Property Ratings at Landmark at Wynton Pointe
I moved to Landmark in Aug of 2022 and signed A 13 month lease which I fulfilled. Within one month of moving in the property, it was bought by new ownership And a new property management came in. Many problems. Many times I tried to use the washer and dryer room and the machines were not working. There was also a bug problem. Most disappointing was the fact that I have not received my security deposit back over two months after moving out and I’m being sent from one entity to another to try and track it down. I paid my rent on time every month and this is not the way you treat a paying tenant.
This property recently changed hands and has quickly become unsafe. All the amenities have been closed for months (*gate with key access*, pool, and gym). Worst of all, several people have been threatened with eviction despite staying updated on their rent payments. A few avoided being evicted only after incurring the legal fees to fight those charges. Whoever couldn't afford representation was evicted and the rent was raised significantly for the next occupants. As rents continue to rise in Nashville, expect this company to attempt to evict tenants so that they can raise prices. Other complaints: Despite providing proof of my renter's insurance to the previous owners, this company charged me $20/month for "renter's insurance." Upon moving out, I requested that they reimburse me. I checked today and not only was I not reimbursed, but they wiped my payment history so I don't even have proof of these charges anymore. We also experienced issues with our water heater, which happens. We were out of town and the front office had to change our locks to gain access and fix the issue. But afterward, they handed over the keys to my sister's boyfriend without asking for ID, verifying his identity with us, or any other safety measures. This was scary because my sister has had to change her cell number and move cities because of an ex in the past. Overall, this isn't a safe or reliable place to live. The property itself isn't bad, but under the current leadership, I can't recommend anyone renting here. If you find yourself stuck in a lease here, please keep documentation of charges for your personal files.
This is the worst apartment complex in the area, and one of the most expensive, despite loads of issues. 1) they will find hidden fees to charge you with. They will sometimes charge you double rent. When you tell them about it, they'll say they fix it, then the payments are due, and it's not fixed. You'll go back to the office and they'll tell you have to pay the full balance and not what you actually owe. They wont refund you. Make sure you are not living paycheck to paycheck. 2) Office staff does not care about you and maintenance will do the bare minimum. I have structural issues and maintenance says they can't fix it, and since they say that, the front office says too bad. 3) the manager is just straight up mean and rude. She will also lock the office for hours on end even though she's in there. I've seen her do it twice and called the office out on it, they still do it. They will also not pick up their phones and the emergency maintenance line is disconnected. 4) everyone in my building is leaving once the lease ends... that should tell you everything about the living conditions and management that so many people are leaving. Notice all the vacancies they have listed? This is all why. Ever since the new owners came in, no one wants to stay because they are awful people. 6) They texted us two weeks ago they were working on fixing the pool. It's still covered in mold. There's no way it'll be ready by Labor Day, especially the pace they are going. If you want a place with a pool, this isn't it. We used to have a wonderful front office staff, but they have been replaced by some of the meanest, rudest people. It's really sad.
Rent is being raised on most units by 30-40% due to upgrades they’ll be making in the future. The new management company (GVA) took over in December 2022 so any reviews before that are not as relevant. The property is nice and there’s a variety of floor plans available but that is about it in terms of the perks. AC units break down regularly due to being older, won’t get fixed with any immediacy, even during summer months. The staff in the office is in over their head in terms of being equipped to address any issues, whether it be with the actual units or with the account. Errors in monthly charges are to be expected at this point and range from small - charging insurance when you already have it - to larger: water and sewer being miscalculated. I will confirm the reviews from other residents: the valet trash is hit or miss. Scheduled Sunday-Thursday but usually come 2-3 times a week. And lately the trash sits up in the parking lot for about 24 hrs after being moved from the doorsteps. The pool is no where near being open for the summer - my guess would be mid July at best. I have rarely felt unsafe living here - but there’s a heavy police presence from regular occurring incidents, which is worth noting. It’s something you won’t notice until you’ve already signed a lease and moved in. If selecting the community due to it being gated is a factor for you, be warned that is has rarely worked since GVA took over. If you value your sanity - don’t move here.
Problems from the start here. We haven’t had a dishwasher since we moved in months ago. Maintenance told us on our second day here that it needed to be replaced. Our toilet will randomly run which raises the water bill. Aggressive dogs in the dog run have charged at us snarling. Stairs are rusted and wobbly. Roaches. Stove smokes just when turning it on. Can’t cook without alarms going off. Management changed without notice and scheduled everyone for inspections 2 days before Xmas. The new management is very rude and argumentative. The neighbor pees on a tree right below our balcony and I can see everything. We’re already looking to move again. Only good things I have to say is it’s a beautiful neighborhood with a fantastic view depending on unit location. Leslie is also very helpful and polite.
I have truly enjoyed living at Landmark at Wynton Pointe. The pool is great, the staff is excellent, and the maintenance team has exceeded expectations.

We moved in here for 3 weeks now and enjoy every minute of it… very relaxing view. My boyfriend move from Florida 1 year an a half ago and the other day told me, "this is the most fun I have in a long time” He was playing tennis, swimming and bbq with friends… he had a blast…

This place is infested with roaches and mice. Maintenance is clueless , property management don’t care about your living or health.They will fine you for things that are not your fault.Parking lot full of sap trees that will drip on your car. Don’t do it.

I moved into this complex a little over a year ago and have loved it ever since. It feels like a getaway from the city because it's so full of beautiful trees, which I love since I commute downtown every day. The staff has bent over backwards to help me with any concerns. You get a lot of space for a good price compared to the other places around here, and the complex sits at an intersection that easily connects you with all parts of the Brentwood area. Shopping and grocery stores are literally just down the hill on either side. Another thing I'm grateful for is that I feel safe here. The maintenance crew can be a little frustrating, but if that's the only struggle with living here, I'll take it. I couldn't have found a better place to live when I moved out here!

