Property Ratings at Las Brisas Apartment Homes
The longer I live here the worse my reviews become. It's a decent apartment and the area is fine, but the rules are ridiculous. There's no gate code so visitors must call to be let in. Super annoying when my babysitter comes by 3-4x a week. The back is almost always broken. Your car WILL be towed by the scummiest company in town and it will cost $300 . Left a trash bag on my doorstep for a few hours while I finished cleaning and got a fine but they can leave old appliances sitting in the parking lot for months. There's so many bugs- silverfish, centipedes, ants, and roaches (saw 2 my first week here). Staff is awful. Incredibly rude, woke up my baby by banging on my door at 10pm bc she thought her pizza was delivered at my door (was the neighbor down the hall). Neighbor kept taking up 2 spaces for his little BMW. I complained and sent pictures bc parking is limited back here and they said *I* needed to confront him bc "they didn't know who owned it" (all vehicles are registered).

Wonderful place to live. Great personable staff, amenities and environment well cared for with excellent upkeep. The 24 hour access to the gym is great for those with long days and still need to get a workout in. The clubhouse is a fun and inviting place to gather and host events.

The staff is amazing, everybody here is very kind. The apartments are beautiful and very clean. I did notice a few things after move in that I hadn’t noticed before but that could be that I’m not the most observant so make sure to be very detailed in your walk throughs. I have seen a couple of bugs but I’m about to put in a request for pest control for it.

Had some trouble with the gates but always could get in and out one way or another. Minor issues with squeaky shower faucet and dishwasher doesn’t work but I still need to contact them about it. Other than that great apartments and really sweet ladies that work the front desk.

I like living here a lot. Maintenance is really quick and plenty of walking areas for dogs. Front office is also usually quick about getting back to you.

Maintenence is quick and efficient. Front office staff is fine. Neighbors are overall friendly. Biggest complaint is bugs and rodents tbh. Parking for the rear buildings faces a forest area and I had some wires in my car nibbled on by mystery creatures. Spiders, ants, beetles, roaches, etc, I've seen them all many times in my apartment. AC isn't very great. My living room is usually cold but there's no airflow anywhere else so bedrooms and bathrooms are usually hot.

This place is so conveniently located close to commonly used venues. And the amenities are awesome. Recently hosted a home warming in the clubhouse for a new resident and the cafe space was perfect for fellowship and games. We even got to meet some of our neighbors. Great community atmosphere.

It’s a nice place to stay but the trash conveyor is always messed up I feel they should get another one for the other side of the building and ants is a problem here as well

Our rent has stayed the same! The gym is nice and so are the people! Also love that they have coffee and are open until 6:00 P.M. We are going to renew!

Overall a pleasant experience. Maintenance is quick to fix any repairs even when I’m at work. It’s a safe environment to live at and the amenities are a plus. Trash definitely needs a lot of improvement and so does maintenance of the building's.

This new complex I moved to the apartments very nice love the view on the top floor. I never liked the top floor, but this view is wonderful.

Such a good spot to live and it's so close to everything! My kids love the pool and the back playground that not a lot people use but that's fine with us!

The environment is well kept. Amenities are great and accessible. Online "update info" sites are not straight forward and confusing, but I'm sure the staff in front office would be able to assist. Overall, this has been a nice 3-ish years living here.
As beautiful as this complex is, it does not compare to the attentiveness of the staff. Any help I ever need, whether I submit a request in person or through the app, it is handled quickly and efficiently with extra considerations. From something as simple as having the light bulbs to change out in my apartment to have the correct part needed to fix my dryer the same day it has maintenance inspect it. I really have not experienced a living space with such care put into the residence and their residents.
My apartment is big and spacious. I love it. All the appliances are working properly. The price is amazing. This is my absolute favorite apartment.

Great location. Little to no disturbance. The upkeep of the buildings and lawns are well maintained. The amenities are great and handicapped accessible to spend time with family and friends!

It was a little "iffy" during the application process with little communication. The kind of apartment wasnt what we asked for but it was made right by having a plan.

La Brizas is an amazing apartment complex. Both of my roommates and myself love this place. The staff here is so friendly and nice. Ive known my roommates for 8 years and they have only chosen to stick with the best and that says a lot about this place.

I believe the staff here are very friendly and helpful with what they're allowed. It seems the residents themselves are a big reason to the lower score. Noise issues gone unresolved, trash compactor area consistently unkempt and overflowing, removal of our community recyling dumpster, trash throughout the community, majority of residents speed regardles off people and children walking. I've been a resident here for 4 years and I've noticed a subtle decline in the quality of living. The landscaping near the actual apparent building are bleak, muddy and dangerous with exposed roots over the last 4 years while the main office area is well-maintained. Neighboring units all fully upgraded but mind is outdated with partially functioning appliances. The cost is fair for what you get overall.

Awesome place to live. Has it flaws like most places (trash compactor doesn't always work, gate never works, closest small, on the pricey side, randome fees added to rent like Fetch which i never use) but over all a good community. The apartment does alot of community events and is always sending information on what's going which is nice.

Lived here for 4 months so far and have loved it. The only downside is the parking, if you arrive home late at night you might not find parking close to your apartment.

I love it here. Once a month they try to get a food truck to stop by here. Every month they have a community event. Maintenance is always on it, I've never waited 2 days for a response. Front office personnel are kind and hopeful.
