don’t ask about it 7. At this point, I’ve gone two whole days without AC. I keep asking them to come fix it, but they refuse to look at it until Monday. It was 91° outside yesterday and today it’ll be 88°. We have two extremely furry dogs that live with us and they’re currently suffering in this apartment. They said “we might have someone come in today but we’ll see.” They told us that we’re required to stay in the apartmen

I have lived in landmark for 3 years and its been a great experience. The location is the best off-campus apartment building in College Park relative to campus and restaurants and nightlife.

These apartments have mice and all other sorts of issues. The walls are so thin you can hear your neighbor cough, sneeze, have sex, play music, watch tv, and breathe. I only exaggerated with the breathe. But I’ve heard everything else and you can smell everything they cook or burn. The management here are slow and unresponsive.if you care about response time and having your concerns dealt with in a timely fashion this isn’t the place for you. The reason mice and roaches spread easily are because they lack urgency. They won’t arrive til a week later and the mice have already doubled by that time. Good luck if you do decide to live here.

All I will say is if you plan on living here you're probably going to regret it. I could go into a long story but basically the management of this apartment complex doesn't care about upholding their side of the leasing agreement. I wasn't receiving mail for 3 weeks due to a broken mailbox. They emailed me in February 2019 saying they knew it needed to be fixed. It's now November 2nd 2019 and the mailbox still isn't fixed. Anyone can access my mail and nothing has been done to compensate the residence. Every week the mailbox is left wide open for anyone to come steal packages. I have a couple packages I ordered that I never received. They expected me to sign a new lease form without fixing the mailbox that I have been complaining about for more the 4+ months. Look at the pictures I'm providing and make the smart decision. Stay far far far away from this place. You can do better at the rate they are charging with no urgency for protecting their residence. Also if you live here prepare to be harassed by the police when anything happens. And trust me things will happen because no one in this community is concerned about protecting the residence that live on the property. If I could upload pictures you’ll see exactly what I am referring to. This is just one issue. I don’t have enough space for everything.

Was not able to see my Unit prior to move-in and apartment was not ready on move-in day. They made me wait an extra day pushing all of my moving arrangements (paid) back a day. I was still unable to cook for TWO WEEKS because of a missing stove hood and wires coming out of my wall. So after escalating to the Regional manager my hood was installed 30 min later. But I still paid for takeout for TWO WEEKS for myself and my 6 year old son. I requested a rental credit and it took the another TWO weeks to tell me NO....because it's fixed now. I am researching my rights now...but please beware if your looking to move here. And make sure you view your unit BEFORE signing your lease!

Absolutely the worst place I have ever lived. The apartment complex kicked us out for an entire week less than four days in advance and made us leave before 9am on a Sunday to do construction. Because it overlapped my move out day, I suddenly had to find a new place to live and move out within 3.5 days while working. We know that they had been doing the same construction around the complex in other rooms and had let other residents know weeks in advance. To “compensate” us, they gave us a gift card that did not even cover the amount making us move out early caused. Then, I received the financial move-out statement over 5 weeks after moving out. They claimed I made over $80 in damages in the room as a working professional that did not even bring more than two suitcases to live there for six weeks. The charges were completely false, and it was clear they were trying to rip off students in any way they could. I could have handled their inability to deal with rowdy parties and loud music if that had been the only problem, but it is clear how unprofessional Landmark is and I highly recommend not living there.

The apartments are cheap compared to others around the neighborhood. The walls are super thin. I can hear my neighbors talk and I can hear every time the people above me walk which is very annoying at night and in the morning when I’m trying to sleep. The buildings are very old. They show you the nice model and give you an apartment that is old and nothing gets fixed until maintenance feels like it. Neighbors play loud music whenever and management does nothing about it. I’ve called the police on them 3 times and still nothing is done. Spend more money somewhere else and have peace and quiet.

