Central Tucson is a collection of neighborhoods that are home to some of Tucson’s major landmarks and destinations. Anchored by the Rillito River, Interstate 10, and Reid Park, this part of the city features historic homes built between 1920 and 1960 in varying architectural styles. Central Tucson has one of the city’s biggest commercial districts. Located along Wetmore Road, Tucson Mall houses major department stores, popular specialty brands, a painting studio, and a theater. Property Ratings at Las Brisas Apartment Homes
I have had the worst renting experience here and can’t wait until my lease is up. The apartments look NOTHING like the pictures. The appliances are old and barley work. Walls are paper thin, you can hear your neighbors conversations and music. Cockroaches, flies, and spiders everywhere. You can hear gunshots regularly and the police are here at least three times a week. The office staff are incredibly rude. They don’t care about anything but your money. Every month expect a difference price in rent. They have so many random hidden fees without any explanation. Some months my rent was $400 more than usual! Management is constantly losing documents then threaten you with fees even though you have already given them the documents. Also, be ready for management to walk right in your apartment. I was sleeping and they walked right in, terrifying me.
The only good thing about this apartment is the maintenance team. They have always been very kind and responsive. I've had a lot of maintenance requests since there were so many issues with my unit. CONS: - The pictures shown on the website are only the renovated units which are more expensive, the cheaper units listed on their site are very old and don't look like these pictures they posted at all. They look like they've not been renovated since the 80s and not in a charming way. - The walls and ceilings are really thin, I can hear my next-door neighbor's conversation and the upstairs neighbor's steps every day. - The additional monthly fees are ridiculous. They won't even mention all the fees they are going to charge you when you sign the lease. You'll be forced to pay for a delivery locker ($8/month) and parking ($6/month) even if you don't use them at all. The total additional fees not included in rent per month is around $50-150 depending on the utility (this does not include your TEP electricity bill nor wifi). - The application fee is $250 and is non-refundable even if you don't get approved. - Pest control service is only available once a week. I've seen a black widow in my unit and they couldn't get the pest control to come early even with the presence of venomous spiders. - The office almost never responds to e-mails. You have to stop by the office and tell them your issue in person to get anything done. - The room was not cleaned when I moved in, there's dirt everywhere and the bathroom was dirty. Had to clean it myself as the office just apologized and offered no solution when I told them the situation.
No where on the website does it show pictures of what my apartment looks like. It is old and run down. Nasty kitchen with the oldest appliances I have ever seen. I signed online as I was moving across the country, when I got here I was in complete shock that the apartment looked NOTHING like it did online!!! The staff was incredibly rude and did not care/offer solutions. THEY BAIT AND SWITCH!!!! DO NOT RECOMMEND!!
Maintenance guys were awesome. The whole unit sucked. If you want a quiet place to sleep in the summer, this is NOT your place. The AC is beyond loud and the units don’t stay cool. The AC is always running. If you ever plan on moving out, good luck. They will nickel and dime you. I was charged $50 for them to clean dust on a ceiling fan. I cleaned that apartment so well and I’m still only going to get back a fraction of my security deposit. That’s after the bill for “professionally cleaning the carpets” Don’t bother emailing them if you have an issue. They won’t respond. You need to go in person and bother them to get any sort of information. The place is just not comfortable. The area surrounding is riddled with homeless people. My girlfriend wouldn’t even take out the trash because she caught homeless people sitting behind the dumpster…. That’s only when the dumpster isn’t overflowing with trash. AND THE GUN SHOTS. At LEAST once a week you’ll hear gun shots. Just stay inside. If you like to jog, get a gym membership or carry a gun with you. OH and don’t let me forget the day I moved out people were car hopping!! (Stealing from peoples unlocked cars) The whole place was just depressing. I’m sure they will respond to this with some heart felt bull. It’s just business. Find somewhere else to go. If it’s a $100 difference to live somewhere better, DO IT.
This complex WAS a decent place to live but he new management has made it terrible. Rent for renewed leases increased by over a THIRD and they added about $40 in new fees (parcel locker fee, community management fee, etc) that are just a cash grab on top of rent and utilities. (Also making me pay parking fee when I don't even own a car!) The new management doesn't communicate things in a timely manner. The walls and ceilings are the thinnest of any apartment I have even set foot in, and the ceilings are weak and will crack with any pressure applied. Don't waste your money here.
Before the management changed (March 2022), this place was great to live. They seem to have done quite a terrible job transitioning. I was charged extra for rent, they re-painted the whole property, and seem to be making a lot of changes. I would highly suggest looking elsewhere and waiting to see how this plays out before starting a lease under this new management.
My partner and I lived in our unit for 1 year and we were incredibly happy with our stay. We moved in relatively soon after the pandemic began and were very pleased with the precautions they took to ensure a safe and easy move. Not only making sure it was safe for us, but for their staff as well. Ernan was incredibly helpful throughout the process as well as throughout our entire stay. We could not be more grateful! We are quiet tenants by nature. We don’t like to cause a fuss or create problems for others. I am a tradesman and fix most things in an apartment (unless it requires structural changes since, you know, we are only renters). Shortly after we settled in however, we noticed there was a constant creaking in the apartment above our bedroom. It was throughout all hours of the night and eventually began effecting our sleep. It wasn’t a problem with the tenants living above us but with the floorboards themselves. Once we let the office know about this issue they were in constant communication with us. They were trying to navigate to a solution by coordinating with the flooring company, our upstairs neighbors, and on top of a pandemic to ensure everyone was safe. Before we knew it they fixed the floorboards and completely solved the issue and we slept uninterrupted the entire time. Then near the end of our lease, we knew we would not be renewing because we were moving out of state again. Shortly after we sent our notice to vacate to Las Brisas we received word that the apartment in Montana that we were moving into wasn’t going to be ready in time. This meant we would be left stranded without an apartment in Tucson or Montana for a week and a half. We immediately contacted and explained the situation with Las Brisas and even though the apartment we were in was already to be rented by other tenants, they worked with us and allowed us to stay a little longer. They truly helped us avoid being without a home and for that there are no words. We thank you sincerely. We have moved all over the country many times throughout the last decade and we have never had quite as an amazing experience as we did with Las Brisas. I recommend this apartment to anyone living in the Tucson area. It’s quiet. It’s affordable. And they have a wonderful and friendly staff!

