Property Ratings at Landmark Apartments
I normally never leave reviews BUT if I can I’d love to save someone their time and money. We toured the complex and their model unit months before moving in. We were very impressed with the amenities and the pricing. After signing the lease we kept trying to view our specific unit. We would either get ignored OR told the unit was not ready yet. First red flag. After receiving our keys and bringing our uhaul from two hours away we finally got to see the unit. It was DISGUSTING !!!! Truly appalling. Dead roaches behind and under the fridge and oven. Extreme water damage under the sinks. Dirty toilets. Trash all over the back porch. Just please take your hard earned money somewhere else, there are plenty of other options.
Living at Landmark was an absolutely miserable experience that I wouldn’t wish on my worst enemy. Within my very first month there, I started getting an insane amount of bugs - mainly wolf spiders, earwigs, silverfish, ground beetles, wasps, house centipedes, brown recluse spiders, and even an oriental cockroach or two. Pest control (I believe the company is Cook’s Pest Control) is only on-site on Thursdays and they were totally ineffective at addressing the true sources of the problem, which were cracks in the foundation allowing bugs easy entry as well as untreated moisture issues (the windows were covered in mold). Not to mention they always left my door unlocked after treating my apartment when I wasn’t home, which is incredibly unsafe. In addition to the bug infestations, the walls are incredibly cheap and thin. I could hear my neighbors having full conversations through the wall on both sides of my unit and could even hear their light switches flipping on/off. I had to wear headphones 24/7 to get any semblance of peace and quiet in my apartment. The walls also crumbled to the touch and flaked off onto the floor if something even slightly scraped against them. It was difficult to drill things in the wall because the wall would totally fall apart the moment the drill came into contact with it. It’s very obvious how cheaply made these walls are. It’s also not a gated complex so it doesn’t feel completely safe. I put up a simple door camera to feel safer as a young woman living alone, but a few people who walked by my door camera would flip it off and/or punch/swat at it. There would be strange activity in the parking lots in the middle of the night despite the supposed “security” that was present at night. The way Landmark handled tenants’ packages was incredibly disorganized. The room where they kept tenants’ parcels was in total disarray, with packages carelessly tossed onto the floor. My packages had been lost completely or not retrieved until several months after delivery on multiple occasions. I heard they were putting in parcel lockers for Amazon packages, so hopefully that issue will be eliminated. DO NOT move here. If you want to live in a clean, safe environment in which management cares about tenants’ covenant of quiet enjoyment, you will NOT find that at Landmark. Between the pests, cheap walls, questionable safety, and overall carelessness management, Landmark is an incredibly undesirable place to live.
New management seems to care about the tenants. Apartments are brand new and priced fairly. Enjoying the tenant events. Will probably renew my lease.
I moved in three months ago and highly recommend. The staff is super friendly, the apartments are brand new and my neighbors have all been super nice. Special shout out to Josie The PM for always being so sweet.
Terrible experience living here! Dishonest staff, cheap feeling apartments, and all around lousy time trying to get anything taken care of. Any larger issues that we had either had to brought to their attention multiple times even after submitting multiple maintenance requests, a lot of which should have been attended to before we moved in!! Even knowing that we weren’t looking at a lot of square footage, the layout still felt cramped and hard to do anything with. Their package system sucks, their property manager is dishonest, and our apartment had mould and roaches…enough said. Far from “luxury apartment living”
Save your money. Poor management. Dirty. Run down, bug infested, mold infested, you need security cameras in your home just to watch maintenance. Every apartment in Murfresboro is better than this.
I have tried so hard to be civil with the management, but they do not get things done and do not care. They moved me into a dirty apartment, said they would clean it after I would not stop complaining and still did not. The ac is trash and they will send out a Maintance man that blames it on “poor duct work”. And also won’t replace my ceiling fan which apparently doesn’t work because it’s “20 years old”. There are so many other issue and it is only the first month. I lived here before landmarked owned the complex and the old management was much more attentive to residents. DO NOT MOVE HERE!!!
Prior to move in we had damages already here and we let them know, and close to move out they told us that we most likely would have to pay for it even though we didn’t do it. On top of that maintenance can walk into your apartment unannounced whenever they want to so you don’t have ANY privacy. If you don’t answer the door when they knock they just put they key in and walk straight in. And most of the good reviews here are false advertising because they had an ice cream truck outside on a hot day and you couldn’t get any without making Landmark a good review, so no telling how many others it was. I wouldn’t recommend these apartments, it’s plenty of others out there to search from that are cheaper and better. I’ve lived here for 2 years, and to my understanding this new staff is all about the money since they are doing reservations and are trying to take your money; because the old staff (student quarters) took care of their business when they knew they were wrong.
These apartments are falling apart. I have had to submit multiple maintenance requests to fix things that should have never had an issue with. We needed a whole new breaker box by the 2nd month of living here and they had to be called 4 times before the issue was actually fixed. When we first moved in there were bugs and spiders everywhere. I was told that problem was fixed but here we are 8 months later still finding spiders. If you want to live in a rundown, disgusting, and small apartment this is definitely the place for you.
This has got nothing to do with the establishment. The staff are friendly and all. Don’t worry about the staff, you’ll never see them. The roommates are the issue. It’s like these people have given up. Two live in filth and one of those two is loud. I’ve got one cool roommate I never see. If you can, pay for better. I’m leaving this place as soon as possible and going somewhere with nobody hopefully. Don’t give up, you can make better for yourself.
You pay for what you get here while yes it is cheap and the bus is useful, the unit itself has bedbugs and had to be treated 7 times and still has the bugs. I was fortunate to not have the infestation on my side of the unit but hey tried to get me to pay for the treatment. They also didn’t notify me that they were coming to treat them.
I’ve lived here for two years and only had bad experiences, when I first signed my lease they put me in a room that looked like it would be from a horror movie. There were bugs crawling everywhere and the floors were missing tiles, but they moved me to another smaller room because they had nothing else available(which they almost charged me a fee for!). After that it was pretty good other than the gift cards I never got that were promised to me because of the room they try to put me in. Then I renew my lease so they can drop the rent price a little, and one of my roommates leave and my rent all of a sudden goes from a flat 390 to anywhere from 400-420 and they blamed it on my roommates using too much utilities and the overcharges were spread evenly. Which doesn’t make sense because the roommate who left was the one using everything and my other roommates along with me are never home because we have school and work, on top of that how are there overcharges with one less roommate when there weren’t any overcharges with an extra one. So I asked my roommates how much there bills come out to be and it was less than mine! So the overcharges are not divided evenly. Definitely don’t live here unless you want problems.