This place is a dump. Management is horrible and non-responsive. Rodents running around as if your apartment is a trash can. I have reported this so many times to management and nothing changed. My neighbors constantly complaining about rats in his apartment. I have been living here for years and it has definitely gotten worst since Cypress Creek sold to Landmarks. Maintenance is pointless because the office limits them to what they can and cannot do. It utterly disgusting that rats are your roommates, landlord and security guard. My neighbor had visitors and rats were running around on her stove and countertop in front of her visitors. Save yourself the dramma and find another place to rent. It is nothing to what being advertise.

The apartments are the most cheaply made buildings I’ve ever lived in. When you first move in, the leasing agents will do a walk through of your apartment, pointing out all of the deficiencies, assuring you that they are going to be fixed shortly, and that renovations are in the works. These will never happen. They will also encourage you to “make the place your own”. What they won’t tell you is that you can't even put a nail in the wall to hang a curtain or picture without the cheap plaster wall crumbling. The paint used to paint the walls is also so cheap that it will come off with just water on a rag. I have no screens on half of my windows, and have not had them since I moved in almost 8 months ago, despite numerous service requests. The electrical sockets are so loose that anything that is plugged in must be taped in order to stay plugged in. This past weekend, when opening a window, the whole thing just fell out of the tracks onto the floor, and I was unable to replace it with the tools I have. I put in an emergency request for service and waited 3 hours before I had to call again and ask if anybody was coming. By this point is was beginning to get dark and rain had started. The agent on the phone told me that it sounded like the maintenance man had been sleeping when she called him, but was on his way. He showed up over an hour later. The complex unsecured, and that causes a lot of issues. First, the complex allows solicitation, and there is someone knocking on the door to sell things, or ask you to come to their church almost daily. Second, around Christmas, I had 3 packages stolen from in front of my door. When I called the front office to ask them to take packages on my behalf, they refused, although the welcome packet indicated that having packages delivered to the office was allowed. The agent simply told me that it was just that time of year, and I shouldn’t have things sent here that can’t fit in the mailbox. I have noticed that there are people employed to clean up around the buildings, but there is still constantly trash all over the lawn and in the hedges, especially when the mail circulars come out. Nobody brings them to the dumpster, they just throw them on the ground. On a positive note, the process of signing the lease and getting moved in was easy with the help of helpful leasing agents. I have never had an issue finding parking, and parking is free. Laundry in unit is very convenient, but be aware that it is a sink hook up.

Save your money and move somewhere that may cost a little bit more in price but you will have your peace of mind. These apartments are out-dated, mice infested and the staff is very inconsiderate. Pay no attention to the nice model apartment they show you. It's not what you're getting. I've been living here since December 2017, its April 20th 2018 and my apartment has fallen apartment been put back together and fallen apart again. and to the Landmark management..Don't waste your time replying to me, let me out my lease. Thanks!

If I could have broken my lease after 3 months of living here, I would have! I recently left and I am so happy to no longer live there. As a single woman, I did not feel safe there. From time to time, there would be random people either sleeping in the hallways or hanging out/urinating at the side of my building. There was an "incident" that occurred in the complex (involving death) and the management team handled the situation VERY POORLY. The maintenance crew was unresponsive/slow to work orders and when they did come to the apartment, it took multiple trips before work orders were resolved. My neighbors were ridiculously loud and with paper thin walls, that makes for a horrible combination. Towards the end of my lease, I was also having rodent/roach issues (which were not completely resolved by the time I left) and that really concerned me, given that I lived on the top floor. All in all, you can find a much better living space for the amount of money Cypress Creek/Landmark Apartments charge.

I live next door to drug dealers and the noise is unbearable. I have complained to the landlord and so have my other neighbors. I have had the police over and have not had any results. Every morning the entire apartment complex has a strong marijuana odor that enters through every apartment thanks to the way the apartments are connected. The stench is so strong that I've developed an allergic reaction and now wheeze every morning and afternoon until the smell dissipates at around 3pm. My problems started the day I moved in… on my move-in day I was told my apartment was not ready and that the carpet needed to be cleaned. I told them I absolutely had to move-in that day and eventually had to move my furniture into an apartment that still had soaking wet carpets. The units are old and need much repair. Since moving in, my dishwasher, stove, and heater/AC unit has broken. This is a pretty big deal because it takes maintenance 3 weeks to fix any issue you report to them which means you go a while without the appliances when they stop working. The window in the den leaks water and despite reporting it to maintenance nothing has been done. The window and wall insulation in the apartment is basically non-existent and your heating and cooling bills will definitely show that...so far mine are sky high this winter.

