Property Ratings at Landmark Ridge
Extremely disappointed with the leasing office staff's handling of maintenance work orders especially the Property Manager. Despite multiple requests, they failed to take my concerns seriously and neglected to address the issues promptly. For instance, I requested that refrigerator in my apartment be changed because it has never been changed in almost 13 years instead they keep replace the gasket every 3 months. My food stuffs and diary keep going bad because of their negligence. It's unacceptable to pay rent for a place where basic maintenance is ignored. Their lack of professionalism and disregard for tenant satisfaction is utterly disappointing. Would not recommend this apartment complex to anyone until they improve their customer service and maintenance response times. If there was a way, they won’t even get a star!

Construction all day long and no parking at all after around 6 pm.
This used to be a nice place to live, however ongoing construction and parking issue is a big no. Construction is estimated to last over a year due to the building being old. I highly recommend not moving here. Try coming in at night past 9pm and see the current parking situation and during the day to hear how loud the drills are.
Landmark is a decent place live. Pros: -Free utilities. Free parking -AC and heat works fine. -Updated kitchen and bath but the renovations look rushed and half-assed. The glazed tub only last about 3 months than it turns brown and black -The tenants are really nice -Vending machine on T level -No visible pest, but I hear them in the walls; no bugs so far. Cons: -Tiny parking spaces -Stinky halls; and you smell neighbors nasty food in your home. When I come home from work, my apartment smells like I’ve been cooking all day. -There was a fire in February that traumatized my children. They no longer feel safe. -Rats running ramped in the parking lot and near the trash bin; dead on the side walk Maintenance is great. I have no interaction with Management, but they seem really nice and I can tell they try hard to make Landmark a nice place and enjoyable place to live.
Im a new resident here. The rent and all utilities included is what attracted me to the community. The unit is clean and very spacious with plenty of closet space. My unit has an updated kitchen with brand new black appliances and bathroom. The tub is not fully leveled and has been repainted, but its clean. The toilet is small and low to the ground almost. I don’t like that there is carpet in the bathroom where the sink is located. There was a huge gap in my entrance door. When I open my balcony sliding door on a windy day, it sounds like a freight train has entered my unit. I went to Home Depot and purchased a couple of door sweeps which solved that issue. However, the scent from my neighbors food still finds its way into my unit. There’s also smoking allowed in the building and that along with the different smells of food grosses me out! My unit is always cold especially in the living room. The air is coming in from the balcony sliding door. Parking is awful. My guest cannnot stay overnight because they refuse to park their car on Youkum Street and walk up the steep hill at night. The neighbors seem really nice. The gym is small but has everything one would need to get in a good work out! Maintenance is very responsive. The building is quiet. It’s also very diverse. Unfortunately, I won’t be staying long because of the parking issue.
PLUS: I have never seen a roach in the 3 yrs I have lived there. Staff is friendly and VERY accommodating. Maintenance is AWESOME. The building has undergone some "beautification", to the corridors. The Corridors are well maintained. NEGATIVE: PARKING SUCKS!!!! PARKING SUCKS!!!!! PARKING SUCKS!!!! Management has completely restricted the possibility of visitors. family travelling from out town, surprise visits, un-expected overnight stays, EXPECT to be towed. Management has restricted security to give out parking passes. I traveled out of town and was involved in an accident, that resulted in me having to get a rental car and traveling late hours when i arrived home i was denied a visitor pass. When I spoke with management about it I was told I had to park three streets away which would require me to walk with my toddler up a steep hill late night. ...and what about the disabled who may be in the same situation. Parking solution needs to seriously be addressed. It's like asking permission as grown adults to have visitors. Every ventilation vent blows COLD air in the apartment. the one in the kitchen above the stove and the ones located in the shower. Cold air even blows out of the the bedroom, bathroom and kitchen door knob holds, that are located in the seal of the door. The kitchen cabinets are in need of some TLC and this would also include the bathroom(s). Because this is a high rise building the smell of any and everything being cooked comes through the vents. So if you are one who loves to have a nice smelling home, with the plug ins and candles -SAVE YOUR MONEY IT DOES NOT help. In spite of my negatives, I would recommend the community only if the parking situation was under control. I cant personally express how ridiculous it is...you have to live it. As for the mention upgrades needed ..it is something that I foresee management doing. The aroma of cooking food is just a disadvantage of living in a high-rise. and as for the cold area sipping into the apartment, it is definitely something management needs to address.
I have lived at Landmark Ridge for about 4 years. It was an excellent experience. Starting with the office and maintenance staff who did everything possible to make it a great place to live. The building is kept in very good condition. In the four years, I never saw a single bug in my apartment. If I were to move back to the area, Landmark Ridge would be my go-to apartment for my return. I was referred to this community by the management's apartment locator service. The positives-the entry ways, halls, elevators and common areas are ALWAYS clean and deodorized. The negatives- the kitchen in the apartment that was rented to my husband and I is from the 70s and looks NOTHING like the pics online. The countertops are warping and falling apart. The cabinets are PAINTED and too small to store anything and the floor is "peel and stick" tiles. I have never seen peel and stick tiles in an apartment building EVER. Also, we had something brown oozing out of the bottom of our gas stove when we attempted to clean it. The carpets in our unit were filthy and stained. I did a better job of cleaning them myself. The manager sent a contractor up to clean them and they sprayed industrial carpet cleaner that made my young child and I cough and gag to the point we had to vacate the unit. Upon my return we began to itch so I called management to complain, but no one even followed up with us to see if the issue was resolved. Also, beware the parking is awful and TIGHT. We literally saw one SUV on partially on top of another car the day my husband signed his lease.
Pros: • A/C works like a champ. • Cleanliness is great and I haven't seen a single cockroach (but I'm also a very clean person so that my also be the reason why I haven't seen one). • Residents are friendly for the most part. • All utilities are included in the rent! • The apartments are a good size for the price. • They hold packages for you in a closet in the lobby. The keys to the closet are in the office and you can simply go to the closet and grab your package then return the keys back to the office. I was a bit concerned that anyone could just go into the closet and steal packages but I've never had that happen to me nor have I heard of anyone else having their packages stolen. Cons: • Parking is always available but it sucks because the parking spots are tiny and people ding your car. This is a big con for me because I want to buy a new car but there is no way I would do that living here so I may move out in about a year. • This is minor but the apartment is fully carpeted but I would prefer some wood floors. • The appliances are dated but I can't really complain for the price.
My apartment building is very nice I have a big view of Alexandria va patio furniture and patio living room dinning room bathroom room I have turned my living room into a home theater room and I have pictures to show for that I give my apartment 5 stars
Lived here for about 2 years, and it has been a wonderful experience. Facility is a little old and some appliances are a little run down but maintenance has been wonderful and is extremely attentive.
