Hugging the Congaree River and stretching east, Columbia is a sprawling city with a history dating back to colonial times. I have lived at this apartment complex for 6 years and it’s been horrible! Property manager name Rachel is very disrespectful and I would not recommend anyone to move here moving out as soon as my lease is up

I write this as a warning to anyone considering moving into this apartment complex. The rent you are paying to live here is not worth a half-working apartment complex with issues that aren’t being fixed in a timely manner. Consider moving elsewhere. Boyfriend just moved in here and is regretting it. He’s made several maintenance requests to have issues like the garbage disposal and electric outlets fixed, but they have yet to come out and fix them after a month. He can’t even use the dishwasher without water coming from the sink drain, probably because the garbage disposal doesn’t work. Roaches have come through the walls where floor baseboards were separated and not fixed prior to him moving in. Several outlets in the living room and bedrooms do not work, and the closet light doesn’t work as well. He’s also had several packages stolen from his door. He was told that the apartment only has one maintenance worker at the moment. It’s understandable that work requests may take longer, but it is ridiculous that they moved him into an an apartment that is subpar prior to moving in and still pays full rent for an apartment with this many issues.

The gate on this "gated community" doesn't work half the time. The storage sheds that are supposed to be for renters are used to store junk for maintenance. Management is biased, rigid and unhelpful. Nosy neighbors. HORRIBLE parking lot and driveways with terrible blind spots.

Management needs sensitivity training as well as how to deal with the public in general. They do not address problems in a timely manner AT ALL!!!! Still have an open issue from fall 2014 and one that we opened in Nov 2018 didn’t actually get handled until the week we moved out. They will do all they can to keep your security deposit. The condition of the apt was NOT EVEN CLOSE to the apt we viewed. Appliances were older than should be allowed and the stove a fire hazard!!!! Their trash pick up is a health hazard due to having to put your trash outside your door inviting bugs and rodents. Not fun walking out your door to a raccoon in your trash!!! Rabies waiting to happen. Of course they charge you for this service even if you don’t use it!!!! SAVE YOURSELF MONEY AND HEADACHES...find another apartment complex. Haven’t met a current or former renter who would tell you differently.

WARNING: STAY AWAY. Absolutely awful place. SEVERE RISK TO PERSON AND PROPERTY. Here are the basics: - office staff are downright MEAN. they take personal offense to every tiny (or huge) problem and will literally roll their eyes at you when you speak to them. Rude, inconsiderate, and totally mismanaging these homes - NOTHING is enforced. there is dog poop everywhere, vehicle thefts (I personally had TWO vehicles STOLEN off this property), vehicle break-ins, hit-and-runs, gates broken 90% of the time so anyone can get in, neighbors constantly having eviction notices on their doors, etc -**SPECIAL WARNING: IF YOU DRIVE ANYTHING DON'T LIVE HERE** I had TWO motorcycles stolen from this parking lot (both on the same night while the gate was broken for the thousandth time), and THREE hit-and-runs. Most of the cars here look like awful, and it's because they just hit each other all the time. And leave no notes. So either you personally pay to fix it or if you can't afford it, your car just looks awful too. Garages are available but are tiny and cost 75$/mo. So you have to be rich to protect your property from damage which you'll have to pay for. It's a "pay to play" deal. - all but 1 maintence person is totally unqualified and useless. One guy literally shocked himself trying to fix a broken light.... - broken down vehicles all over the parking lots - tiny, unkept "dog park" which is useless - gym is terrible - hot tub is filthy and likely diseased - NO tennis courts, and NO sign of construction (been here for 3 years with no tennis courts) - people let their kids wander unattended, and don't follow leash law with their dogs so driving is quite hazardous - expensive, stupid, mandatory $25/month "valet trash" service (plus the regular monthy trash utility fee) - lease goes WAY UP in price each year and you pay for the same old dumpy, unsafe place so that's how they get you - damaged my personal property by having renovations beginning DAYS earlier than schedules, promised things which never materialize, will email personal info of yours to other residents, etc. I sincerely warn you to stay away unless it's a last resort. You WILL constantly deal with a lot of nonsense that you shouldn't. I hope this information is helpful in making your decision

Moved in with documented damages and was ensured it would be fixed within 3 months. It was 5 months and it still was not fixed. Then the window started separating from the wall with visible mold and water damage. Both tenants starting having health issues from the mold and NOTHING was done. Absolutely horrible. No communication, no time frame to have any maintenance done, nothing ever gets fixed and when it does it is done the cheapest and most impermanent way. Worst renting experience in my life.

So you have to be rich to protect your property from damage which you'll have to pay for. It's a "pay to play" deal. OTHER GENERAL INFO: Everyone throws trash on the grounds and there is no enforcement, and maintenance won't pick it up. So there is always random garbage EVERYWHERE. And it sits where it was dropped for weeks and weeks. The office staff will lie to your face about everything. So they may play nice when you meet the first time but as soon as you're locked in with a contract, prepare for snarky comments, general unhelpfulness, a lack of caring for the property, and more! Also if you try to call above them the bigger company won't return your calls, and refuse to email (aka being super sketchball because they don't put anything in writing). Be ready for people who do not care at all about you, your life, your property, or your experience living here. They don't even pretend to care, which is annoying too. These people have damaged my personal property by having renovations beginning DAYS earlier than schedules, promised things which never materialize, will email personal info of yours to other residents, etc. Lots and lots of SUPER fun stuff to deal with, constantly. On a side note, if you own a dog beware. The trash bins are never emptied, the bags are always running out, and most people leave poop everywhere. The "dog park" is TINY and stupid. One time a bin was so full, that after it rained, bags spilled over and it was a waterfall of poop! That's probably the best motto for this place in fact... Please live here, in the land of the GREAT WATERFALL OF POOP! If that's your cup of tea. Best of luck in apartment hunting! I sincerely warn you to stay away unless it's a last resort. These apartments although the rates look good online they're not what you really pay. Theres a $25 valet trash fee that is always added to your rent as well as water. Aside from that the gate is rarely closed, there is no functioning pool, the laundry facility is old and the machines will take your money, the gym has outdated equipment and the AC malfunctions often in the gym and laundry room. Please ask to see your own unit before you sign the lease due to these being older units and having a lot of issues.
I am constantly calling maintenance and putting in work orders, because the maintenance men will never address issues. If you are lucky enough for them to even bother coming to your apartment, maintenance men will close the workorder with "couldn't find the issue" In addition to the maintenance issues, you will hear anything and everything. Don't let the "gate" (which is always broken) fool you. This community is filled with screaming, wild kids, and blaring car speakers.
I had just moved to the area with no idea where I was going to be living. I found Landmark at Pinecourt online and of all the apartment buildings I had visited I loved this one the most. It is a gated community which was very important to me and I was able to move in the very next day. The rent was in my price range and the complex includes a pool, gym, laundry facility, valet trash, and pest control (just to name a few). Complex was also clean and well maintained. The area is quiet as well which is nice. Any problems I had were followed through and have also been checked up on by the staff. Very happy with my decision.

The apartments are tucked out of the way of the main roads, neighbors are very quiet and friendly, the most noise you hear is occasional traffic sounds. However, that out of the feeling is a double edged sword, not really within a walking distance to any sites or attractions. The apartments are a bit on the old side, even with the claims that they are modernizing some of them, they usually turn the place over faster than a work crew can do any major work. Maintenance staff are helpful, but seem to be overwhelmed. Have not had an emergency repair, but smaller requests sometimes takes a week or two. The biggest issue is the extra fees they love to hit you with. "Valet" garbage service will add $25 to your rent with no way to opt out.