If you come to see Landmark Apartments, formerly Cypress Creek, drive by and keep on driving. I moved in five weeks ago. I sat on the floor and cried the day I moved in, there was so much wrong about the apartment. I sent a laundry list of things that needed to be fixed- things like missing electrical outlet plates, a bedroom door that swung in and out, it was so small for the door frame, and a front door that didn't close all the way. My dishwasher stopped draining two weeks ago and it's had standing water in it ever since. My dryer's been blowing hot, wet air into my unit for the last three weeks I've submitted online and called weekly to see the status and I'm just told "we'll get to it when we get to it." I submitted a written complaint to their parent company and will now have to contact the Hyattsville Department of Code Compliance. It's a nightmare and not something any one should have to deal with. Keep on driving and find another place to call home.

I've been living at Landmark Apartments for about a year and I'm happy to terminate my lease! Moving in one of my main inquiries was about rodents which I absolutely hate and I was ensured this was not an issue. The biggest lie that I was told. The constant reoccurrence of mice was definitely irritating. Sharing my concerns with the office was pointless because the negligence was blatant. Also maintenance is THEE WORST. If there is ever a malfunction expect for it to be rectified within atleast a month if ever. Many of the requests I placed was just unattended to. There is a potent smell that fumigates the apartment which is emitted through the vents, only the Lord Himself knows it's origin, many times it was so strong I was awoken from my sleep. Aside from the negligence the overall apartments are cozy but that's it.

I have been living at Landmark Apartments since it was Cypress Creek. The staff in the business and leasing office are friendly and accommodating. The grounds are well manicured and the pool is big and family friendly. I also love the convenience of the in unit washer/dryer. This complex has the best quality apartments for affordable prices in the area. I would recommend this complex to a friend!

Land Mark apartments potentially can be a reasonable community to reside. The Metro station is in close proximity and shopping facilities are just about 5 minutes away. Just like any other community there are always issues to be taken care of . It is important that lease holders are treated with a measure of respect by both office personnel and maintenance staff. I have always had maintenance issues , leaking faucets, toilets that clog all the time, ac units that sometimes only blow hot air, I try to use the gym but it's difficult to do so when the equipment is broken and is in a terrible state of disrepair, it is difficult to comprehend how the scent of marijuana seeps through my apartment. Submitting maintenance requests can be upsetting as some of the crew members can be very disrespectful. The maintenance guy entered my apartment unannounced although I requested that I be notified prior to him entering my apartment, neither did he knock nor did he call , he just turned the key and walked straight in, he was shocked as he faced me in the living room. This is a violation of my rights to privacy as a tenant , and on top of all this he became very disrespectful . The apartment is carpeted I do not walk with shoes on the carpet nor do I allow anyone to walk with their shoes, and likewise when workmen enter the apartment it is expected that they are equipped with shoe covers , if not I offer them something to cover their shoes. In this case this maintenance guy when asked to step aside and cover his shoes became extremely insolent, for a moment I wondered who is the lease holder, it was disgusting to say the least as he came up to my face and shouted. Among other things customer service and respect should extend beyond the office, maintenance workers should be schooled in showing respect and the appropriate manner to enter a tenant's apartment..

I lived here for a little bit over a year and this by far is one of the worst experience I've had. The communication is very poor the maintenance process takes along time and if you constantly don't call or pop up to do a complaint nothing will get done. With the amount of money you spend living in this community you would think that they would treat you better. Also there's bugs and mices/rats in the apartment. Once my lease is up I will never ever move back into this community. The people in the office does a terrible job at making the residents have a good experience. This advertisement is definitely false to an outsider.

