And we get a gift card of $100 for groceries when we renew at a particular occasion, as a surprise bonus! Each time you call for repairs, they come quickly. I am a huge fan of IRET, they are reliable and I wouldn't rent from anyone else in town. Landmark rent-wise is very reasonable for the area. They have a newer laundry facility that takes cards and has an online portal where you can go in a see if any washers/dryers are open. One of my favorite aspects is that you can't hear your neighbors, the way the units are set up it is pretty much silent. There have been times where I leave my apartment to hear my neighbor listening to the news very loudly, but could only hear it in the hall, not my space. If you are looking for a quiet place this is a great option. Some issues are: -The smell, especially in the corridors. Some residents you can tell smoke in their apartment which wafts into the halls and stairwells, and there is the issue of cooking smells as well. Everyone is entitled to cook what they want and when they want which isn't the problem but there may be an issue with ventilation because it can become bothersome when you can smell it in your apartment and it is heavy in the halls. However, taking steps yourself by opening your windows/keeping your place clean/and getting a weather strip for your door helps but isn't a cure all. I think the issue comes down to ventilation because I found my exhaust fan doesn't work very well in the bathroom, but that could be a problem with just my unit, and I know when I call it in it will be resolved in a quick manner. -Though they probably check, I think it would be good to have a check of any mold or mildew in the building, I have a family member who visited who is sensitive to those things and their lungs got pretty agitated during their stay, and I have to admit I am feeling it a bit too, but that could be the cooking smells too. I haven't seen anything as far as pests go which is great! -Cleanliness: Overall, the buildings are taken care of (especially outside with the landscaping, they have beautiful mature trees), but there are some spiderwebs and strange marks/smears here and there in the walkways and entryways that could be addressed. Some detail work and a keen eye would go a long way to freshening the place up. -Security, though I signed my lease knowing Landmark didn't have secured access, I think the building could benefit from. Overall: A very good price from a reputable company. The building is starting to show wear, but with a little TLC in the common areas and a look into the ventilation) I think it would look much fresher and cozier.

Landmark Estates are middle of the road apartments for GF. They are in the middle on price, are in the middle of the business, parks, and residential areas, and are middle aged. The apartments are smaller in size, starting to show some wear, but the landlords do keep them clean and functioning. They are one block off the main business route, 32nd Ave, and the new business sections opening up along South Washington.