Moving here has been such a blessing in my life! It is far better than I could have imagined. The complex is beautiful and quiet, with lots of green grass, flowers and shade trees, creating a wonderful, peaceful atmosphere. It is VERY well kept, neat as a pin and everyone is so kind. The office staff- Ernan and Melina, are AMAZING! They are upbeat, friendly, highly professional, available, kind and have always responded immediately to any of my questions. The same with Mark, on site maintenance. He is great. I would definitely recommend you check it out Las Brisas!

I moved to Las Brisas in January 2020 from Minnesota. I decided to take a leap of faith with them and sign a lease without visiting and I’m so glad I did! Sabrina and Ernan have gone above and beyond to make sure I’m comfortable and SAFE living at Las Brisas as I’m living all alone in a completely new state. They’re both very understanding and easy to approach. I’m assuring you that you’ll receive ultimate respect and kindness with them. The apartments themselves are very clean. Any maintenance requests that I’ve had to submit were followed up within a few hours and it’s never been anything serious. Maintenance is also very friendly and quick. The exterior is also beautiful! The pool, laundry rooms, and yards are always clean. I have a dog so it was very important for me to find a place that is pet friendly! Las Brisas has pet stations with doggie bags and a trash can at almost every area of the complex. As long as you clean up after your pets, there won’t be an issue! They also have security that roams around at night, which makes me feel very safe and secure. I also have to mention that Las Brisas is in the perfect area. It’s in walking distance from Fry’s, dollar tree, lil Caesar’s, and other stores. It’s also a couple miles from the Tucson Mall with easy access to downtown.

Las Brisas is truly a little oasis in this area. The apartment I moved into is spacious and immaculately clean, the grounds are so well maintained, the security guards make me feel so safe and the staff are so kind. You CANNOT completely avoid tiny pests anywhere in Arizona but this place has the least pest issues of anywhere I've lived in Tucson. Once you tour the grounds you will fall in love. <3 Isabella

Experience was awful. Lot's of roaches and spiders. Reported a leak in bathroom ceiling while leasing and was told "Oh, it's probably just the upstairs tenant had a water spill." Well, months down the road the wall in restroom became weakened from said leak and caused a hole. After moving out, they charged me for the costs to replace said wall. (The damage occurred while I was still leasing and it was not caused by me) DO NOT MOVE HERE. Seems decent at first glance but they will get you when you leave. Don't expect to get your deposit back as they will throw everything they can onto your bill when you leave, under false pretenses.

Don't ever expect your deposit back they use it to change everything. The kitchen is outdated as well as the appliances. My dryer and washer that are included are a disaster! I currently have a ceiling that is leaking through the A/C onto my couch! The only positive I can think of is the overnight security is the only reason we stayed plus the water is included in rent.
