Spring is a suburban community located just thirty minutes north of downtown Houston, practically right next door to George Bush Intercontinental Airport. The city’s population has grown enormously since the year 2000, but the small-town atmosphere remains one of Spring’s most distinctive features. Many Houston-area commuters choose to settle here for the quiet atmosphere, and parents love the low crime rate and the selection of excellent public schools.
The lush green parks on the banks of Spring Creek provide tranquil retreats for a relaxing afternoon, as well as an extensive network of trails and footpaths to explore. Folks from all across the Houston area come to Spring in the summer to visit the local SplashTown water park on the west side of the city.

Property Ratings at Landmark at Auburn Lakes
I've been a tenant at Landmark at Auburn Lakes for just over a year now, and I’m still loving my experience! The management team here is outstanding. Stephanie, the property manager, is always attentive and goes above and beyond to ensure the community is well-maintained and that residents are happy. Aaron and Noemi, the leasing consultants, are incredibly helpful and friendly, making the leasing process smooth and enjoyable. Maggie also deserves a special mention for her exceptional service and kindness. Living here feels like home, thanks to this fantastic team. I’ve already signed my next 18-month lease and couldn’t be happier! Highly recommend!

Thank you for sharing your experience! We are so glad you love everything about our community! I will be certain to pass along your wonderful compliments to our entire staff! We love having you as a resident.
The staff (besides Aaron) are very hostile and unhelpful. Everything is in one ear and out the other. While at first I liked these apartments, after I had a hit and run while my car was parked, everything went downhill. From mail problems to dog poop everywhere. Leaking in the walls and an unannounced patio inspection. Would never go back even if it was free

Aprtments are nice inside but, walls are thin. Everyday I listen to the noise of my upstairs neighbor child and her walking like a dinosaurs and yelling i need earphones to get peace. I called the office to complain over 20 times and also was told to call the constable at night if it continues after hours. Still nothing is done. I recently called the office and spoke with Stephanie and she told me that there was nothing they could do because its in the day time. Very disappointed in how things are handled. The office staff starts off friendly but, really only care about getting apartments leased. Grounds have entirely too much dog crap everywhere.. Angelica leasing consultant attitude is horrible please don't call and ask her a question she cuts you off every time. Can't wait to move... Please believe me when I say check all options before choosing here.
They don’t care about their tenants whatsoever. I’ve been here since June and there have been about 5 mass vehicle vandalizations. At one point, 7 vehicles had the vehicles stolen in one night. I witnessed someone’s truck get their wheels taken TWICE within 1-3 months of each other. They’ve done nothing for security. No cameras, no security patrol, absolutely NOTHING. All they’ve done is change the back gate Enterance Opperation hours to 5am-10pm. There aren’t even cameras at the gates. Now onto the way things are managed. You pay through “rent payment” online which depending on your bank, could take 6 days for the payment to post. If your payment isn’t successful, instead of a friendly reminder or conversation about it, the DAY you get an email from the rent payment being denied, they give you a notice to vacate within 3 days. They don’t care about who is in their units. The staff are very friendly, believe me they are, but the way things are managed is absolute garbage. Because of how nice they are, I try to give them the benefit of the doubt and think it’s most likely corporate who has everything so horrible, but at the end of the day it’s still something you’ll have to deal with. The people who live here, majority don’t care about the community whatsoever. Very loud upstairs neighbors, trash left everywhere including in the parking lot. No one picks up after their pets (which is fineable) and the drainage systems for the buildings are horrible. If you’re on the first floor, your unit will have pipes from each unit above you that meet into one large drain that you hear constantly and if you’re lucky, it will clog and flood your floors (speaking from experience) When I first moved in, I genuinely saw myself living here for a very long time, but now I’m not so sure I’ll even finish out my 18 month lease here. I’d say look at apartments around this area, but according to management, cars get vandalized just as much at other apartments as they do here. Summarization of all of this for those who don’t want to read. Horrible management LOTS of theft and burglary Inconsiderate tenants
This complex has had multiple cars broken into (windows broken ) on at least two occasions / vehicles being stolen / trailers being stolen / multiple cars left on cinder blocks with all tires stolen. Their answer to the residents “our hands are tied / and crime knows no zip code”. Not one measure put into place to deter the thief’s from coming back (over and over again) as they have done the past few months. Notification sent out said lock your vehicles. Broken windows - door was locked. Cars on cinder blocks - has nothing to do with locking your car. Trailer stolen - cut lock on ground. Truck stolen - was locked.
We lived in this apartment for 8 months the contract was concluded for 1 year, we left earlier, because they were laid off at work and had to move to another state. after checking out, the management of the apartments, without sending us an invoice, was immediately sent to the collectors, having counted us a huge amount, supposedly for dubious toilets, although everything was safe and sound, they still counted a rather large amount for pets, although we never had them. as a result, now we supposedly owe about $ 4,000 for nonexistent breakdowns. extremely dissatisfied, we will sue.
My son moved to Houston for his first real job after his college graduation. We visited many apartment complexes throughout the suburbs of Houston. There are a lot of beautiful apartment complexes out there but you also have to consider the customer service you receive when visiting these places. We met with several rude and unhelpful people at different apartment complexes. However, Anjelika, Stephanie and Rebecca in the leasing office at Landmark at Auburn Estates were the most polite, helpful, and patient people we met throughout the whole process. I haven't even talked yet about how beautiful the complex is and spacious the apartments are. These apartments are in a safe, beautiful area of Spring, TX. If you are considering a new place to live, you must visit this place. You won't be disappointed.
