This is certainly not the living situation we strive to provide for our residents. We take all of these concerns seriously and would like the opportunity to look into them further.
I just received email from the Landmark Glenmont Station "Management Team" that was sent at 5:41 p.m. on Friday, May 24, 2024, after the office closed. It is a notice to residents that Montgomery County inspectors will be making code enforcement inspections on May 28-29, 2024. In my opinion, the timing of this notice is not reasonable because it is a holiday weekend. Some residents departed in the early afternoon and will be gone next week. Since Montgomery County offices are closed until Tuesday, May 28th, residents have no opportunity to protest the late notice from the "Management Team" and/or be present for their inspection. I suspect some residents will be unpleasantly surprised when they return from vacation. In addition, my experience has been that the Montgomery County requirement for 24-hour prior notice for non-emergency access to my apartment has been largely ignored. If you do not value your privacy as much as I do, then Landmark Glenmont Station may be a good fit for you!

this is the worst place to live. I have 1 maintenance work order repair open for almost 3 month. and I have mice running every where in my apartment.STAY AWAY FROM THIS PROPERTY NOT RECOMMENDED..

When I moved into this property two and half years back I had a smooth transition. The leasing agents were helpful. But, the joy was short lived. Security , maintenance and management are the main issues on top of unreasonably high rent price increases. When I renewed my lease back in December my monthly payment was increased by $370 per month. Just like that with no explanation. The irony is this is not for an improved service and security. My kitchen light was out for two weeks and it just got fixed today. My car was vandalized and nobody was there to help last year. So, the problems are never ending and it needs immediate attention if anyone cares.

Every building is infested with mice really really bad. Management is aware and nothing is being done about it. Everyday I catch 1-2 mice and Everyday I’m cleaning up mice crap all over my apartment. Quality is outdated for the price. Issues are temporarily covered up before new tenants move in which the issues get worse and worse! New staff are constantly being hired both Leasing office and Maintenance!
Infested with mice and roaches. Property manager aware of the issue and not doing anything to resolve. Stay far away. This building is not fit for renting to tenants.

Don’t move here unless you are okay with sharing your place with mice. I regret finding this apartment and moving in. As of now, I really hate coming to my home due to these sickening mice. There is a big opening behind the oven where the mice come through but nobody would come to seal it however you request it.

Pros. It’s very spacious and there’s so much closet space. There’s no issues with parking or noise. The overall quality of the apts are ok just a little outdated. Cons. I think they just like to paint over any problems before new tenants move in. We also had roaches for 6 months. It takes them forever to even come check out a problem let alone fix it. After a month of moving in there was water damage with one of the vents and even a birds nest I think and leakage. After countless calls emails etc it was finally fixed. It took ONE YEAR for them to come take a look. And it was fixed in a couple hours. Our sink disposal also needed to be replaced and that took a month. They hadn’t fixed the fridge before we moved in so our food was going bad and that took them a month. Our bathroom had a leak that took them a month. Our tub was spitting out nasty water that took a couple months. And we had to contact them non stop. Don’t get me wrong the maintenance people are super friendly and nice but they take months to even come knock at your door. Now for the office workers. They honestly need to find other jobs or learn how to do theirs properly. There’s 3 of us that live here. I was on the lease and a friend. After a year I renewed the lease with my sister. We all went down to the office in person like they told us to in order to end the previous lease and give the info for the new one. The office worker told us we didn’t have to be there in person even tho they said we had to. Anyways my friend is no longer on the lease and I submit all my paper work for me and my sister. Everything that same day. A few months go by and they are charging me almost 4000 dollars cause I wasn’t paying rent. When I called them they were still using the old lease. When I explained I had submitted all my paper work in person and had receipts and emails to show they said they had lost my paper work. Like really?! So they apologize and I resubmit my paper work. And a couple weeks later they send me another paper saying I owe 1500 dollars and it shows my name and my friends name not my sisters. I renewed my lease on time. I submitted my paper work on time. I did everything on time and those ladies are still charging me after my friend stopped living here since July. It’s November! They are seriously unorganized and unprofessional. So basically if you don’t mind the slow maintenance and leasing problems once in a while it’s not so bad. Personally a couple years is enough for me.
Location close to Glenmont station is nice, but quality for the price is terrible. There is always a smell in entrance or hallways. They've had gym and game room in development for almost 2 years. Elevator breaks here and there(sucks if your on top floor). I don't know why they are overpricing it for real. They are not DC or downtown Silver spring, so why are they matching their price to them? Charge tenants for the quality you are not what you plan on becoming.