I lived here for less than a year and they tried to charge me a fine for things that they did not communicate. When you leave, SHAMPOO THE CARPETS! No where in writing does it state to have your carpets shampooed by a machine, but they will fine you $75 for not doing it. Even if you are a do-it-yourselfer, like I am, and "remove all stains from the carpet and vacuum" and your carpet has no stains, it doesn't matter. This happened to my friend who lived there too. They also charged me a late fee because when I tried to pay my rent online and their system was down, and I tried to pay the next day and their system was still down, and then forgot to check the third day, it was then considered late. That was my first month there. The apartments are also very cheaply made. We could feel the nails through the carpet, paint was peeling off in the sinks, small roaches were constantly in the kitchen living in the cracks of our counter, and had leaks in the ceiling. I will say the maintenance staff is friendly as well as a couple of the ladies in the front office, but the main guy, Zac, is not at all. He is very rude.
I’m certain the positive reviews on this site are from Wynton. This is by far the WORST PLACE I’VE EVER LIVED. Mgmt LIES. Don’t move here!!! It’s been one disaster after another, almost too many to list, but here’s a few: Constant construction and early morning crews. Paint on the floors when I moved in. Moldy bathrooms upon move in. Listening to the patter or my leaky ceiling right now. Maintenance does more damage than good. Bugs are a constant issue despite keeping apartment clean. Notice of a peeping tom on site. Those are just off the top of my head. Please, please do not move here for your own sanity.

For the one year that I stayed there, I constantly had issues and if I had the finances available to me, I would have paid to break my lease halfway through and moved out solely for the purpose of wanting to have a better quality of life. In the end, it didn’t even matter because I still wound up having to pay a substantial amount of money (resulting in me having to borrow appx. $1,500 to do so). The issues I dealt with at this complex included constant construction that often hindered me from getting any sleep at my apartment as I was working over night shifts and was consistently being awoken by the construction. I spent multiple nights staying at a family members house so that I could get enough sleep to be able to perform my duties at work and feel that I had enough sleep to safely make it home. This happened on/off for about a month during the construction. It also happened during the two weeks that replumbing was being conducted in my unit. The replumbing project was an inconvenience in itself as we had to clear out our closets, kitchen counters, and move everything to one side of the apartment. During the exterior construction, my window was broken, my unit suffered from water damage, and the A/C line was hit resulting in no A/C in the middle of a TN summer. There were two separate occasions where I came home at 7 am after working 12 hour shifts and was unable to get into my apartment due to a faulty door lock and waited 2 hours for emergency after hours maintenance to arrive and kick the door down for me. I went back and forth with the complex and water company for weeks due to a leak that had been detected in October and was not fixed until mid Jan/Feb and for me being overcharged for water usage as a result of this leak and the negligence to have it fixed by the complex. My plumbing was faulty and caused my dishwasher to break and garbage disposal to explode in the sink. We've had a peeping tom and also a bunny with its head cut off found in the breezeway. While a police officer removed the bunny, a small pool of blood remained for 2 weeks until I brought it to managements attention again. When maintenance was in my apartment once, they also realized I still had a thermostat with Mercury in it and told me that that should have been replaced years ago during apartment remodels.

I had family in town this last weekend. I went out with my sister in law to a show, and I later realized I forgot to give my brother a key to my apartment. When I called the office to see if they would unlock the door for him, they advised they do not do after-hours lock-outs. Why not? Do people not lock themselves out on accident after hours? Anyways, the lady I spoke with told me she would contact maintenance and see if they would be willing to unlock the door for my brother (who, by the way, had his 7 year old daughter and 7 week old son with him). I urged her to please call me or my brother as soon as she could. She assured me someone would call me within 15 minutes. I never heard from anyone. This morning, three days after the issue happened, I received a text saying my maintenance request had been completed. False. They did nothing. NOTHING. My niece and nephew had to sit in a car for three hours. Horrible customer service. If they couldn't do help my brother, I get it, just tell someone. He was waiting for a call. He could've called a locksmith or something. Why would they just not call back?
Moving can be scary, hectic, crazy, and chaotic... Especially if you're moving for the first time out of your parents home. My boyfriend and I just recently moved to Nashville from Alabama for school. I was so nervous about finding the PERFECT apartment for my first place of my own and searching was a bit tricky, of course. So after a couple weeks of searching we came upon Landmark apartments & it was actually the only place we looked! We were immediately greeted in the front office and felt so welcomed. The staff in the front office worked so hard to help us find the right apartment & I did not feel pressured at all. The prices are great for most anyone trying to start out on their own and the staff is always happy to help you if needed. My only complaint would be that occasionally we have bugs in our apartment, but we do live right by trees so it's not that big of a concern. I would recommend these apartments to anyone looking for a great location, friendly, and upkept atmosphere.

We moved in last month and gave the front office a list of repairs that still needed to be done (a broken drawer in the bathroom, sticky beer/soda spray all over the patio from the last tennant that needs to be cleaned, our HVAC/storage closet was covered in what looked like 10 years of dryer lint, etc) Nothing life threatening, but when we stopped by the office they apologized, assured us this was unacceptable and said it would be taken care of ASAP. In the past month, we've stopped by the front office a few times to check on the hold-up (no one has ever come by) and were always told they had already spoken with maintenance and would make sure it was taken care of. Tonight we stopped in again (after a month now) to talk with a higher level manager and were told that they can't send a crew out to clean our apartment since we've been living there (even though another front office employee stood up for us and told him we had made these requests a month ago) He informed us that "maybe we have a different definition of disgusting"...So....maybe check out some other local places before you settle for Landmark.
