lived there from 2017-2018. Decent lower priced apartments. I felt safe there. I found out later that I moved into a unit 2 smokers lived in and 2 coats of paint and new carpet it still reeked for 6 months. Ac wouldn’t work in one bedroom and their solution was to not fix it but say, leave the door open. I had a roommate and a cat so that was not a viable option. Ac went out in summer, 89 degrees inside. Called emergency hotline and they said they would send someone to fix it. 2 hours later in that hot apartment I call back and they say the never got a hold of the contractor. Their fix to a bathroom cabinet door not staying shut was to use 3 pieces of Velcro. Didn’t work because it ripped the paint off of the door. I could go on Office hours are not convenient for anyone who works an 8-5 job. Oh. Almost forgot. They took 6 months and a reminder from me to actually get my deposit back to me.
DO NOT trust ALL of these reviews. As a CURRENT tenant for the past 3 years I often come on here just to see if there are any new reviews but I have to say MOST of the reviews about the water leaks, and the foundation is true but they are working on getting that fixed. Now with both of those problems they do get fixed and it happens at any apartment I'm sure, it's an unforeseen problem. However I must say ANY and ALL reviews about management being horrible is a LIE. Kala is the most understanding, respectful, and nicest apartment manager. She will fix any problem that you have in the best way she can until you're satisfied. (Trust me I know. I complain about things all the time but she always get the job done and remain respectful). The maintenance men are awesome as well especially Mr. Brown. These apartments aren't the best and yeah they're overly priced but all apartments are. I'm not gone let ya'll make Kala seem like a horrible apartment manager when she's not because trust me, we could have someone who was actually terrible at their job like these other apartments. -Brittney

If I could have rated this without choosing any stars I would. They don't deserve even one star. These apartments are so old and run down. Every time it rains if you're on the bottom your apartment will flood TERRIBLY. I am counting down the time until my lease is up. Rent goes up EVERY renewal and there's not anything new ever being done. They half do every maintenance job. It's not the maintenance workers it's the outside people they hire to fix things. This is a honest review and I advise you to take heed to it. If you want to move to Clinton for the school district make Kirkland Properties your LAST LAST LAST option.
I noticed a positive review and the rest were negative and I firmly believe the nasty attitude manager wrote it herself. She is the main reason we moved because she is difficult to work with, ignores emails and request for service, treats people horrible and takes pride in it. I have lived in 5 states and many complexes along the way in my career path and this is the worst apartment complex and worst apartment manager I have ever had in over 15 years. I had to live without an air-conditioner in the summer for 3 months. There is no excuse for 3 months with no air. The manager had a "I could care less about you and an air-conditioner, and you can get in line and wait for the other apartments to get their units too attitude". I was told over and over by a worker there that they will replace my air when they feel that it needs it and until then we will just fix it because management will not spend any money. Take my advice and other's advice and keep looking and find another complex because at this one you will find nothing but hardship and a negative living experience. It was horrible from the first week to the last.
Management has a terrible attitude.....also, decals has been issued that say "Landmark Apartments" on them, so anyone can know exactly where the tenant lives. Furthermore, rent has increased.... 6 mos. for $755, 12 mos. for $745, & month to month for $855 with no renovations, only many coats of paint. They will also charge $25 per offense if trash is seen sitting outside the tenant's door or if seen placing trash in the trash can outside the mailbox area....there are also monthly inspections and "pest control." The problem seems to be with management.
I called to see how much are the apartments, and the lady answered the phone like it was her cell phone! No way too rude for me!!!
This complex is a great complex to live in. The problems fall with the supervisor Debra she is very very rude and snobby she acts as if she has so much going on. When really half the time she isn't doing anything. She will push you off to her assistant even when she is waiting on someone already. Work orders are put in in a timely manner by the assistant but she and maintenance have to wait for Debra's approval to do any of them. Her only focus is getting new move ins apartments ready and I believe her assistant does all of that too. Debra does nothing but turn her nose up at you and throw around her authority. I have heard her talk to her maintenance like they are dogs. She will not take responsibility for her disrespectful actions but she is very quick to tell you about your rights. Overall the apartments are old but nice the staff is also nice, but if you ever get the chance to talk to them they will tell you that Debra runs away all tenants because of the way she treats them. Inspections are done monthly but if you keep your apartment clean or at least half way clean when they give you a notice then you wont have anything to worry about . all i can say is try it for yourself Last person is right Mr. Brown and Lonnie are very nice hard working men. The attitude falls on the supervisor Debra!
*Landmark Apartments (Clinton, MS)* -Rented apartment because of avertised pictures but soon realized that actual apartment did not reflect photos. -Crime: Car break-ins (3) and armed robberies (4), Assault (1) -There was no notice of criminal activity in the apartment complex other than word of mouth from neighbors. -Poorly maintained living areas. -Sewage backed up in bathroom sink multiple times. -The appearance of mold around the "NEWLY REMODELED" bathtubs. -Foundation of is not stable "building A" -Door will not engage both locks at the same time (either bottom lock or the top). -Carpet was dirty upon moving in. -No notice of maintenance men coming into house to conduct work. -Monthly inspections -Poor out door lighting -Not a safe atmosphere for a female to enter home alone. -Can smell odor of food, smoke ect from next apartment over from inside your apartment. RESIDENT AND MAINTENANCE MEN (MR BROWN) IN APARTMENT COMPLEX ARE COOL THO!
