Property Ratings at Las Colinas Apartments
Las Colinas' charms are not superficial: safe, quiet, convenientlly & geographically centralized, the 1973 structure at the foothills of Rolling Hills has the tonier ambiance of much less affordable upper middle class enclaves surrounding it almost entirely. And even as the streets get rougher and crime rates increase on its east/southeast borders with Harbor City & Wilmington, in general, Lomita is basically a safe, clean area. Mix in a pleasant layout, high ceilings.clean comman areas and hard-working, respectful, diverse working class neighbors, and Las Colinas could seem like a real hidden find of affordable L.A. Life. Two big problems: one can be easily judged and sized up with simple stats & a walk thru: many units very inconveniently offer only one full bathroom, tub/shower layout, all in one spot, upstairs and with poor water pressure crowded, decaying layout and decrepit fixtures that management seemingly refuses by default to ever replace with new equipment. This shortchange offers only barely functioning, rusting, marginally health standards quality repairs and shoddy,often incomplete "maintenence" By the antaganistic, poorly qualified on-site "super" (tragicallymislabeled here) so completely hostile to performing the maintenence role his job requires, turnover remains high, ratings low at the otherwise well-manucured, sparse outfit.
This is by far the nicest place I've lived in over the past years. Not to say I haven't lived in nice (dare I say, swanky?) neighborhoods, but this place I've actually been able to call home. It's not large, but it's big enough for what I need. The neighbors are nice, and everybody manages to get along. The management company who takes care of the building is so easy to deal with, it's almost unreal. I've had to deal with problem owners before, and these guys are not that. They are responsive to maintenance requests, or just generic questions, they like to check in and make sure everything is good, and they make the rent paying part as painless as possible (if forking over hundreds of dollars can be painless...). There's always plenty of parking, and it's not uncommon for one of the neighbors to have the BBQ out. Nestled on one side of Lomita, it's in a perfect spot for early morning or late night walks through the neighborhood to get some fresh air and sun. I hope I can stay here for some time.