Property manager never returns calls nor emails. I had issues with covid and need info about rent and need to know what was available so I will not get charged late fees. Property manager did not respond to my email nor a phone call. He’s always busy in a meeting from 9am to 6pm daily. Lacks management skills

If I could submit pictures or videos..... cause words doesn't do justice. Unless you don't have any other options don't move here, the mice won't help you pay rent
If you have any other options, take them. Do not move here! I have been getting bitten by bed bugs here since October of 2019. The management does a poor treatment and they come back after a month or so. Your children will get bitten by them, like mine did. The roach infestation here is at an extreme level. Once a cabinet trim piece next to the dishwasher fell off and dozens of full grown and baby roaches scattered across the kitchen. Anything you leave on your kitchen counter will become a home for roaches, like my toaster. I frequently see roaches crawling across the walls and even in the bathroom. My latest issue has been constant mice. Even with the lights on and people moving around the apartment mice are bold enough to scurry past. Imagine how many are behind the walls if I’m seeing multiple mice per night. Big ones and little baby ones. The dishwasher has never worked. The refrigerator pours water every time it does a defrost, forcing me to keep a pan in there to catch said water. After several requests to address the refrigerator and mice I haven’t gotten a response in weeks. The website advertises a pool And fitness center. Don’t be fooled, the pool has been operational for roughly a week over the past 2 years, and the gym is currently being renovated for god knows how long. Living here is only slightly better than being homeless.

While the maintenance staff is very nice, I have nothing good to say about my experience here. My cat is over exercised catching mice, although I am immaculate, the upgraded kitchen I paid for is terrible – the fridge is full of dents in dings and marks in the stove is old and disgusting. My cupboards are falling apart and my kitchen drawers as well. The dryer ate and burned my clothes for months until they finally replaced it with a machine that still does that, just less frequently. The doors keep falling off the hook and my bathroom door nearly fell on me a couple nights ago. You can smell weed everywhere including in the buildings, There was an enormous dumpster fire right in front of my building just a couple nights ago, and the referral fee I was promised when I moved in for signing Someone else up, five months later was denied, because they said at the end of the day we moved in on the same date – even though different apartments and our signing date was a week apart. I could go on and on and on but this place is a dump for the price you pay. It’s only redeeming grace is that it’s not a far walk to the metro, although it’s all uphill.

Whatever you do don't stay here. Utterly awful. From the time I received an official letter saying I could move in on a specific date, move all the way from ny, get there and the person who promised me the apartment was on vacation and everyone else had no idea about it and I had to stay in a hotel, which they didn't compensate me for. Mice, cockroaches, flea infestations so bad I slept on the bathroom floor, broken elevators for 50% of my 2 year stay. So many issues with this place and my apartment it would take me forever to type out. Ridiculous policies, uninformative sloppy staff, very misleading,time and time again they found a new way to screw me over. AVOID AT ALL COSTS

tl;dr This place is unsafe for family and children. Management lie about a lot of things to get you to sign the lease and never deliver. Management refuse to respond to emails. Electric and Water is included in my rent. During apartment visit, I was told that A/C system gets turn on and available for use starting spring time. If it gets too hot, you can request to have A/C turn on earlier than their date. Turns out they turn on A/C on May 15 every year. For more than a month before May, my apartment been hitting above 90 degree at night with all windows opens and all fans running. My neighbors and I sent both service requests and emails and letters to management BEGGING for them to turn the A/C on. We never receive any reply or even a recognition that they read our request. Other lies i received during visit: - I was told that if you lost your job or your job required you to move before your lease ends, as long as you let management know 3 months before hand, there is no penalty. That's a lie. On the contract, even with a good reason and 3 months notice, you still get charged a 1 month penalty. There is no way of getting out of the contract without penalty - They said parking lot are open to everyone to park, but after 11 PM, there will be towing cars going around to tow all the cars that have no permit. This is not true, I have seen cars that parked until morning without getting tow. Consistently for months - They said that dogs (of all size) are not allowed onto the properly, not even if the dog is just visiting. The only exception being service dog. This is a lie. I have seen several of my neighbors and people from nearby building walk their dogs at night (none of the have service dog tags/coat). I can hear dogs barking from inside apartments everytime I walk up the stair - Buildings have no smoking signs. I constantly spell both tobacco and WEED smoke in the stairway. Management ignore any complains on that. - All waterproof seals and such in bathroom peeled. When I first move in, I told management to fix this because it will damage the walls and cause mold. They still have yet to do it after they promise they will do it IF I sign the paper saying I inspected apartment and it looks fine.

The apartments buildings outside of the mini-rise only have 6 residents per building. This is fantastic as there are are only 3 floors ( 2 apts per floor) It makes the building less "busy" and you get a good feel for who your neighbors are. One of the most impressive things I noticed were how sound proof the windows and doors are. If the kids were outside playing you couldn't hear a thing. Traffic from the street level...totally quite. The apts and the buildings are well maintained; but if any issues arise the maintenance staff is very responsive. Overall it has been a great community to live in, close to the grocery store and walking distance to the bus or metro stations.
I've been living here for a year now and I enjoy the closeness to the Glenmont Metro and buses going throughout Montgomery County and also the price for a 1 bedroom. Although built in the 60s, it's held up pretty well. Maintenance is also prompt. The parking situation is good. The property tows those absent of a parking pass after 11pm.