I visited a friend who lives at Cypress Creek and I was impressed with what they have to offer. It is lovingly spacious, and good for anyone who has a taste for class. I love the friendly environment and hopefully I will be part of that community soon. Augustine Nchukwi 2409386014
Tucked away off the main road, Cypress Creek Apartments were the one as soon as we visited them. The exterior of the buildings are well kept with interiors that are just as clean. With the suburban feel you still find yourself within walking distance of the metro, plaza center and a quick drive to the surrounding colleges. Glad we found this place before signing a different lease.
I am a fairly new resident in Cypress Creek apartments and I am so far enjoying my experience. Maintenance requests are responded to very promptly, and my unit is just spacious enough. When I moved in, the carpet was visibly cleaned and the entire unit looked pretty polished. I have only had a few maintenance problems so far but they have been addressed in a timely manner. The rent is low for this area but the apartments are a much better quality than any others I have visited in this price range. I am glad to be living here.
This place is not a as wonderful as it advertises. Living here for almost five months, we have called maintenance EIGHT times and had to call the emergency maintenance for our appliances and hvac unit for reoccurring issues. We are paying rent for facilities that we don't have access to due to the lack of key suppy. The washer is not hooked in-unit. Have fun washing clothes and trying to use the kitchen sink, the washer has to hook up to the kitchen sink faucet. Unfortunately, there are many domestic deputes at the complex. In a more positive light, the neighborhood within this building is sincerely quiet and the people residing here are nice.

My move-in started of shaky. I had to call emergency maintenance 3 times within the first 3 weeks because the person above me kept overloading their washer with water and it was leaking through my ceiling. Despite that the maintenance team was always readily available no matter when I called. The office was very helpful as well granting me a transfer at a cheaper price.. The area is safe, the metro is close. I'd suggest it to anyone.
Cypress Creek Apartments offers clean spacious apartments. Besides the few run-ins with miscommunication of front office staff, this complex is great. It is a great first apartment for young adults. Close to PG mall, the green line metro, and grocery stores.
My husband and I moved here in a hurry because no where else would let us rent without permeant jobs, and we had just moved to the area. The rent is okay. It's livable. BUT do not expect much in terms of pest control, maintenance work or understanding from the staff. We have had mail stolen, drunk people banging on our door at 3 am, a ceiling cave in, consistent water damage and flooding in the kitchen because of a faulty washing machine upstairs, paint constantly chipping off the walls and our electricity bill is almost always over $100 (for a 1 bedroom!)due to an inefficient heating and cooling system, and the oven and the refrigerator constantly fighting to preform their respective duties because they are right next to each other. Overall we stay because this is the only place we can afford in the area.
We've been living in this complex for a little over a month now, and so far have been either content or pleasantly surprised. We had the following requirements: -1 bed (2 ideally) -Near his work in NE DC -Near Metro for me -Pet Friendly -Under $1400 Cypress Creek met all of our requirements, with a few "wants" as well, and so far we've had a good experience. We know what to expect within our budget; so the multiple coats of paint and builder-grade cabinets and carpets were no surprise. There are definitely some perks, though! Pros: -1 bed den is perfect for us as a couple, not a solution for roommates though. -Washer & dryer in unit. You have to hook up the washer to your kitchen faucet every time, but definitely easier than a laundromat -Reasonably plush/soft carpet (nicest we've had for sure) -6 total windows, great light -Quiet, little to no noise transfer between units and staircase -Convenient 10-15min walk to Metro, bus stops at complex -No pet rent or high pet deposit -Water, sewer, and trash included. Electric was around $115 during a hot summer month with solid A/C use We have had problems with both our garbage disposal and our dryer since moving in, more annoying than anything. I've submitted requests both via phone and their online maintenance request, and they've been fixed in a day or two with no fuss. Online payment system is easy too. They also seem to be going through some renovations and updates. We're not in one of the updated units, but they do have them. In our short time here, the leasing office has been refreshed, they've updated the gym, and replaced several unit's hot water heaters (ours included). As nothing seemed to be falling apart in these situations, I'm hoping that they just seem to be on a general refurbishment kick, which is fine by me! Cons: -The gym leaves a little to be desired -The staff we've met are nice and helpful, but they seem understaffed. All in all we're pretty glad this place worked out so well!