People in the office start off friendly, but as soon as there is a problem good luck!!! The office manager and assistant have nasty attitudes. Never can get anything fixed. I have a list of repairs that was suppose to get fixed months ago and yet the work orders keep mysteriously disappearing. They advertise a club room, but no one is allowed to use/rent it out. We are not allowed to use the disposal. Most power outlets do not work. They go up on the rent about every 6 months. I will be moving as soon as the lease is up. I would not recommend these apartments to anyone!!!
I enjoy my apartnents,I enjoy the online portal to access everything also the friendly reminders about rent. The space is great and the landlord is wonderful and helpful
I was considering relocating and was referred to this area. I had a list of apartments to choose from and this one was my first stop. I was sold on these apartments the minute I toured it! The office manager was very very nice and helpful. It's very quiet and looks really nice inside and out! I choose these apartments as my very first own apartment! I do not know why ppl rated it so low but DO NOT trust the reviews, stop by and see for yourself!
This place was horrible to live in. They do inspections whenever they want. We got a flag for having dirty dishes in the sink. We had cooked breakfast before work. Of course there is going to be dirty dishes in the sink. The A/C was loud. It froze inside and had to melt, each time leaving water everywhere. You can never reach anyone but they are always there when the rent is due. Screw this place. Go elsewhere. They're aren't many choices since the apts around the area are all owned by the same company.
I moved into my apartment in August 2012. At first, I was impressed with the quality of service, but things went downhill quickly. I must have caught the office staff on a good day because since the day that I applied and moved in, I have probably seen the office manager in her office ONCE. The maintenance staff are impossible to track down. You might as well pay someone else to do the work and send the apartment the bill. A few things that I quickly noticed were: 1. There is no fan in the bathroom. 2. The bathtubs are OLD, and I mean OLD. Mine has chips all over it. You can tell that they tried to repaint it too. Every time I get out of the shower I am covered in paint chips. Baths are not an option in this nasty tub. 3. The blinds that are used to cover the door to the balcony are extremely low quality. The first time that I tried to open them, three panels came off. Unacceptable. 4. The apartments smell old because they are old. 5. If you were lucky enough to have your apartment repainted before you moved in, be sure not to bump into your wall. The paint chips very easily. 6. Luckily, there are no bug problems because of the monthly extermination service. 7. My bathroom sink leaks and there is nothing they can do about it, apparently. 8. Water pressure is EXTREMELY low. I spent a summer in Africa and I had better quality showers there. In early June my air conditioning broke and it took them two days to even come look at it. I have a one year old daughter so that was completely unacceptable especially since it was a simple fix that took less than 30 minutes. When my bathroom sink was clogged, the maintenance man came in a timely manor and fixed it. He used a sulfuric acid solution to unclog it which worked fine, except that he made a huge mess with it all over my bathroom and ruined two of my towels. My wife accidentally touched it and broke out in a rash. We tried to call the office staff to complain, but there was no answer. We finally gave up and we have moved out. I definitely would not recommend this apartment to anyone with a family. I might recommend it to a low-maintenance college student. Rooms are relatively large and can hold a lot of furniture. Overall it is not the worst place to live, but I won't be returning.
You will almost never be able to get through to the office on the phone. You will directed to the "after hours" service. There is a 50% chance that nobody will be in the office during office hours. Non-emergency maintenance will not get done. I put in a work order the day after I moved in for a few broken things (drawers, light fixture, shower knob) and they have not been fixed after 6 months. Apartments have not been updated since the 70s or 80s I imagine. No fan in bathroom, so if you take smelly dumps have a plant for ventilation or air freshening. Not all bedrooms have ceiling fans. They won't let you use satellite dishes. You will be restricted to comcast and their overpriced services. Overall, it's not a terrible place, if you can get over the old apartment smell and are looking for a cheap place in clinton, go for it.Close to MC and the interstate and Kroger.
Apartment complex is located in a decent location. Very little issues with noise. Staff is friendly when you can get in touch with them, which is difficult. 9 out of 10 calls direct me to the "after-hours" line even during regular daytime hours. There is a lack of proper maintenance when issues arise in apartment. It takes too long for service. There are some after-hours rules also - someone has to be on site if maintenance is required during after hours - which could be problematic if you work on weekends. The pool care is bad. I would be embarrassed to have pool guests. It needs to be cleaned better and at times, the gate does not get unlocked. Laundry room dryers need some maintenance-you have to dry your clothes multiple times to get them dry. The units themselves are decent. We have no problems with bugs due the monthly spraying. Over-all not the worst place but there are definitely some improvements that should be made.

Summer, I don't know if you are able to see this... but would you recommend this complex or maybe a different one for a student going to Mississippi College? I am from New Orleans so I don't know the area. Is the apartment size comfortable? How about neighbors and safety?