Electricity overages can sometimes be confusing, but basically we give each apartment a $30 credit on their electricity bill for how many people are in the unit. So, when a roommate moves out, your rent will stay the same, but your electricity overages may increase because there are less credits applied and less people to split any potential overages between. It is also very common for electricity bills to increase during very cold and hot months.I hope that makes sense and clears up any confusion. There’s security at night, cameras all around to keep you safe, and a friendly staff willing to work hard to make your experience great no matter the issue. I’ve been lucky to have great roommates through the years, nothing out of the oridimary which you can expect anywhere else. The pool is for residents only so you won’t have to worry about any shenanigans or overly rude people who just come to party. Amenities are great if you couldn’t tell already.... if you’re on a budget and need a safe place to stay, in and out of school, I recommend it! -Amethyst

This is an unsafe place for students to live, despite its proximity to campus. My daughter was stolen from and threatened by a male roommate that the complex matched her with. She filed a police report and a complaint with the complex in September, and they still haven't honored her request to move either her or him to another unit.

Fix the Internet... Worst place to live unless you're only here to sleep.
The University Gables which is now named Student Quarters is not so mad. I must say the bedrooms are really small and the closest share not for people with a lot of clothes. The living room is very spacious but the bedrooms are like a jail cell. Living in a apartment can cause you to hear a lot of what's going on around you. So if you like quite Gables is not a place for you!
I've heard nothing but great things about this place I've seen it a few times... Hopefully I can get moved in