Our new home is in the the center of everything. There are parks for kids and adults, malls restaurants, bars and shopping centers that are 3-10 minutes away. Looking for something else to do? Well get in your car and drive either direction for 15-20 minutes and you will find I-495, I-270 and you can even get on the ICC-200. You don't feel like driving or plan to have a responsible drinking night out in the town the METRO station Glenmont is right next door just a few minutes away. The best about Winexburg Manor is the property, its nice to stay home at times and just relax. It is so quiet here, sometimes I even forget I live in an apartment. The pool is great we are there everyday during the summer months, I am constantly at the gym here there is no need for an expensive gym membership they have some great equipment. The premises looks it best always, landscaping is always done, the housekeeping and maintenance do an excellent job, making sure everything is working properly and neat. The common areas, and parking lots are always clean. The Staff here are some of the most proficient, polite and easy going people I have ever met. They are always willing to work with you and help you with whatever you may need. I am really pleased with my decision of choosing Winexburg Manor, not only for me but my new family, in making this our new home.

The Winexburg Apartments, is one of the finest places to live in historic Silver Spring. Each apartment has a nice size patio, and the ground level patio is fenced in, and is great for barbecues and relaxation. The apartments has nice large eat in kitchen, that has the latest appliances and features. The living room has excellent acoustics, and has a separate room for dining..The bedrooms are very spacious which has two closets, and has a bathroom as well. The friendly neighborhood, provides a level of comfort in this urban area. The staff in the rental office, are always nice and friendly and very helpful. There is not an issue that they did not do their dilligence to address. To commute from this location, it is very convenient as the train station, is literally a block away from the complex.The bus stops right in front of the buildings as well. One of the things I love best about living here, is the schools are right across the street from the apartment complex. I have two girls, one in the fourth grade and the other in the ninth grade, and both can walk to school as most of the children do in the complex. There are crossing guards, for the safety of the kids crossing the streets. Also let me mention that there are great stores, and shopping centers in the area within walking distance. There is also a park nearby, as well as in the complex. There is also a pool on the property, that my girls just enjoy. I am even more happy to mention, that the Police station is right across the street from the complex. Safety is important to me as a single mother and I feel very safe here. Lastly If you want to enjoy a nice night out downtown Silver Spring, is just a 10-15 minute drive.The Winexburg apartments is a comfortable, safe, and lovely place to live and I am so happy to call this place home.
I have lived in my current apartment complex for almost a year and absolutely love it here! Finding a secure, quiet and clean place to live is essential to my overall wellbeing. What I enjoy the most about my place is the welcoming and responsive staff. I can recall one specific incident where one of the staff members was especially receptive and accommodating. The whole personnel including the maintenance crew have been friendly and ready to lend a hand. As a result of my wonderful experience at Winexburg Manor, I am happy to be in the place I call home!
Winexburg Manor Apartments is conveniently located near the metro, parks, schools, supermarkets, shopping malls, restaurants and a hospital. We absolutely love the commodity of having everything near us. As for the apartment management of Winexburg Manor, they are respectful and respond to issues rather quickly. The outdoor areas are well maintained and the apartment units are periodically being up kept. We've been living here for 5 years and it feels like our home.

Old Complex, Satisfactory Service, Safe. I have had issues with my unit that have been addressed by management. I big issue that has not been completely solved are rodent issues.
Great apartment with spacious living room. The grounds and gardens are well manicured with friendly staff geared to handle all maintenance issues. Beautiful swimming pool for the hot weather and those feeling like training a well equipped gym is provided at no cost. Plenty of parking space is available for both residence and visitors. The all inclusive package we got that includes heating & cooling, electricity and water gives us less of headache during month ends when it comes to bill. We enjoy the quite location yet it is near to all amenities that includes shops such as Shoppers, Pizza place, CVs, Staples, MacDonald, MVA, parks with Wheaton park a stone's through away and to cap it all the metro just 5 to 10 minutes walk. So safe for kids and we are not concerned to walk at night to and from the shops and metro station. We could not have asked for more. I surely recommend the place to those looking to rent in a quite area with all amenities close on hand.
The Winexburg Manor is an excellent place to call home. I've lived here for 23 years. The amenities are numerous. The apartments are spacious (larger than some town homes and many apartments in the metro. area). First-time visitors almost always say, your apartment is much larger than it looks from the outside. The staff is outstanding in being knowledgeable about the property and community, and in being both customer-friendly and customer-focused. The maintenance is responsive and kept up-to-date, and the landscape is well maintained. There is plenty of parking for you and your guests. Management keeps residents informed through newsletters and regular written notifications. You don't have to leave, Winexburg to stay physically fit. The complex has an outdoor pool, Zumba classes (seasonal), and a gym with working equipment. On your way from the gym, you can even rent a movie (on the complex). The surrounding community has many amenities too. The complex is on a major transportation route, with a Metro station within one block (walking distance), great schools, houses of worship, shops, gardens, walking trails, and for the equestrian lover, a horse stable nearby where you can ride or learn to ride a horse. Winexburg has convenience in abundance at your finger tips, and is an excellent place to call home!
My family and I have been residents at the Winexburg Manor for a year now. The community is very well kept and maintained. It is a family friendly environment with access to garden area, pool, parks and stores. The apartments are spacious and have brand new windows. We really appreciate the cleanliness of the environment as well. Overall, my family and I are pleased with the community for that reason we will continue to refer family and friends.
