Property Ratings at Landmark at Lyncrest Reserve
We applied to this place two weeks ago and still haven’t gotten an answer on approval. A week into waiting we decided to call and see what was taking so long. Every number we called said the line had been disconnected but eventually after looking for different numbers we got through. We were then told that our application hadn’t even been submitted because she needed additional paystubs from us. She never contacted us to let us know this but insisted she sent an email. We sent the additional documents and here we are a week later and we still don’t have an answer. We decided to apply at another apartment complex and requested our admin fee back and we’re told she would have to get back to us. She then emailed us and said we would not be receiving a refund because we withdrew our application. I have never come across an apartment unwilling to refund an admin fee especially when it’s their own fault we withdrew. 250 dollars down the drain! Don’t apply here the reviews on this place are bad for a reason.
Apartments are not in good shape, being charged 55 a month for washer and dryer that are NOT even in the unit. New management does not respond to numerous work orders placed. Fees increased without any warning, charged for renters insurance even AFTER providing proof of insurance (still no refund and have been charged for 8 months) Turned water off today with ZERO notice at the entire complex. Do not recommend!!!
Most units no longer have screened in porches which is a shame. There is no way to enjoy them without being attacked by insects in the wooded areas. I have lived here multuple years and the pools are rarely open due to needing repairs or inspections. Nobody cleans up after their dogs, trash at mailboxes are allowed to spill over regularly, thin walls. Loud neighbors.... the floor plans and size are the only upside. Some office staff and maintenance are pleasant but the company has yet to place an effective property manager on site since thy bought it years ago. Unless their idea of efficiency is to be useless to existing residents concerns.

We moved across the country so we didn't get to visit any places we had to just go off of pictures and reviews. This place we chose was just terrible! The apartment wasn't very clean when we moved in so we had to re-clean it and they were suppose to give us a valet trash can but we didn't even get it until half way through the lease when we found out they were suppose to from a neighbor. They're so called nice pools were only open maybe one month during the hot season. They gave us this tiny check list when moving in but when moving out they gave us this huge list that didn't even match the move in one. We thought whatever we are clean and cleaning always happens when you move out but the paint on the wall was so cheap that when wiping it down with a rag it would take the paint off and when shampooing we couldn't even use the good setting because it would rip up the cheap carpet. When we did our walk through we were told that they always replace carpets if you own pets so why did they have us shampoo? They calculate how you owe for the carpet by a 5 year life span and minus how long it has been down. They told us the carpet was bran new, no surprise if they replace after every pet owner and they probably try to keep pet owners in the same apartments. So we owed a lot for the carpet so they kept all of the security deposit and then we thought we would be okay because we paid $700 for our dogs when we moved in which we were lead to believe it was for any damage the pets do but we were informed that that was actually a fee not a deposit so it doesn't go towards the carpet. I would never recommend any one to rent from this company to anyone! Scam artist!

The 3 bedroom is very spacious and the wood burning fireplace is a great bonus. Not to mention the huge patio! It's great for our little family but the apartments are a little dated . It's clear they are older.
I have lived here several years and have gone through two or three owners and at least twice as many management teams not to mention a ho hum remodel. Like many, I hate to move. One never knows what to expect. One team cut trash pickup to once a week to save the company money, a direct quote, because we are forced to pay a valet trash pickup, $400.00 a year. The problem, the valet company puts the trash in our dumpsters after pick up and refused to pick up our trash because there was no place to put it. Our grounds looked like a trash dump for several weeks. The landscapers keep changing. I have pictures of 19" weeds out of my front door. Many hand rails that are termite damaged throughout the property. I can remove chunks of wood with simple finger pressure. The list goes on. The one constant is the always busy maintenance crew. The man in charge is caring and does his best to rectify the many daily problems. All in all this complex is okay for an aging property. The last new owners tried to raise rent by 40%. Needless to say giving the rebuttals of the renters, that was not done. Would I recommend this property? Only to a casual acquaintance and not to a friend.
I've been at Landmark at Lyncrest Reserve for just over a year. My time here has been fantastic thus far! The Bellevue area of Nashville can be a pricey locale, but Landmark allows us to live in a beautiful part of town, close to a ton of retail and very easy interstate access. Management and maintenance are always extremely friendly, quick to address issues, and generally make the complex a great place to live. Can't recommend it enough!
